Van Leeuwen Ice Cream Coming to Mary Brickell Village This Winter
Calling all South Florida ice cream lovers—there’s a new scoop on the way! Van Leeuwen Ice Cream, the beloved NYC-born, artisanal ice cream brand, is opening its second South Florida outpost this winter at Mary Brickell Village, located in Miami at 901 South Miami Avenue. This marks an exciting next step for Van Leeuwen following their debut in Miami Beach this past March.
A Cold Treat Rooted in Goodness
Van Leeuwen’s story began in 2008 with a bright yellow ice cream truck cruising the streets of New York City. Founded by brothers Ben and Pete Van Leeuwen alongside Laura O’Neill, the brand aimed to redefine indulgence with a mantra: “good‑good, not good‑bad.” They committed to using only simple, high-quality ingredients—like Sicilian pistachios and Ceylon cinnamon—eschewing anything unpronounceable or processed.
From that humble truck, Van Leeuwen grew into a cult phenomenon. They opened their first storefront in Brooklyn in 2010 and expanded their reach with a Greenpoint factory. Today, they boast over 70 scoop shops nationwide—and even one in Singapore.
Flavors That Captivate Hearts (and Palates)
Van Leeuwen is cherished for its delicious balance of classic elegance and bold innovation:
Classics like Vanilla Bean—hailed as “Best Vanilla Ice Cream” by the New York Times’ Wirecutter—Honeycomb, Sicilian Pistachio, Marionberry Cheesecake, and Earl Grey Tea capture timeless tastes
Vegan varieties such as Vegan Churros & Fudge and Vegan Chocolate Cookie Dough Honeycomb ensure everyone can indulge
Daring limited-editions like Hidden Valley Ranch and Kraft Mac & Cheese grabbed headlines in 2021 when their Mac & Cheese flavor sold out in just an hour
Celebrity and collaboration creations—including specialty scoops like Sabrina Carpenter’s espresso blend, Keith Haring raspberry, and Jean‑Georges’ Sour Cherry Creamsicle—continue to keep fans buzzing
Why Van Leeuwen’s Maryland Brickell Village Location Matters
Kimco Realty, the owners of Mary Brickell Village—a dynamic mixed-use center in the heart of Brickell—are curating a refined food and lifestyle experience, and Van Leeuwen isn’t just another scoop shop—it represents a fast-growing specialty brand known for premium ingredients, responsible sourcing, and fearless flavor experiments. Its Miami location will have 1,190 square feet and will be located directly next to Uchibā, the Japanese izakaya from James Beard Award-winning chef Tyson Cole, slated to open spring 2026. Kimco Realty also recently announced the addition of Rivian and Playa Bowls as tenants.

Brickell Condo Tour and Construction Update [VIDEO] – February 14, 2015
It has been about four months since my last video tour covering the fast-paced development taking place in Brickell. Since then, a lot has happened, so I figured it was time to get back out on the road and provide everyone with another update. As you will see, this video is much more comprehensive, covering not only current and future construction, but also existing condo developments for those who may be unfamiliar or newly acquainted with the Brickell condo market. In the video, I even highlighted two, large commercial properties in Brickell which recently traded hands – the SunTrust building located at 777 Brickell Avenue, which sold earlier this week for $140M, and the former Capital at Brickell site located at 1420 South Miami Avenue, which was acquired this past December for $74.74M by CCCC International USA LLC, a subsidiary of Beijing’s China City Construction and American Da Tang Group of New York.
I am pleased to introduce Miami’s newest luxury condo development – Nine at Mary Brickell Village. The condo development, which is currently under construction, will be situated directly atop the western portion of Mary Brickell Village. The co-developers – Starwood Capital Group and LYND – had planned to deliver the building as a luxury rental development but it was announced just a few days ago that upgrades will be made to their original plans and that the units will instead be sold as condominiums.
Construction is well underway and the development is projected to be completed in May 2014. Nine at Mary Brickell Village will have 1, 2 and 3 bedroom units starting from $300,000. There are 30 available floor plans ranging from 744 to 2,098 square feet. Residences will boast beautifully appointed kitchens with stainless steel appliances, quartz countertops and backsplashes, designer fixtures and hardware, oversized mirrors, spacious walk-in closets and large soaking tubs. Units will have 9 to 11 foot ceilings.
I should have official pricing for units in the coming days but it is expected to average $475 per square foot with finished flooring. In fact, all units at Nine at Mary Brickell Village will be delivered with imported porcelain tile flooring in a wood grain finish and solar window shades. $475 per square foot is very well priced compared to pre-construction developments that have recently launched in Brickell at $500 to $600 per square foot. The great thing about this development is that it is in the heart of Brickell sitting atop of Mary Brickell Village and will be just a few blocks away from Brickell CityCentre once it is completed. Location doesn’t get any better than this!
I expect this development to sell out quickly so if you have an interest be sure to contact me immediately. I should have pricing, floor plans, reservation agreements and wire instructions available in the coming days.
Below is the deposit schedule to purchase a condo at Nine at Mary Brickell Village:
10% due at reservation (within the next week)
10% due at contract (within the next 45-60 days)
10% at top-off
Balance due at closing
Construction to Begin on Sky Palace at Mary Brickell Village Next Month
Construction is scheduled to begin on the condominium high-rise that was once known as Skyline at Mary Brickell Village in December 2009. The 369-unit Mediterranean-style condo building is now known as Sky Palace at Mary Brickell Village. It will sit atop the parking garage at Mary Brickell Village located on the west end of the commercial development. Completion of Sky Palace at Mary Brickell Village is projected to occur in the last quarter of 2011.
I was told that the new Publix at Mary Brickell Village opened on June 6, 2009. Last week, I had a chance to walk its aisles. Overall, I was pleased. It’s the nicest Publix that I’ve visited in Miami but not quite as nice as the one in South Beach on West Avenue. The aisles of the Publix at Mary Brickell Village were wider than most of the Publixes in Miami. Now, they just need to add one in Downtown Miami or the Arts District. Better yet, maybe Whole Foods will change their mind again and decide to open at Met 2 when it’s completed after all.
Mary Brickell Village Picture Tour
This post is long overdue. It amazes me how many local and non-local people are still unfamiliar with Mary Brickell Village. The first restaurants at Mary Brickell Village opened towards the beginning of 2007. Since that time, fabulous restaurants, cafes and shops have opened in Brickell Miami, such as: The Oceanaire Seafood Room, Rosa Mexicano, P.F. Chang’s China Bistro, Starbucks, Grimpa Steakhouse, Balans Restaurant, Blue Martini, Abokado Sushi, Blu Pizza e Cucina and many more. The long-awaited 31,000 square foot Publix at Mary Brickell Village opened last weekend. ( I’ll have a picture tour of it published within the next couple of days.) L.A. Fitness is also scheduled to open later this year.
I think people from New York City, Chicago and Los Angeles will find the parking rates at Mary Brickell Village comical:
