After spending 5.5 years on significant renovations and imported furniture, Igor Olegovich Nesterenko, a businessman in the meatpacking industry from Moscow, sold his Fisher Island property for $21 million.
The unit located at the Palazzo Del Mare unit 7153, features 5 bedrooms, 5.5 bathrooms, a terrace, a playroom, and a conference room spanning over 7,025 square feet. It also has a private 2-car garage on the parking level of the building and a private cabana near the pool.
Nesterenko spent the 5.5 years refurbishing the condo because Fisher Island only allows for roughly half of a year’s time for construction due to noise restrictions.
Furthermore, much of the furniture was purchased from abroad and was rather large and proved difficult to ship overseas. The bathtub in the master bedroom was fashioned from a solid block of Greek White Thassos marble and was carried into the apartment using a crane. The majority of the furniture was also brought by crane since it was too large for the elevator.
The 7,025-square-foot Unit 7153 located at Palazzo Del Mare was sold to Fana Fisher Palazzo 7153 LLC, managed by a trust in Bellevue, Washington purchased the condo for $21 million equals $2,989 price per square foot.
The trust is under the umbrella of the Fana Group of Cos., a real estate corporation located in Bellevue led by Chairman and CEO Firoz Lalji.
The apartment was designed by Augusto Busnelli of Milan, according to Flikshteyn. The previous owner spent around $10 million on upgrades. The property was last sold in 2011 for $8.3 million.
The Palazzo Del Mare was built in 2007 and with an expansive amenity package including a 9-hole golf course, 18 tennis courts, a marina and yacht center, a gourmet market, 8 restaurants, and Spa Internazionale. A Fisher Island Day School and a mile and a half of pristine beaches.
Fisher Island, America’s wealthiest zip code, is a 216-acre barrier island located across Government Cut from Miami Beach. Fisher Island condominiums are in a class of their own when it comes to ultra-exclusive living in South Florida.
The island, which can only be reached by ferry, boat, helicopter, or seaplane, provides unrivaled protection. All visitors to the island must first be checked by security at the Fisher Island port.

Although we had a whole series of trophy properties last week for Art Basel 2017, we have another very special property to share today. On the island, they affectionately call it “The Water Shuttle”, but you’ve never seen a water shuttle like this. Fisher Island’s Palazzo Del Sol has commissioned a $2 million Hodgdon Yacht Tender to shuttle their potential buyers to and from the private island.
With its design inspired by the Venetian water taxis, the 10.5 meter limo tender offers a smooth, quiet, comfortable and relaxing ride, even in unfavorable weather conditions. The entire salon hard top rises hydraulically for full-height headroom, offering easier boarding and 360 degree visibility, also allowing the breeze if buyers choose. The port and starboard windows also power down for ease of boarding.
The interiors are custom designed and built with Pearwood and Elmwood burl countertops and surprisingly chic Italian leather seating. The clean, sleek sculpture, custom fabricated hardware and long, graceful lines provide an incomparable visual aesthetic.

Inside Palazzo Del Sol’s Furnished Model Apartment on Fisher Island
Fisher Island’s Palazzo Del Sol opened in 2016, and they have released these photos of their Antrobus+Ramierez designed model unit. The apartment is Residence 7052 and has 3,793 interior square feet, a 762 square foot terrace, 3 bedrooms and 3.5 bathrooms.
Antrobus+Ramirez is a Miami-based design firm that is also responsible for the lobbies and amenities at Muse in Sunny Isles and Ocean House in Miami Beach. The model unit is available for sale with all of the furnishings for $8.2 million.

A few weeks ago, I was given the opportunity to tour and photograph Penthouse 1 at Palazzo Del Sol (see above and below). In addition, Penthouse 1 boasts 3,222 square feet of terrace space on the entry level plus an additional 1,949 square feet of terrace space on the rooftop level, for a combined total of 5,171 exterior square feet. An Awe-inspiring Look at Residence 7085 at Palazzo Del Sol
The second massive condo that I toured last week at Palazzo Del Sol was Residence 7085, a 5 bed, 5.5 bath condo with 7,630 interior square feet plus an additional 2,471 square feet of terrace space. Walking into the residence had my jaw hitting the floor. The openness of the entry and living room areas was highly impressive to say the least. Upon exiting its private elevator, I was greeted with a picturesque view of Government Cut and the Atlantic Ocean. The residence flows beautifully offering fabulous views of yachts entering and exiting the ocean from most of the rooms. The kitchen and bathroom finishes are simple yet luxurious, in line with the minimalist design preferences of today’s buyer. Most impressive to me was the amount of closet space in the master bedroom suite. It comes with over 300 square feet of His and Her closets plus a 230 square foot study located directly off the master bedroom which could easily be converted to a third closet if needed. (By the way, the photo at the bottom is the His closet. The Hers closet is about twice the size.) Residence 7085 is a palatial pad, perfect for a family in search of space and the exclusivity and 5-star services that Fisher Island has to offer. Asking $14M.
An Inside Look at the 21,000+ Square Foot Lanai Unit at Palazzo Del Sol
Last week, I got the opportunity to tour three massive condos at Palazzo Del Sol: Lanai West, a 5 Bed, 5.5 Bath unit with 21,524 total square feet; Residence 7085, a 5 Bed, 5.5 Bath unit with 10,543 total square feet; and Penthouse 1, a 4 Bed, 4.5 Bath, bi-level unit with 11,815 total square feet.
Today, I will share with you the photos that I took last week of Lanai West. As mentioned above, the residence has an amazing 21,524 total square feet, of which 12,844 square is outdoor lanai space! The property is truly remarkable, a massive estate with the conveniences and services of a 5-star hotel.
The ginormous Fisher Island residence also features 11.5-foot high ceilings; a private zero-edge, outdoor pool by Bradford; Lualdi doors; kitchen and master bath by Boffi; and first-in-class kitchen appliances and fixtures by Sub-Zero, Gaggenau, Dornbracht, and Duravit. Residents are already moving in to Fisher Island’s completed Palazzo Del Sol, where the luxurious 47 unit building is the first new residential building to be completed on the ultra-private island in ten years. Designed by Kobi Karp, with interiors by Antrobus & Ramirez, and landscaping by Enzo Enea, Del Sol takes Fisher Island’s traditional Mediterranean Revival architecture and modernizes it as much as possible. Lines are straighter, walls are glassier, and many of the interior spaces are just massive.
In a trend reflected in many of its amenities, like the spa facilities and the residents’ lounge and aperitivo bar, Del Sol is offering in-building services that residents previously had to travel to the island’s club to take advantage of. Whereas Fisher Island has always been very secure, Del Sol is the first building on Fisher with interior lobbies and door men. You can now chose to have your workout in the fitness center downstairs from your unit, or take your golf cart to do it at the Fisher Island Club. You can have your morning coffee at the aperitivo bar, or again, take that golf cart to the club. Other amenities include private massage rooms, a beauty salon, a children’s playroom, poolside cabanas for purchase, a business center, and a movie theater.
Largely completed, Del Sol is currently fitting out two model units which are expected to be completed by August. Next door, the building’s twin, construction of Palazzo Del Luna is underway. The foundation, with an underground garage like Del Sol’s, is complete, and vertical construction is beginning. The first crane to be put in place is easily visible from the MacArthur Causeway.
