E11EVEN Hotel & Residences: Closings Start This Month—And 11/11 Would Be Iconic

drone photo of E11EVEN Hotel & Residences

Closings at E11EVEN Hotel & Residences begin this month, marking a major milestone for this 65-story Park West landmark now in its final phase before full activation. The tower will deliver 479 fully furnished and finished luxury residences ranging from studios to two-bedroom layouts, along with a Limited Penthouse Collection and two Presidential Suites—each featuring a private indoor pool.

While buyers will soon receive their keys, the full 24/11 lifestyle experience—including the hotel, spa, 20,000-square-foot day club, and rooftop restaurant & nightclub—is expected to launch in phases toward year-end. Judging by the current state of the expansive pool deck and entertainment venues, it appears several months remain before full activation. And given E11EVEN’s affinity for headline-making dates—most notably its 11/11/2021 groundbreaking—one could imagine November 11, 2026 as a fitting moment for a grand opening celebration.

E11EVEN Hotel & Residences grand opening party

A $2 Million Grand Opening Party with a Grammy-Winning Artist?

While there’s no official confirmation on this, I’ve heard from sources that a Grammy-winning artist will be headlining the grand opening party—a grand opening party where the developer is spending $2 million. My sources also shared it’s an artist who absolutely LOVES Miami.

Now, perhaps I’m being a bit hopeful because I’m a HUGE fan, but if I had to venture a guess, I’d put my money on Drake being the headlining performer at the E11EVEN Hotel & Residences grand opening party. He’s a 5-time Grammy-award-winning artist, he absolutely crushes on Miami (often paying tribute to the 305 in his songs), and has performed at E11EVEN Miami seven times, beginning with his debut on New Year’s Eve 2015/2016 and notably highlighting that he created the club’s famous center stage. If my hunch is true, let’s just say this grand opening party will be the must-attend event of 2026!

rooftop restaurant and nightclub at E11EVEN Hotel & Residences

Riviera Dining Group Elevates E11EVEN: HONŌ Rooftop & Nightclub

Adding serious credibility to the building’s nightlife future is Riviera Dining Group, the powerhouse hospitality brand behind MILA—the 2025 highest-grossing independent restaurant in America.

At E11EVEN Hotel & Residences, Riviera is set to debut HONŌ Japanese Steakhouse, paired with a rooftop nightclub experience. If MILA transformed South Beach dining, HONŌ could do the same for Park West—bringing world-class culinary programming and a sky-high nightlife concept to the 65th floor.

This isn’t just another restaurant opening. It’s a vertical lifestyle expansion.

Fireman Derek's Bake Shop

Fireman Derek’s Bake Shop—Late-Night Sweet Spot

In even more delicious news, Fireman Derek’s Bake Shop—famous for pies, cakes, cookies, and ice cream—will open its fourth location in the lobby of E11EVEN Hotel & Residences.

With beloved storefronts in Wynwood, Coconut Grove, and Fort Lauderdale, this Park West addition makes perfect sense. Located within the small 24-hour liquor license zone around 11th Street in Park West’s Entertainment District, Fireman Derek’s will be ideally positioned to serve late-night cravings—just steps from the elevator.

For a neighborhood built around nightlife, that’s a strategic move.

20,000 square foot day club at E11EVEN Hotel & Residences

E11EVEN: Miami’s Next Lifestyle Magnet

E11EVEN Hotel & Residences is more than a building—it’s a vertical entertainment ecosystem.

A 20,000-square-foot day club with DJ programming.
A rooftop restaurant and nightclub.
A hotel component.
A spa and wellness experience.
A beach club.
Fully furnished residences designed for short-term flexibility.

For years, global jet-setters have flown into Miami just to experience E11EVEN Miami’s ultraclub. Soon, they’ll be able to stay next door—inside a 65-story lifestyle tower built to operate 24/11.

Whether or not 11/11/2026 becomes the official launch date, one thing feels certain:

Park West is about to change.

The countdown begins.

Adam Neumann Unveils Flow House: A New Condo Project at Miami Worldcenter

Flow House Exterior

In a bold new venture, Adam Neumann, co-founder of Flow, has officially announced the launch of his first condominium development project in Downtown Miami. This project, named Flow House Miami, marks Flow’s expansion into the ownership market and promises to be a game-changer for Miami’s urban living scene. The development will be part of the ever-evolving Miami Worldcenter district, a prime location that has been drawing attention for its vibrant community and strategic position within the city.

Flow House is set to stand out among Miami’s luxury developments, with 466 units spread across 40 stories. Expected to be completed in 2025, this project will redefine the standards of modern city living, integrating work, wellness, and community into a seamless residential experience.

With prices starting at $450,000 for studios, the development will offer a range of units, from studios to larger one-bedroom options, each featuring floor-to-ceiling windows, high-end finishes, and the option to upgrade to gourmet kitchens. Select units will also include private balconies, enhancing the luxurious living experience.

Flow House will offer an impressive lineup of amenities designed to cater to the needs of today’s urban dwellers, blending convenience with comfort. Some of the key features include:

  • Coworking Spaces: Perfect for remote work or collaborative projects.
  • Fitness Center: State-of-the-art equipment for a comprehensive workout experience.
  • Poolside Restaurant: A dining experience that brings relaxation to the next level.
  • Spa: Luxurious treatments for ultimate rejuvenation.
  • Resort-style Pool: A stunning pool area designed for both leisure and activity.
  • Yoga Studios: Spaces dedicated to mindfulness and physical well-being.
  • Concierge Services: Personalized assistance to meet residents’ everyday needs.
  • Dog Run: A dedicated area for your furry friends to play and exercise.
  •

Located at 697 N Miami Avenue, Flow House enjoys a prime spot within the Miami Worldcenter district. This dynamic area is becoming one of Miami’s most sought-after neighborhoods, known for its proximity to world-class restaurants, entertainment options, and major transportation networks. This location ensures that residents will have access to everything they need, from cultural attractions to practical conveniences.

