Eight International teams, 10 nations, and 120+ horses come together for one weekend on the gorgeous beaches of Miami Beach for the largest Polo event in the world. Starting April 29th through May 1st, each day will feature high goal matches with some of the best players in the world all produced by Lifestyle Polo.

Located on the beach of Collins Park spanning over 140 meters, this event draws in around 12,000+ visitors. General admission is complimentary but you can upgrade to VIP tickets which include shaded lounges, catering, and a full bar.

Over the past few weeks, we have seen a steady incline in overall condo sales including volume and number of sales. This is of no surprise with the increase of companies, execs, and people taking up residency in Miami-Dade County.

Coming in at $123 million, this week’s condo sales volume increased from $85.3 million in the week prior. The total number of sales has risen to 198 for this week, up from 128.

The average price for condo sales reached $622,000 which has actually decreased from $666,000 then the week prior.

Leading this week’s condo sales in a luxury unit at Continuum South Beach that sold for $8 million or $2,708 per square foot. This luxury property located at 100 S Pointe Dr. Unit #3507 was sold to tech entrepreneur Hari Ravichandran, who is the CEO of Jump Ventures and Aura.

Last week’s highest condo sale was lead by Lucas Lechuga (Luxe Living Realty-Miami Condo Investments) with the sale of a Setai Miami Beach condo that sold for $12.3 million.

The sale coming in second includes a luxury unit at Palazzo Della Luna on Fisher Island. The property sold for $7.5 million or $2,045 per square foot and was on the market for 324 days. Luxe Living Realty’s Dora Puig represented the seller.

Sales for Miami-Dade once again surged this past week with the most expensive condo sale closing at Setai Miami Beach. According to the MLS, residential sales totaled $2.7 billion for all of July 2021, reaching 67 percent higher than the previous year.

Condo sales totaled a staggering $148 million compared to last week’s $131 million. The previous week’s volume rose from 208 to a total of 226. The average condo sales price also rose from $632,000 to $640,500.

The most expensive condo sale that occurred was a luxury condo at Setai, which sold for $12.3 million. After 39 days on the market, the unit sold for close to $3,391 per square foot. Our very own, Lucas Lechuga brought in the buyer for this property.

The second-highest and fewest days on the market condo sale occurred at One Thousand Museum for $5.6 million at $1,212 per square foot. This property was on the market for 1 day.

July Sales

Residential sales rose 58% in July with 3,632 closings, which consist of mostly condominium transactions. Single-family sales increased by 15% to 1,373 and condo sales increased by 104% to 2,259 sales.

The luxury market also experienced a leap in sales rising 110% for single-family homes compared to July 2020. For luxury condo sales, an increase of 323% compared to last July.

4 Bedroom Condo at The Setai South Beach Hits the Market for $25M

A combined five-unit condo at The Setai South Beach hit the market earlier today for $25M.  The 33rd floor residence spans approximately 5,400 interior square feet and includes four bedrooms, four full baths, two half baths, a formal living room, casual dining room, spa and entertainment lounge area.  The unit also comes with five valet parking spaces.

Record-breaking Sale – Setai South Beach PH-B Sells for $27M

The Miami real estate market is off to an outstanding start in 2013.  News has broke that a record-breaking sale has taken place at Setai South Beach.  PH-B has sold for an amazing $27M, or $3,800 per square foot.  It breaks the previous sales record for condominiums in South Florida of $25M set last year for PH1 at Continuum South Beach.

PH-B encompasses the entire 40th floor at Setai South Beach and has 7,100 interior square feet with 4 bedrooms, 4 full baths, 2 half baths and a gourmet kitchen along with a jaw-dropping rooftop terrace featuring a private pool and hot tub.  The trophy penthouse is truly spectacular.  Don’t take my word for it though – download the Setai South Beach PH-B e-brochure and take a look for yourself.

Even more astonishing than the sale itself is the amount of profit that was pocketed by the seller.  In June 2010, PH-B at Setai South Beach was purchased for $15M.  This goes to show the level of unbelievable deals that were to be had from 2008 to 2010 in South Florida.  It was a buyer’s market then.  Now, the sellers are calling the shots.

Only time will tell how long this new record will last.  It is highly likely that the sales record will be shattered later this year with the sale of PH2 at Continuum South Beach.  The 11,000 square foot penthouse is currently listed for $39M, or $3,535 per square foot.  That is very well priced considering the recent sales for penthouses in the immediate area. PH1, also at Continuum South Beach, sold last May for $3,378 per square foot.  Further evidence is provided by the recent sale of PH-B at Setai South Beach for $3,800 per square foot as previously mentioned.  PH2 is one of the most coveted penthouses in South Florida.  It had been previously listed for $35M but I am highly confident that it will not sell for anything less than $38M.

  3. Fontaintebleau II – Penthouse NO – 5 bedroom/5 bath (4,500 square feet) – This condo sold for $9M, or $2,000 per square foot, on May 14, 2010.  It was listed for $9.8M.

6 Bedroom Penthouse at Jade Beach Goes Under Contract – Asking Price $11M

Yesterday, the spectacular 6 bedroom/7.5 bath penthouse at Jade Beach went under contract providing additional evidence that the luxury market in South Florida is flourishing.  The 3-story penthouse has 8,210 square feet of interior and 5,791 square feet of terrace.  The asking price is $11M, or $1340 per square foot, and is being offered fully furnished.  No word yet on who the buyer might be or how much was offered.

Penthouse B at The Setai Sells for $15M

Last Friday, Penthouse B at The Setai sold for $15M, or $2416 per square foot.  No word yet on who acquired the breathtaking, South Beach luxury penthouse.  The previous owner purchased the unit directly from the developer in 2004 for $9.5M.  From my knowledge, the recent sale is the highest priced condo sale to ever take place in Miami-Dade County.

For inquiring minds, Penthouse A at The Setai came onto the market this past April.  The unit has the same square footage as Penthouse B.  The asking price is $27M, or $4349 per square foot, which currently makes it the second highest priced condo listing in Miami-Dade County.
