We’ve confirmed with multiple sources that Cindy Crawford and Rande Gerber recently purchased a luxury waterfront residence at The Ritz-Carlton Residences Miami Beach. The ultra-luxe, ultra-exclusive waterfront development is centrally located in Miami Beach at 4701 North Meridian Avenue, just minutes from the art-centric Faena District and, more importantly, within blocks of 4404 North Bay Road, the address of the waterfront home the celebrity couple purchased this past December for $9.625M. Crawford and Gerber plan to tear down the house currently residing there and build anew atop the 17,000-square-foot lot featuring over 100 feet of water frontage and wide-open bay views. By living so close to their North Bay Road address, the duo will be able to keep a close eye on construction. (After all, we all know that everything runs behind schedule in Miami!)

Two-bedroom condos at The Ritz-Carlton Residences Miami Beach range from 1,879 to 3,207 interior square feet plus terrace. The residences feature private elevator foyers, floor-to-ceiling glass windows, a Boffi-designed kitchen with Gaggenau appliances, and a jetted soaking tub in the master bath.

Other notables who have purchased property at The Ritz-Carlton Residences Miami Beach include MLB Hall of Fame catcher Mike Piazza; CEO of American Eagle Outfitters, Jay Schottenstein; and former Miss Germany Petra Levin.

The Ritz-Carlton Residences Miami Beach is no longer Miami Beach’s best-kept secret. Since December, including Crawford and Gerber’s recent purchase and our own Lucas Lechuga’s record-breaking penthouse sale in January, over $125M worth of property has sold at The Ritz-Carlton Residences Miami Beach!

Fisher Island Penthouse Formerly Owned by Oprah Winfrey Breaks Price Per Square Foot Record

Oprah Winfrey's former Fisher Island penthouse in Miami Beach
Fisher Island penthouse previously owned by Oprah Winfrey sets sales record

The Miami luxury real estate market is on fire and, with season recently kicking off, it’s bound to get hotter. To gets things cooking, the last day of November saw a record-breaking sale on the ultra-exclusive Fisher Island where a trophy penthouse formerly owned by Oprah Winfrey sold for $20,000,000, or $3,242 per square foot. On a price per square foot basis, the sale broke the previous record set in 2016 by PH3 at Palazzo Del Sol.

Winfrey’s former residence, PH7292 at Oceanside, has 4 bedrooms, 4.5 bathrooms, a powder room, 6,170 interior square feet, and wraparound terraces offering 360-degree views of the water and city skylines. Additionally, the property, which was professionally curated by award-winning interior designer Chahan Minassian, features a large master suite with His and Hers en-suite bathrooms and dressing rooms, 20-foot-high arched ceilings, an oversized kitchen with a wood-burning over, hand-plastered walls, and elegant yet relaxed weathered linen furnishings. The ultra-luxe condominium building is situated along the eastern end of Fisher Island offering sweeping views of the Atlantic Ocean.

The seller of Oceanside PH7292 was represented by real estate broker extraordinaire Dora Puig who was recently ranked by Real Trends (published by the Wall Street Journal) #1 in Miami-Dade County, #4 in Florida, and #9 in the United States. Puig, the principal broker and founder of Luxe Living Realty, a premier luxury boutique brokerage located in South Beach, has achieved over $3 billion in sales in her 30-plus-year career.

According to Puig, the party for Miami real estate is just getting started. “In my opinion,” said Puig, “we’re only starting the third set of the Wimbledon Grand Slam of what will be known as an unprecedented real estate boom for South Florida”. With Northeasterners relocating there in droves, historically-low interest rates, and no state income tax; I must say, I have to agree with her.

Jeremy Shockey Sells South Beach Penthouse for $2.4M

Jeremy Shockey sells South Beach condo for $2.4M

Jeremy Shockey sells South Beach condo for $2.4M

It looks like Jeremy Shockey has started 2018 on the right foot. According to property records, the former Miami Hurricane legend and two-time Super Bowl champ closed on his South Beach condo on January 2nd. The three-bedroom, three-bath penthouse at The Waverly at South Beach fetched $2.4M. It sold to Claudio Benedetti, the notable developer of Miami Beach’s Artecity Park.

Shockey purchased the 2,600-square foot property in July 2005 for $1.45M. After enjoying the bachelor pad for 10-some years, he listed it for sale in December 2015 for $3M. No buyer surfaced, so the penthouse was instead rented. In July 2017, the unit was relisted for sale once again but this time at the increased price of $3.25M.  Just a month later, however, the price was reduced to $2.85M and, three and a half months later, went into contract with Benedetti.

After two years on the market, Shockey’s South Beach penthouse has finally found a suitor. While he may have settled for 20% off his original asking price, he still came up “in the black,” netting nearly $1M above his purchase price (although that doesn’t take into account what he may have paid in upgrades).

Grammy Award-winning Artist Timbaland Snags “Mansion in the Sky” at Aria on the Bay

Aria on the Bay PH2 Timbaland
Aria on the Bay PH2 Timbaland

Timbaland – the Grammy Award-winning artist – is in contract to purchase a “Mansion in the Sky” at Aria on the Bay – at least according to the Instagram account of John Parsiani, the Senior Sales Executive for the development:

The caption of yesterday’s post reads: I’m delighted to welcome 4 time Grammy Award Winner & Legendary @timbaland to his new #MansionInTheSky at #AriaOnTheBay.

