Paramount at Miami Worldcenter – Preconstruction Condo Sales Coming Soon

The moment is almost upon us – a moment that has been in the making since 2008 when the Miami City Commission approved a development agreement with Miami Worldcenter and endorsed its Master Plan for Downtown Miami. Fast forward to the present and that Plan is about to become a reality. Spanning nearly 30 acres with projected costs over $1.5B, Miami Worldcenter will be the second largest urban development in the United States. It will include 765,000 square feet of signature retail anchored by Bloomingdale’s and Macy’s, 4.5 acres of open space, 7,000 new parking spaces, and an ultra-modern Marriott Marquis World Convention Center Hotel with 1,800 rooms, 600,000 square feet of convention space, and an 80,000 square foot outdoor event deck. To top it all off – literally – the Master Plan for Miami Worldcenter will include multiple residential towers with over 1,000 units.
The first residential tower to launch will be Paramount Miami Worldcenter – a luxury condo development rising over 700 feet with 60 stories and 466 total condo units. Yesterday evening, along with a few of my close clients, I received a full presentation and must say that I was blown away. I am not at liberty to divulge much else in such a public forum but will say that that Friends & Family pricing is set to launch in the coming weeks followed by a more public launch towards the end of this year. If you have even the faintest of interest, please do not hesitate to contact me for additional details. You may reach me at [email protected] or on my cell phone at 786-247-6332.
To give you a better sense for Miami Worldcenter’s Master Plan, I have included a few videos below:
Brickell Construction Update – October 22, 2014 [video]

Development throughout Brickell is happening at such a rapid pace. Despite living in the area, and showing condos in Brickell on a regular basis, I am still in awe by all of the construction when making my way around the neighborhood. I realize that many of the people who visit my website are not local to Miami and, therefore, are not able to see Brickell’s amazing transformation with their own eyes. It is for this reason that I decided yesterday afternoon to produce a guided video tour of the construction that is taking place throughout the central part of Brickell – primarily around Brickell City Centre and Mary Brickell Village. Included in the video are the following condo developments which are currently either under construction or are in their pre-construction phase: Brickell City Centre (Rise and Reach towers), SLS Lux, The Bond at 1080 Brickell, Brickell Flatiron, and 1100 Millecento.
Circuit Layout for Formula E Miami ePrix

Earlier today, Mayor of Miami Tomas Regalado formally announced that Miami will host “the first electric single-seater race in America”. The Miami ePrix will take place in Downtown Miami on an eight turn, 1.35-mile circuit down Biscayne Boulevard and looping the American Airlines Arena, home to the Miami Heat. The course will also run along the newly opened Museum Park, offering plenty of space for spectators to watch the race from street-level, as well as in front of Downtown Miami condo high-rises Marinablue, 900 Biscayne Bay, Ten Museum Park, and Marquis Residences. The race is set for March 14, 2015.
FIA Formula E Championship Race Coming to Downtown Miami on March 14, 2015

How exciting! On March 14, 2015, Formula E race cars will be racing through the streets of Downtown Miami. The 2014/2015 FIA Formula E Championship will be contested over 10 rounds taking place on city-centre circuits around the world. Miami was chosen as one of those cities and will have electric race cars racing down Biscayne Boulevard. A formal announcement will be made this upcoming Monday, October 20, 2014.
For those who have lived in Miami long enough to remember, you may recall that, up until 1995, Champ Car (formerly known as CART) race cars raced on a speedway track located at Bicentennial Park (currently known as Museum Park) in Downtown Miami. In 1996, the race was moved to the newly opened $70M Homestead-Miami Speedway track located about an hour south of Downtown Miami in Homestead, Florida. The return of race car driving to Downtown Miami, in my opinion, is beyond exciting. As one might guess, the various condos in Downtown Miami situated along Biscayne Boulevard will provide a front row seat to all the action. Start your engines!

Demolition of the BP Gas Station in Downtown Miami – [VIDEO]

As mentioned in my previous post entitled “Gas Station Closes; One Thousand Museum is One Step Closer“, the BP gas station located at 1000 Biscayne Boulevard in Downtown Miami has closed up shop to pave way for the start of construction of One Thousand Museum – an ultra-luxury residential condo development designed by world-renowned architect Zaha Hadid. Yesterday afternoon, I was able to get some great footage of the demolition that was well underway by that point. The footage provides three points of view of the action. As you will see, the underground fuel tanks had already been removed and were being crushed like aluminum cans by the bulldozer. Fun times!
Just Sold – Ten Museum Park Units 1802 and 1708

Units 1802 and 1708 at Ten Museum Park are now officially closed. Unit 1802 (pictured above) – a 2 bedroom, bi-level loft with 1,802 interior square feet – sold in just 7 days for $900,000 while unit 1708 (pictured below) – an 808 square foot 1 bedroom condo – sold in just 16 days for $338,000. It came as no surprise since both units showed beautifully and were attractively priced. The $900,000 price paid for unit 1802 was the highest price ever paid for a 2 bedroom, non-corner unit at Ten Museum Park. I represented the seller in the sale of unit 1802 and represented both the seller and buyer in the sale of unit 1708. I now have unit 1708 listed for rent with an asking price of $2,450 per month. If you or someone you know may have an interest in renting it, please contact me for additional details and/or to request a showing. See bottom of this post for a video of unit 1708.

Gas Station Closes; One Thousand Museum is One Step Closer

Miami is one step closer to being graced with her presence. One Thousand Museum has checked off yet another milestone on its roadway to fruition. The BP gas station, located at the corner of 10th Street & Biscayne Boulevard, is now officially closed. Earlier this morning, while out for a walk, I noticed the parameter of the gas station had been taped off and spotted workers who were in the process of dismantling gas station fixtures.
Keep in mind that prior to development commencing, the remediation process must be completed. I have no idea as to how long that process normally takes but was told a few months ago that construction was guaranteed to begin by the end of this year.
For those unfamiliar, One Thousand Museum is a 62-story architectural masterpiece designed by world-renowned architect Zaha Hadid. The ultra-luxury tower will have just 83 museum-quality residences, comprised of 4 duplex townhouses, 70 half-floor units, 8 full-floor penthouses, and 1 double-story/full floor penthouse. Floor plans range from 4,500 to 15,000 interior square feet and prices range from $5.2M to $45M.
