After dozens of showings and nearly six months on the market, I’m pleased to announce that Jade at Brickell Bay #4107 has sold for $1.85M, the highest priced sale ever for a 3 bedroom condo in the building (excluding penthouses and bay lofts). The record-breaking sale amounts to $869 per square foot. To put this sales price into perspective, last month, tennis sensation Andy Murray sold his 4 bedroom condo, located on 45th floor of Jade at Brickell Bay, for $703 per foot.

Unit 4107, a flow-through residence with 2,130 interior square feet, was recently updated with new tiled flooring in the living areas and balconies, new kitchen counter top, refaced kitchen cabinets, soffit lighting in the living room, and motorized shades on all windows. The sellers purchased the property in 2012 for $1.39M.

Miami Condo Investments’ Most Popular Buildings in Greater Downtown Miami

I thought about doing a TBT post today, but then changed my mind. There is so much going on in today’s real estate market, why talk about the past? New buildings are opening every month, people are curious about how these new buildings compare to the ones that were new in years past. So which buildings are currently the most popular by condo shoppers?

I took a look through our Google Analytics report to see what our readers are looking at the most. In the time period from May 14, 2017-June 14, 2017, MiamiCondoInvestments.com received a total of nearly 73,000 page views. Of those, here are the ten most viewed building pages. This list does not include views of individual listings, just of the building pages themselves, where you can find inventory lists, market statistics and closed sale/rental data.
1 – SLS Brickell – 1,219 views
It makes sense that SLS Brickell would take the number one spot with an overwhelming lead. The project was very much anticipated by future tenants, owners and pool-party-goers alike. Move-ins began in late December/early January and have moved on at a rapid pace, leaving the building almost at full occupancy now, with demand still strong. Our agents alone have handed out 16 sets of keys in the building, with a healthy book of buyers and prospective tenants still shopping.

2 – Reach at Brickell City Centre – 731 views
I would have been surprised if Brickell City Centre didn’t make this list! This project was the catalyst that fueled the buying craze in Brickell over recent years and reinvigorates the neighborhood that was once a dense yet sleepy enclave of beautiful high rises that became quiet at night. Reach was the first residential tower to open in Brickell City Centre, and is also approaching occupancy. When the project initially opened, one bedrooms started at $2,400-$2,450/month, but now have risen to $2,650/month.

3 – Brickell Heights East – 715 views
The newest new building on the block also made the list, and no surprise there. Our photo tour of Brickell Heights just days before they opened was one of the most popular blog posts so far this year, and the amount of calls we get for it is a very good sign that the initial occupancy of the building will go smoothly.

4 – 1100 Millecento – 700 views
Millecento’s place as number 4 on the list was a bit more surprising, but not in a bad way. It’s not the newest building in the area, so people aren’t hungry for a preview. There’s really no drama going on with the building (that I have heard of at this time), so people aren’t looking for gossip and info. We still receive a healthy amount of calls and contact requests on Millecento, so I feel it’s safe to say that the traffic is good ol’ prospective residents. That’s great!

5 – Biscayne Beach – 638 views
Edgewater’s newest new building is also on the charts. We covered the progress & opening extensively, so it makes sense that blog readers are interested in the progress. We also have a beautiful 3 bedroom unit listed on the 30th floor with direct bay and Downtown Miami views. It is well-priced and a blank canvas inside. With the amount of attention the building receives, I feel that it will sell quickly.

6 – The Bond on Brickell – 615 views
The Bond is very popular for people who want to live in a brand-new condo in Brickell, but prefer understated elegance and high quality finishes over the kitschy excess that is SLS Brickell. We receive many calls about this building, and there have also been many of our clients who have called about SLS Brickell but then chosen The Bond. It is like SLS Brickell’s quieter sister.

