A 3 bedroom/3 bath foreclosure condo at Mosaic Miami Beach came onto the market earlier today.  The condo has 1,507 square feet of interior space and 333 square feet of balcony.  The list price is $702,900, or $466 per square foot.  The flow-through unit is located on the 15th floor and has direct ocean and city views with a balcony on each side.  The next best priced 3 bedroom in the building is listed for $949,000.  That condo happens to be in the same line but located four floors lower.

Mosaic is a beachfront luxury building located in Miami Beach at 3801 Collins Avenue.

Record Setting Day in Miami, Florida

Today was a record setting day in Miami, Florida according to NBC6.  Earlier this afternoon, temperatures reached 89 degrees which set a new recorded high in Miami for the month of December.  I swear, we’re just too spoiled here.

Edgewater Miami Closed Condo Sales – November 2009 – There were 12 closed condo sales in the Edgewater Miami last month in the MLS.  The average sales price of these condos was $177 per square foot.

Downtown Miami Closed Condo Sales – November 2009 – 18 condos in Downtown Miami closed in the MLS in November 2009.  These sold at an average sales price per square foot of $318.  It’s interesting to note that of the four neighborhoods in Miami, the condos in Downtown Miami sold at the highest price per square foot last month.

South Beach Closed Condo Sales – November 2009 – There were 78 closed condo sales in South Beach last month.  The average sales price of these condos was $342 per square foot.

Miami Beach Closed Condo Sales – November 2009 – 59 condos in Miami Beach closed in November.  One of the sales did not include the final sales figure.  The average price per square foot of the other 58 closed sales was $251.

Brickell Closed Condo Sales – November 2009 – There were 30 closed condo sales in Brickell last month.  The average sales price of these condos was $243 per square foot.  I was surprised to see that a one bedroom condo at Skyline on Brickell sold for $334 per square foot.

Brickell Key Closed Condo Sales – November 2009 – 10 condos in Brickell Key closed last month.  These sold at an average sales price per square foot of $258.  Here I was shocked to see that someone would be willing to pay $294 per square foot for a unit at Isola, especially one with carpeting.

Marina Blue Unit 5108 Closes for $431 Per Square Foot

Earlier this afternoon, unit 5108 at Marina Blue closed for $575,000, or $431 per square foot.  The unit was decorator-ready and there weren’t any seller concessions.  The reason why I know this is because it was my listing.

The sale of unit 5108 marks the highest price per square foot sale at Marina Blue for 2009.  Earlier this year, I discussed an opportunity to purchase condos at Marina Blue for as low $156 per square foot.  Additionally, the asking price for penthouse condos at Marina Blue started as low as $307 per square foot.  These bulk prices were offered to those who were able to purchase 5 or more condos.  However, the retail prices were excellent as well for those who wished to purchase only one condo.  Retail prices started at $188 per square foot.  One of my clients was able to acquire a penthouse condo for $362 per square foot.  One 08 line unit was available at that time at a bulk price of $226 per square foot or a retail price of $272 per square foot.  The 53 units that were available for sale in June all went under contract within the first 2 weeks.  That opportunity has come and gone.  The sale of unit 5108 just goes to show that there were some outstanding opportunities to be had in 2009 if you looked in the right place and didn’t have your mind made up before hearing the deal.

Completely Renovated Townhouse at Atlantis on Brickell

I remember walking through unit 306 at Atlantis on Brickell towards the end of 2007.  The place was a disaster!  Flooring was ripped out, walls were horribly damaged, mold was evident in a few of the rooms and the kitchen and bathrooms badly needed to be updated.

Unit 306 is a 4 bedroom/4 bath two-story townhouse with 2,628 interior square feet.  In 2007, when the unit came onto the market as a foreclosure, the unit was listed for $799,900.  After eight price reductions and a little over nine months later, the unit sold for $415,000, or $158 per square foot, on February 29, 2008.

After a complete overhaul, the unit made its way onto the market about six months ago for $1,130,000, or $430 per square foot –  quite a stretch even after accounting for renovation and holding costs.    The list price was slashed a few times before recently being reduced to $865,000, or $329 per square foot – a step in the right direction but still at least $100,000 away, in my opinion.

My guess is that it probably cost somewhere in the ballpark of $100 per square foot to completely gut and renovate the unit, given the quality and the fact that mold was present.  I’ve estimated taxes to be around $25,000 and HOA fees to be around $22,000 over the past 21 months.  That represents about an extra $18 per square foot to the cost basis of the owner.  It’ll be interesting to see if the owner is able to make a profit or, at the very least, break-even on this investment, especially after accounting for cost of capital.
