Echo Brickell Penthouse Re-listed for $42M
After being taken off the market for three months, the Echo Brickell penthouse is back…once again listed for a cool $42M. The sprawling, two-story penthouse encompasses the entire 56th and 57th floors of Echo Brickell. It was custom designed by world-famous architect Carlos Ott and features over 9,000 interior square feet, 4 bedrooms, 7.5 bathrooms, a den, service suite, and indoor lap pool and spa overlooking Biscayne Bay.

30% of Units at Echo Brickell Have Already Been Listed For Sale or Rent on the MLS
With just over two months since closings began, I was surprised to learn that 30% of the units at Echo Brickell have already been listed for sale or rent on the MLS, especially considering that three major holidays took place during that time period.
Currently, 33 units are listed for sale and 33 listed for rent. However, 11 of those units were listed for sale AND rent. After adjusting for those duplicate listings, 55 unique units remained, representing just over 30% of the building’s 180 total residences.
Keeping in mind that closings are still underway, 30% seems to be a very high percentage. As of this writing, 111 units have closed and been recorded according to public records. That means that 62% of the units have closed and 38% still remain in the hand’s of the developer.
Of the 33 units listed for rent, 2 have already rented: Unit 1204 – a 1 bed/1.5 bath unit with 898 interior square feet – rented on January 2nd for $2,700 per month ($3.01 per square foot) while Unit 2401 – a 2 bed/2.5 bath unit with 1,287 interior square feet – rented on December 11th for $5,000 per month ($3.89 per square foot). At this time, there aren’t any pending sales or rentals, and there haven’t been any closed resales.
Rosetta Bakery From Miami Beach Plans Two Brickell Locations, One Downtown
Miami Beach’s Rosetta Bakery is gearing up for a HUGE 2018 with seven new locations opening up around the Miami area, according to the Miami New Times. Three of those locations are slated for the Greater Downtown Miami area.
The first Brickell location will be in the base of Brickell Heights’ East Tower, just around the corner from Equinox. The apartments at this location range from the high $300,000’s to $2.8 million for purchase, or $2,000 per month to $11,000 per month for rent and just came available this past summer.
Next, a location will open in the retail space at ECHO Brickell, which opened just last month. The apartments here range from the high $800,000’s for a one bedroom to $4.2 million for a duplex (two-story) three bedroom. They also have a custom-designed penthouse that asks $42 million!
After the two Brickell locations are open, a grab & go kiosk will open in the Miami Central Station in Downtown Miami. We don’t have a date for this just yet, but are very much looking forward to the Brightline link between Miami, Broward, Palm Beach, Orlando and beyond!
The idea behind Rosetta is to offer high-quality, fresh bakery items and coffees quickly and affordably. There aren’t any frozen bakery items, everything is made in small batches by Italian chefs that have been brought here from Italy to share their craft with Miamians. First Resale At ECHO Brickell Hits The Market At $1,100 Per Foot

After beginning closings last week, the first resale has hit the MLS at ECHO Brickell. A 1,262 square foot two bedroom with two and a half baths has been listed for $1.39 million and the pictures don’t do it justice.
To be honest, I have no idea why anyone would bring a property to market with photos like this, but to be fair it was a holiday weekend. Hopefully they just couldn’t get a photographer scheduled in time… Here’s what we’re working with…
In my opinion, these are among the best photos of the bunch. The marble floors are very pretty and you can see the water view.
The room seems a little crooked here, but you get the idea.

The kitchen is nice and spacious, and the glossy cabinets are a refreshing change from other buildings that are delivered around the same time. Not that the matte-finish cabinets are bad, just different buyers have different tastes, so it’s nice to have another option.
If you glance to the right, you can catch a peek at the seller… or maybe it’s an agent, or a neighbor, who knows. Why do agents do this????

Long hallways to windows that overlook a very near (and hopefully dear) neighbor are not the biggest selling feature, but the floors are nice. I should also add that each unit comes fully finished, with flooring.
The neighbors to the South are a bit more distant, and there’s a water view.
Each apartment also comes with finished closets, which is something most developers don’t do in Miami and a very nice touch.

Now, let’s check out the pool deck. It DOES look pretty relaxing and I’m pretty obsessed with how the pool is indoor/outdoor.
These ropes are designed to pull the illusion of the flying man from the mosaic through the entire pool deck and down the side of the building. Either that or they should have been photoshopped out.
All in all, I feel like the building likely turned out very nice. I can’t wait t see the professional photos! What do you think?
ECHO Brickell Closings Have Begun

Starting today, Brickell is getting a lot more luxurious. Property Markets Group is beginning closings on the newest ultra-luxury building in the greater downtown area, ECHO Brickell. The sleek tower was designed by Carlos Ott and offers the ultimate of luxury lifestyle.
Each residence comes with 9-14 foot ceilings, terraces that are 8 feet deep with summer kitchens, paneled Sub-Zero and Wolf appliances and a Bosch built-in espresso machine. The units will be delivered with marble floors indoors and out and there is a 50,000 saltwater fish tank in the lobby. Security is paramount in the building as well. Rather than fobs, residents are able to activate the elevator via biometric security.
Remaining purchase opportunities range from $1.8 million for a southeast-facing 2 bedroom on the 14th floor up to $6.5 million for a 3 bedroom lower penthouse. The $42 million opulent and dramatic Carlos Ott Penthouse is also still available for $42 million.