7 – The Plaza at Brickell East Tower – 531 views
The Plaza is basically a Brickell staple. I was surprised that it received more views than any of the IconBrickell towers, but that just shows what the market is interested in. We did a market report on Monday about The Plaza and found that sellers and landlords fare better in today’s market by removing that horrible outdated berber carpet from 2008. There is too much competition in the neighborhood to expect buyers and tenants to sign up for old berber carpet (in case I didn’t make my point on Monday).

8 – BrickellHouse – 530 views
Despite their garage saga, BrickellHouse remains a popular building in the neighborhood. Yes, the garage is broken. No, we don’t know when it will be fixed. Despite that, the finishes are quite lovely, the views and location are great and it remains very popular among our clients.

9 – IconBrickell Tower 1 – 477 views
Of course IconBrickell would be on the list. It has remained one of our most requested buildings since it opened… even since the pool closed. The pool should reopen by the end of the year.

10 – Jade Residences at Brickell Bay – 468 views
Jade is one of the most luxurious buildings in the neighborhood, even after 13 years. Although most buildings in Brickell have beautiful bay views, Jade is where you go if you want an extremely luxurious setting with private elevators and direct bayfront. The only building it competes with is the Santa Maria, except that Jade is more modern and in a more walkable section of the neighborhood.

Fun Fact Friday: Every Building Swire Builds Is Blessed By Monks… Twice

We find ourselves praising Swire Properties regularly. They move trees from their development sites to local parks rather than cutting them down, they donate money to The Underline (Miami’s answer to New York’s High Line), they spend $31 million on a climate ribbon that cools their shopping center, protects shoppers from the elements and looks really nice from every angle. Now, we also learn that each and every building that Swire Properties builds is blessed by monks at least twice.

The Hong Kong based developer has a tradition of flying monks to their build site at groundbreaking for a blessing ceremony. The ceremony is repeated once the project is complete. In 2005, Carbonell was even able to be blessed by the Dalai Lama himself! Brickell City Centre was blessed multiple times. First, there was a blessing ceremony at groundbreaking, then the East Hotel was blessed upon completion. Reach and Rise received their own completion ceremonies with the East Hotel receiving an additional blessing at this time. When the mall opened, the entire project was blessed again. Where Do Tennis Stars Live In Miami?

Here we are at the Finals Weekend of the 2017 Miami Open! This week we have highlighted the new developments and existing buildings that offer amenities for tennis fans, but where do the tennis pros themselves choose to live? You would be surprised to know how many tennis stars have condos in Miami!

We have covered Andy Murray‘s attempts to sell his 45th floor apartment at Jade Residences at Brickell Bay. To be honest, I’m not sure what’s going on with this apartment. The price volleys up and down on a monthly basis, but nobody buys. It all started in November of 2015 when he listed the property for sale at just under $3 million. Someone placed a contract on the property, but it fell apart and the property went back to market for $2.7 million in October of 2016. That’s when the seesaw started. In November of 2016, the price went down to $2.59 million, then back to $2.69 million a few days later. In January of 2017, there was another reduction to $2.64 million, then down to $2.5 million in February. Two weeks later, the price was raised to $2.65 million and is still at that point. It is an interesting marketing strategy to say the least. I feel like that if they would stop the pricing games and have the property re-photographed, it would sell. We have apartment 4107 on the market in the same building and have experienced a lot of traffic. We hope to sell it very soon, but I digress. 

Probably the largest concentration of tennis stars will be in Edgewater at The Paraiso District. The project is top of the line when it comes to tennis with five hard-courts, the same as those at the Miami Open Masters, Gram Slam, US Open and Australian Open. Hard-courts are preferred by avid players looking to practice their fast game. Spanish former No. 1 professional tennis player Arantxa Sanchez Vicario and No. 6 French player Gael Monfils have already purchased their homes at the project and it has also been a favorite of Venus Williams, who made a surprise appearance at the opening of the sales gallery back in 2014. 