The #MansionInTheSky hashtag is typically reserved for penthouse condos or condos with very large floor plans. Besides PH1 and PH2 at Aria on the Bay, which each have roughly 7,800 total square feet, the next largest floor plan in the building has just under 3,000 total square feet – not exactly a “Mansion in the Sky” if you ask me. Therefore, one could assume that one of two things has taken place: (1) Timbaland has under contract the last remaining penthouse at Aria on the Bay – PH2, or (b) Timbaland took over the contract for Giancarlo Stanton’s penthouse – PH1.

As you may recall, last year, it was reported that former Marlins slugger Giancarlo Stanton was in contract to purchase PH1 at Aria on the Bay. The contract price has not yet been disclosed, but, at the time that Stanton put that property under contract, PH2, a three-story penthouse of the exact same size but located on the northeast corner of the building, was available for $6M. It was the last remaining penthouse at Aria on the Bay. My guess is that Timbaland snagged PH2. Stanton may have been traded to the Yanks but, at $325M, he’s also the holder of the largest sports contract to date. And that’s before taking into consideration the money he makes from endorsements. $6M is a drop in the bucket to him!

According to public records, Timbaland, whose real name is Timothy Mosley, currently resides in a luxury home in Pinecrest. He previously owned a condo at Murano Grande, which he sold in 2013 for $4.8M. I guess he’s missing that condo life! I don’t blame him!

Marquis Residences Condo Owned by Mario Chalmers Back on the Market with 11% Price Reduction

Mario Chalmers Marquis Residences condo back on market

After being on and off the market for the past 3-plus years, the 5 bedroom condo at Marquis Residences owned by former Miami Heat player Mario Chalmers is back once again…but this time priced at $2.66M – that’s an 11 percent reduction from its previous list price of $2.99M, and 33.5% off its original list price of $4M set back in August 2014.

The two-story residence, located on the 49th and 50th floors of the northeast corner of the building, has 5 bedrooms and 5 bathrooms with 5,475 interior square feet, a game room, wet bar, and soaring 20-foot ceilings. It boasts views of the Atlantic Ocean, Biscayne Bay, and the Miami Beach skyline. The Mario Chalmers residence also includes 4 assigned parking spaces.

The new list price equates to $486 per square foot, which is much lower than where comparable two-story units have recently sold at Marquis Residences. Unit 6101, a two-story residence located on the northeast corner of the building, sold just weeks ago for $716 per square foot. Hopefully four times will be a charm for Mario Chalmers!

Treasure Hunter’s Paradise: The Site Of Pablo Escobar’s Miami Beach Home Is For Sale

Pablo Escobar Miami Home

Pablo Escobar Miami Home

If you’re into hunting for treasure and have $16 million to spare, you can buy the site of Pablo Escobar’s former Miami Beach Home!

That’s right, the infamous drug kingpin was known for burying his riches in the yards of his various houses or hiding things in the walls of his estates. Two safes have already been found in the yard at 5860 North Bay Road, although they have not yet been opened and most of the 30,000 square foot lot has yet to be excavated. The lot also has 150 feet of bay frontage with Downtown Miami skyline views, so it is almost certain that unspeakable things were coming and going from the estate on the regular.

Escobar purchased the estate in 1980 for $762,500 and then lost it to a US Government seizure in 1987. After years of falling into disrepair, the CEO of Chicken Kitchen purchased the property for $9.65 million in 2014. The fast food scion is apparently a bad boy in his own right, he was named in the recent release of the Panama Papers, although maintains his innocence.

Not long after purchasing the property, the owner razed the existing structure placed the lot on the market for a whopping $21 million (which he did not get). After several price reductions and marketing re-launches, it now sits on the market for $15.9 million.

According to a recent article on Realtor.com, one of the two safes that was found during the demolition of the home was stolen. The other is still around, but will likely be opened on a televised documentary that is currently being produced. The existing safe weighs between 600 to 700 pounds.

The seller also told the reporter that he had professional treasure hunters take a look at the lot. They reported lots of subterranean “activity,” particularly under the 100 year old banyan tree, so if you would like to go farming for riches and yayo, let’s make a deal! Even if you don’t find anything, you could also build a history-making home of your own on the gorgeous lot.

Art Basel Special: Top Miami Trophy Properties Day 3

Joanna Krupa Four Seasons Miami Home

Joanna Krupa Four Seasons Miami Home

For today’s Art Basel Trophy Property of the Day, we’re going back to Brickell, to the classic yet chic Four Seasons Brickell with a celebrity-owned condo.

Back in 2013, Romain Zago, the owner of popular Miami Beach night club, Mynt, purchased this 2,139 square foot condo with his brand new wife, former Real Housewife of Miami, Joanna Krupa for $1.37 million. They made some changes to the design, lived out their happiness and re-listed the unit for $2.5 million after divorcing earlier this year. After no buyers surfaced, the price has steadily decreased until Monday, when it was reduced to $2 million.

The property is a 2 bedroom, 2.5 bath corner apartment with floor-to-ceiling windows overlooking the Brickell Financial District, Biscayne Bay, Port of Miami and Miami Beach. It is located on the 42nd floor of the 70-story tower and includes such amenities as an onsite Equinox Fitness and spa, lounging pool with hammocks hanging between palm trees in the pool, and full Four Seasons’ Hotel amenities.

The Zago-Krupas are not the only celebrities to enjoy the Four Seasons. Rapper Gucci Mane recently wed at the property in a service and party that cost well over $1 million and was televised on BET, and the new owner of the Miami Marlins, Derek Jeter, recently toured options with his family. Mr. Jeter ultimately chose another building, which we will cover later in the week, but the Four Seasons Brickell is certainly a stand-out for celebrity real estate.
