Miami’s Building Department has officially approved a site work permit for Tower 91—also known as Cassi—marking a key step forward for a highly anticipated mixed-use development in the Miami Design District. The approval clears the way for initial work to begin on the site, located at 91-93 NE 36 Street, just east of Biscayne Boulevard.

Tower 91/Cassi is being developed by Design District Associates and Prinz Corner LLC, affiliated entities of renowned Miami developer DACRA. Craig Robins, CEO of DACRA, intends to break ground on a new rental apartment development in the area within a few months. Though unnamed in the interview, the project aligns with Tower 91’s timeline and design scope.

According to a recently finalized utilities deal and city filings, Tower 91/Cassi will include:

  • 107 residential units

  • 15,981 square feet of retail space

  • 6,849 square feet of full-service restaurant space

  • 227 parking spaces

Elkus Manfredi Architects is leading the design, with Cube3 serving as the architect of record. Together, the firms aim to deliver a vibrant, modern development that complements the upscale and design-forward character of the surrounding district.

While the city continues to review the master construction and phased vertical permits, the newly approved site work permit signals that visible progress is imminent. Once completed, Tower 91 is expected to further activate this key corridor of Miami’s Design District with a dynamic mix of residential, retail, and dining options.