Andre Agassi and Caroline Wozniacki have also chosen to live on Fisher Island for its club’s expansive and globally ranked tennis facilities including a pro-shop and eighteen courts from grass to hard-courts to clay courts. Residents at Palazzo Del Sol, the latest luxury residential addition to the island, will have full access to the same club.

Super Bowl champ Jonathan Vilma has unloaded his 27th-floor, 2 bedroom condo at Jade at Brickell Bay for $1.1 million, according to MLS data. The unit has 1,730 interior square feet and features a private elevator and porcelain tiled flooring throughout, with direct, unobstructed views of Biscayne Bay.

According to public records, Jonathan Vilma purchased the property in 2004 for $940,000, the same year that he joined the New York Jets as a first round draft pick and named NFL Defensive Rookie of the Year. The former linebacker was later traded to the New Orleans Saints, where he helped lead them to a Super Bowl Championship in 2009.  The property was originally listed for sale last year for $1.335M, just a few months before Vilma joined ESPN as a college football commentator.

Jonathan Vilma is a native of Miami and a graduate of the University of Miami, where he won a national championship title and led the Hurricanes in tackles for three consecutive seasons. He is also co-owner of the popular BBQ joint, Brother Jimmy’s, at Mary Brickell Village.

$200k Price Chop For Andy Murray’s Brickell Apartment

Four months ago, Andy Murray relisted his 45th floor 4 bedroom apartment at Jade Residences at Brickell Bay, and we were optimistic at his chances of coming out on top with a workable deal. Well, that didn’t happen. As of today, he has slashed his price by nearly $200,000 in order to reduce it below $2.5 million.

To be honest, the listing photos really don’t do this lovely apartment justice. Jade Residences at Brickell Bay is a great building and is increasingly popular despite the inventory struggles of our current market. The apartment is a 3,415 square foot 4 bedroom, which is insanely large for the Brickell area. It is also on the northeast corner of the building, offering amazing views of Brickell Key, the Port of Miami, Brickell, Miami Beach and of course the Biscayne Bay. Unit 4201 has the same layout and recently sold for $2.7 million. We recently sold apartment 904, which is a smaller plan, but the buyer was able to take out a conventional mortgage on the property… something that is not particularly common in the Brickell real estate market and speaks very highly of how the building is being run.

As for the active and available alternatives to this listing, we have had apartment 4107 on the market for just over a week and have already had several prospective buyers. Apartment 4107 is a three bedroom with bay and city views. You can compare the layouts and photos here.

Andy Murray Tries Again To Sell His Condo At Jade Brickell

Tennis ace Andy Murray is trying once more to sell the big 4 bedroom condo with big bay views at Jade at Brickell Bay. Back in May, it was reported that he was in contract to sell the apartment after having listed it for $2,900,000 but I guess that didn’t go through. It never closed, the listing expired from the MLS and everything was quiet… until today.

The 45th floor property was relisted today with a price reduction to $2,690,000 according to the MLS, or $787/square foot. The average sales price for the building over the last 3 months is $700/square foot so it looks like there could be a workable deal here.

It also appears that Mr. Murray has as much investment prowess as he has tennis skills. He purchased the apartment back in 2008 for $1,575,000, or $461/square foot. Bargain! Some newer residents of Brickell may not remember that in 2008, Jade at Brickell Bay was particularly hit by the market crash. Even hard money lenders wouldn’t make a mortgage in that building because of all the mortgage fraud that had gone on. The person that sold Andy the apartment had previously purchased it from the developer for $2,250,000. The original seller lost $675,000 on the apartment! Ouch!

Fast forward to today, all is well at Jade, and Andy wins. He’s been soaking in that bay view for the last 8 years (when he passes through Miami anyway), and now he will soak in the dough when it sells. I know we can’t predict what it will sell for, but the apartment doesn’t seem to have any defects that would prevent a fair market value sale. Even if he sold at the average price per foot of the building, he would sell it for around $2,400,000. Since it is a corner unit with a spacious kitchen and large terrace, I anticipate it would bring in more than the average, so we shall see!