First Resales At ECHO Brickell Hit The Market
The project is not slated to open until Spring of 2018 (a delay from the previous estimate we were given), but the first resales have begun to sprinkle the market at ECHO Brickell. It is unclear at this point whether the sellers are unwilling/unable to close on their units, or if they had intended to be resales all along. More than likely, they had always intended to be resales as I had heard whispers of similar deals being offered as pocket listings back in 2014… but here we are.
The project is slated to be among the most luxurious addresses in the neighborhood, joining the ranks of the Jade Residences at Brickell Bay, Santa Maria and the Four Seasons, only with the latest security technology including robotic parking and biometric recognition access in the elevators and amenities. There will also be a 50,000 gallon fish tank to greet guests in the lobby (thankfully not the James Bond Villain-esque shark tank initially proposed). Here are the details of the first three available resales…
Lower Penthouse 4902
On level 49, the floor plates have slimmed down considerably with the architectural curve toward the top of the building and there are only two residences per floor. These are also considered lower penthouses. They each have 3 bedrooms plus a den, 3.5 baths and a gorgeous view of South Brickell, the Biscayne Bay and the sunset over Coral Gables. The view is quite spectacular, I wish that my photos had turned out better when I previewed this plan back in January, but the building was still too much of a construction site on this level.
What I find to be very interesting is that LPH 4902 is being offered as a resale for $4.95 million, yet the developer is offering LPH 5002 for $6.5 million. They have the same layout aside from 5002 being slightly smaller and higher. I have reached out to the developer’s office to see what sorts of customizations they have added to 5002 and will report back once they respond.
Residence 3802
In the middle section of the building, there are four residences per floor and the 02 line in this section is actually my favorite layout of all the units in the building. It is a 2 bedroom, 3 bath layout with a large den near the third bedroom that is large enough to serve as a convertible guest room. The plan has 1,802 interior square feet, a great use of space (in my personal opinion) and is on the southeast corner, offering bay and South Brickell skyline views.
This one is being offered for $3.2 million. The developer is no longer carrying any of these floor plans, but this pricing is not far off from where it was when they were.
Residence 1004
The one bedroom plans at ECHO Brickell sold out almost immediately when they came to the market in late 2013/early 2014. On these floors, there are six units per floor and 1004 is located on the southeast corner. From the 10th floor, the view will be overlooking the treetops and buildings of South Brickell, which gives a park-like feel. It will be especially nice in the summertime, when the Royal Poinciana trees are in full bloom, lighting the street up with a canopy of red flowers. It is being offered for $892,000 and has 804 interior square feet.
Remaining Developer Inventory
As I mentioned before, the developer is still carrying a handful of residences, mainly highly customized plans including duplex lofts, panoramic residences that are combinations of several units and penthouses. The remaining developer inventory ranges in price from $1.9 million for a 2 bedroom on a high floor with sunset views, to $42 million for the opulent Carlos Ott Penthouse.
ECHO Brickell Gets Its Sign
Construction is moving right along at PMG’s super-luxury tower, ECHO Brickell this week, and the sign has now been installed. The logo is reminiscent of the building’s signature shape, filled with black glass tile and surrounded by slate. The awnings and lighting features are also being installed.
Construction began on the Carlos Ott designed tower at the end of 2014, and is expected to be completed at the end of this year. Earlier this year, we were lucky to receive a hard hat tour of the progress & the views, including the $42 million Carlos Ott Penthouse. Prices of available residences range from $1.9 million to $19.7 million including a handful of one-of-a-kind custom designed floor plans.

ECHO Brickell is topping off this week and we were lucky enough to be the first to get a hard hat tour of the 57 story project, including the Carlos Ott penthouse. The penthouse covers the entire 56th & 57th floor and is the most dramatic, most expensive penthouse in the history of Brickell.
With over 10,000 interior square feet, the residence will have 4 bedrooms, 7.5 baths, a den, fitness center, service suite and 30 foot indoor lap pool and spa overlooking the Biscayne Bay. In the video, you can already see the dramatic 14 foot ceilings and double height living room, giving the living room a 28 foot ceiling with floor to ceiling windows. The project will offer top of the line biometric security for the elevators, a dramatic 50 million gallon fish tank in the lobby and round the clock concierge services. The penthouse is custom designed by Carlos Ott and is priced at $42.2 million.