Adam Neumann’s vision for Flow House goes beyond just luxury. It’s about creating a community-focused urban lifestyle that addresses the need for connectivity and a sense of belonging. Neumann explained, “We learned while building Flow over the last two years that the exact same needs faced by renters are also faced by owners in terms of lack of community and lack of connectivity. We are excited to build upon our vision and bring the full Flow experience, which is rooted in community and a sense of belonging, to anyone looking for a better experience from their permanent residence.”

As Flow continues to grow, its focus remains on creating environments where people can work, live, and thrive within a community that feels like home. The Miami condo project is a prime example of this ethos, designed to meet the needs of modern city dwellers seeking a balanced lifestyle.

Flow, backed by venture capital giant a16z, is rapidly expanding its presence across the U.S. and internationally. With the launch of Flow House in Miami, the company is taking a significant step forward in its mission to develop properties that emphasize community, connectivity, and sustainable living. This project is not just a milestone for Flow but also a testament to the evolving landscape of urban development in Miami.

Co-Owner of E11even Nightclub and Partner at Titan Capital Acquired Land at Miami Worldcenter

Miami Worldcenter Land Purchased for $30 Million
Miami Worldcenter Land Purchased for $30 Million

For $30 million, Lynd Living acquired a Miami Worldcenter development site from a business run by Marc Roberts, co-owner of the E11even nightclub, and Ira Saferstein, a partner at Titan Capital.

The $4 billion master-planned mixed-use project spanning 27 acres in the Park West neighborhood of downtown Miami has added the San Antonio-based company as the newest multifamily developer to the group of apartment builders.

According to public documents, a Lynd associate purchased the roughly 0.5-acre parcel of land at Northwest 10th Street and North Miami Avenue and secured a $22.7 million financing through TIG Romspen US Master Mortgage. According to a news statement, Kevin O’Grady and Justin Neelis from Concord Summit Capital handled the finance and Lynd has hired the company to find a construction loan. Additionally, Concord Summit mediated the sale.

IRR Parkwest Investments, led by Roberts and Saferstein, was sold by the Miami-based legal firm Adams Gallinar, which was represented by attorneys Michael Gallinar and Jason Camps.

A 650-unit apartment building is permitted on the site of the development. A residential tower is being planned, according to David Lynd, CEO of Lynd. “For the time being, we are keeping it quiet. We’ll release more information as we prepare to enter the market.

According to records, the vacant property was a component of a 1-acre assemblage that IRR purchased in 2020 for $26.7 million. The remaining property is still owned by Roberts and Saferstein. Roberts, a former boxing promoter, joined master developers Art Falcone and Nitin Motwani as an early investor in the Miami Worldcenter project in the early 2000s.

In March, the Miami Worldcenter development property at 1016 Northeast Second Avenue was purchased for $40.5 million by the New York-based Naftali Group and Chicago-based Akara Partners. The CEO of Naftali, Miki Naftali, is constructing two residential towers, but the company hasn’t said whether the structures would house condos or apartments.

Adam Neumann, a co-founder of WeWork, received $108 million in construction financing in February for a new apartment building on a bare lot at Miami Worldcenter. It shares a boundary with Caoba, a 40-story apartment complex at 698 Northeast First Avenue. Both the development site and Caoba’s ownership organization were purchased by Neumann.

Spinning Pan Am Globe Installed at Miami “World”center

Miami Worldcenter Pan Am Globe
Miami Worldcenter Pan Am Globe

Since the Miami Museum of Science closed its South Miami Avenue building in 2015, the enormous 1934 Pan Am globe of the world that once welcomed guests to the museum. The massive and vibrant sphere has since undergone substantial restoration, and it has been placed in its new, permanent outdoor location at the massive Miami Worldcenter complex in the Park West neighborhood.

In South Florida, the globe is a significant historical item. The former Pan American station on Dinner Key, which is now Miami City Hall, is where the 31-foot-5-inch, 6,500-pound globe was began.

Since moving it to the Frost Museum’s new facility would have been too difficult, the Miami Worldcenter will start spending $700,000 starting in 2020 to restore and weatherproof the globe with its original “approximately 1934” era lines.

A representative of the Miami Worldcenter stated “The Pan-Am globe depicts the world at a critical point in history – prior to World War II and when Miami was first realizing its position as a gateway for tourism and transportation.”

“It was important to the museum to find a partner that would care for this historic piece and ensure that the community can continue to enjoy this local icon,” stated the President and CEO of the Frost Museum.

Once complete, the Miami Worldcenter will feature 27-acres of retail, restaurants, shopping venues, and entertainment destinations. Retail will include 300,000 square feet of space and 40+ businesses.

Some notable retailers have already signed leases for the Miami Worldcenter which include Bowlero, Lucid Motors, and Sephora. Two luxurious restaurants are also named as the new lease holders, Maple & Ash and Laurel Brasserie. Maple & Ash is a famous Chicago restaurant that has now expanded to Arizona and now Miami. Laurel Brasserie is Miami Chef’s Michael Beltrans creation, with an anticipated opening date this summer.

The residential towers in Miami Worldcenter include: Legacy Hotel & Residences, Paramount Miami Worldcenter, Bezel, Caoba, and The Crosby.
