The upcoming 40-story tower is set to rise 765 feet, bringing a bold architectural statement to the heart of Brickell. Designed by the renowned firms Handel Architects and Bernardi & Peschard Arquitectura, the tower promises a blend of modern sophistication and urban vibrancy.

Once completed, the project will deliver 612,918 square feet of Class A office space, positioning it as a premier business destination in one of Miami’s most dynamic neighborhoods. In addition, the development will feature 1,496 parking spaces, offering ample convenience for both office tenants and visitors.

A significant milestone is approaching for the One Brickell City Centre site as the total demolition permit for a building on the property is back in review as of this morning. Only one final correction remains before the permit can be fully approved, signaling that the process is nearing its completion.

Even as the permit undergoes its last review, visible signs of preparation for demolition have already been observed at the site. Once the existing structure is taken down, the entire One Brickell City Centre location will be fully cleared, paving the way for future development. Notably, demolition of another office building on the same site was successfully completed last year.

Swire Properties and Related Companies had initially announced plans for a near-supertall tower at this prime location. However, in January, Swire disclosed that pre-leasing activity for office space had not met expectations. In light of this, reports have surfaced indicating that the site has been listed for sale. The potential sale of the property would allow Swire to redirect funds towards the development of two Mandarin Oriental residential towers nearby.

As the final steps in the demolition process unfold, the future of the One Brickell City Centre site remains a key point of interest in Miami’s evolving skyline. According to the February 20 filing, the proposed development will introduce a striking new addition to Miami’s skyline with a planned height of 1,010 feet above ground.

The ambitious project is set to include a mix of residential, hotel, office, and retail components, making it a true mixed-use landmark in Brickell. The breakdown is as follows:

  • 560 residential units
  • 84 hotel units
  • 145,950 square feet of office space
  • 6,038 square feet of retail space
  • 1,226 parking spaces within an 11-story podium

The development is proposed under Miami-Dade’s Rapid Transit Zoning (RTZ), meaning the review process is handled by the county instead of the city of Miami. The recent filing seeks approval for a general development plan special exception, a requirement for all RTZ projects that do not fall under the by-right category.

This marks the second step in the approval process for the tower. A pre-application had previously been submitted in October, signaling early planning stages for the project.

The application has been submitted by 1414 Brickell, LLC, with Walter Defortuna listed as one of the key figures behind the entity. The architectural design is being led by the internationally renowned firm Arquitectonica, known for its transformative projects in Miami and beyond.

  • Utility Line Upgrades: Telecom wires on the property will be buried at the developer’s expense, improving the aesthetic and infrastructure.

Located at 1015 Southwest 1st Avenue, this ambitious project recently achieved a significant milestone by securing approval from the Federal Aviation Administration (FAA). With this approval, the development is poised to rise 765 feet above ground, reaching a total height of 769 feet above sea level at its highest point. Designed by Corwil Architects and developed by Lore Development Group—a joint venture between Brazilian billionaire Daniel Dantas’ Opportunity investment firm and Leste Group—Summit Brickell promises to bring a dynamic blend of residential and commercial spaces to the heart of Miami.

Filed on April 5 and swiftly approved on May 21, Summit Brickell is planned as a 60-story structure with a total floor area ratio (FAR) of 717,740 square feet. The updated plans for the tower to include:

  • 500 residential units
  • 1,583 square feet of commercial space
  • 500 parking spaces

Documents recently filed with Miami-Dade County in April provided updated renderings and plans for Summit Brickell. One of the notable changes is the reduction of the proposed structure from 69 to 60 stories. The updated plans also indicate the elevator bulkhead will now rise to 750 feet, significantly lower than the initially planned 843 feet, falling well within the heights approved by the FAA.

Summit Brickell is currently under review by Miami-Dade County planners as part of its Rapid Transit zoning plan, allowing it to bypass city review. However, a construction permit for the project has not yet been filed with the county.

The project’s material board highlights the variety of architectural features and elements that contribute to the overall design and aesthetic of the structure. Key features include:

However, given the current status, a groundbreaking towards the end of the year seems more likely, with completion potentially extending into late 2027.
