Midtown Miami’s Skyline Set to Transform with Proposed 35-Story Mixed-Use Tower

New Construction in Midtown Miami
Midtown Miami New Development

Plans have just been filed for an impressive 35-story tower set to rise across from Midtown Miami. This ambitious project, designed by the renowned architectural firm Arquitectonica and developed by Cymbal DLT, brings a refreshing blend of aesthetics, practicality, and community-focused design.

The tower’s design promises to add a striking visual element to Midtown Miami’s skyline. Arquitectonica’s plan employs vertical frames arranged in a wave pattern, adding a dynamic touch that stands out from the cityscape. The architecture is both modern and sophisticated, intended to capture attention while harmonizing with the neighborhood’s vibrancy.

This project is designed under Florida’s Live Local Act, which encourages developments that offer affordable housing options. As part of this commitment, exactly 40% of the residential units will be income-restricted studio apartments, making the development accessible to a broader demographic.

The proposed tower will rise 400 feet and comprise a mix of residential, commercial, and office spaces, balancing urban living with business amenities. Key features include:

  • 598 Residential Units – thoughtfully designed to cater to diverse needs.
  • 18,108 Square Feet of Commercial Space – providing retail and dining opportunities.
  • 4,547 Square Feet of Office Space – ideal for small businesses and professionals.
  • 654 Parking Spaces – including a 30% parking waiver request to support a more sustainable and pedestrian-friendly development.

The development’s residential layout reflects thoughtful planning and versatility. Of the 598 units, 66% will be below 650 square feet, catering to those seeking smaller, more efficient living spaces. The breakdown is as follows:

  • Studios: 41%
  • 1-Bedroom Units: 30%
  • 2-Bedroom Units: 20%
  • 3-Bedroom Units: 10%

This mix ensures a variety of options for individuals and families alike, meeting the needs of Midtown Miami’s diverse community.

The project is scheduled for a hearing before the Urban Development Review Board on November 20th, where stakeholders will have the opportunity to discuss the design and details of this promising development.

This proposed 35-story tower represents the ongoing growth and transformation of Midtown Miami. By blending stunning architectural design, affordability, and convenience, Cymbal DLT and Arquitectonica are setting a new standard for urban living. The inclusion of income-restricted units, commercial, and office spaces reflects a commitment to creating a sustainable, inclusive community that will benefit residents and visitors alike.

New Tower in Midtown Miami Seeks FAA Height Approval

Almi Residential Midtown 7 Miami

In a significant development for Midtown Miami’s skyline, a recent filing with the Federal Aviation Administration (FAA) has unveiled plans for a new tower that promises to reshape the area’s architectural landscape. Submitted on January 29, the filing seeks height approval for a project that is set to take the place of the planned Midtown 7 building, marking a pivotal step forward in the city’s urban development.

The proposed tower is slated to reach a height of 348 feet above ground level, translating to 363 feet above sea level. This specification aligns closely with a previous submission to the City of Miami, indicating a consistent vision for the project’s scale and impact. The FAA’s approval process is a critical hurdle for the development, ensuring that the tower’s height complies with aviation safety standards and does not interfere with the airspace around Miami.

Midtown 7 is not just another addition to Miami’s bustling urban core; it is a testament to the city’s ongoing transformation and growth. The plans filed with the city reveal an ambitious project featuring:

  • 389 residential units: A significant increase in housing options, catering to the growing demand in Midtown Miami.
  • 28,000 square feet of ground-floor retail space: This space is poised to attract a vibrant mix of shops and services, enhancing the neighborhood’s liveliness and convenience.
  • 501 parking spaces: Addressing one of urban living’s most pressing concerns, the ample parking is designed to accommodate residents and visitors alike, promoting accessibility and mobility.

The journey towards realizing Midtown 7 has been underway for some time, with a construction permit initially applied for in July. Following a review that led to requests for corrections in October, the project remains in its first review cycle. This stage is crucial for addressing any concerns and ensuring that the development meets all necessary standards and regulations.

The construction of Midtown 7 is poised to significantly impact Midtown Miami, both architecturally and socially. By introducing a mix of residential units and retail spaces, the project aims to enhance the area’s vibrancy and appeal, making it an even more desirable destination for living, shopping, and leisure. Furthermore, the tower’s design and stature are set to contribute to the city’s skyline, symbolizing Miami’s dynamic growth and its status as a hub of innovation and development.

As the project moves through the approval and review processes, anticipation builds for the transformative potential of Midtown 7. This development not only reflects Miami’s ambitious urban vision but also underscores the city’s commitment to fostering a thriving, diverse community. Stay tuned for further updates as Midtown Miami prepares to welcome this exciting new addition to its skyline.

New Renderings for M Tower in Downtown Miami

Located at 56 SW 1st St and 65 SW 2nd Street, M Tower will rise 49 stories in Downtown Miami. Recently, the developers released renderings for a redesign of the tower. M-Tower will be developed by the Miami Parking Authority and a private developer in a partnership.

The old plans showcased the property reaching 53 stories, 440 condo units, and 818 parking spaces. The tower was proposed to encompass 622,783 square feet total with 25,732 square feet of office space and 1,089 square feet of retail. These previous designs were created by Zyscovich Architects.

The new designs showcase 624 condo units, ground floor retail, offices for Miami Parking Authority, and 717 parking spaces. The architect for the redesign is NBWW Architects located in Coral Gables.

In the previous design, the older garage on the property was to be refinished and incorporate some of the new design but the current plans show an entire demolition of the site with plans to rebuild.

The property that the proposed M Tower sits on sold earlier this year to an affiliate of the Lion Group NYC for $10 million.

If the new redesign is approved by all parties, then construction will begin in 2022.
