If you do not know who Rob Gronkowski is, surely you know him from this past Sunday’s Super Bowl Win by the Tampa Bay Buccaneers. Gronkowski also referred to as ‘The Gronk,’ is the tight end for Tampa. Notable for being a skilled receiver and talented blocker, he has set many NFL records including being the only tight end in history to reach 1,000 yards or more.

After he retired from The New England Patriots in 2019, he immediately sold his condo in Boston and became a Miami inhabitant at the Marquis Residences. Gronkowski paid $1.7 million for the suite, which was originally owned by retired Norwegian Soccer player, John Carew. Original asking price was $2.5 million. Dramatic Four Story Marquis Penthouse With Rooftop Pool Seeks $13.9 Million

If you’re interested in trophy properties that are high in the sky, prepare yourself. The dramatic upper penthouse at Marquis Residences came back to the market yesterday with a $5 million price cut and every inch is awe-worthy.

Spanning over 8,000 square feet through the 64th-67th floors, the custom-designed property boasts 4 bedrooms, 4 full baths and 3 half baths. As you exit the private elevator, you are greeted by a waterfall in the foyer. Once inside, illuminated stairs flow through the four levels of splendor, up to the 67th floor private rooftop pool.

Only three other available Downtown Miami area condos dare to approach the level of grandeur seen in this Marquis penthouse. Marquis PH6401 was purchased in 2010 by an American businessman for $4.2 million. The owner worked his way up from the ground level at his father’s defense logistics company that he had started with just 3 people over 30 years ago. After taking over the CEO seat in 2003, he continued to grow the company until it was ultimately sold to Honeywell for $230 million, according to a profile in the Alexandria Times. Judging from the listing photos below, it seems he has just as much design sense as he has business sense, because this place is truly amazing.

Marquis Residents Will Soon Have a Poolside Bar & Lounge

After a lengthy overhaul and rebranding, the hotel component at Marquis Residences will be adding a poolside bar and lounge to their 14th floor pool deck. The two pools have recently reopened, along with an STK steakhouse on the ground level.

Bella’s bar is set to open this winter and will serve cocktails and dishes from STK Miami with entertainment from a variety of resident DJ’s. Also under construction now is a new spa, ‘ME time’ at SKIN C.

Melia Hotels has a very strong presence in Europe, Latin America and the Caribbean, but the Miami location is its first in the United States. In 2017, they are set to open a location in Dubai that was designed by Zaha Hadid.

Mario Chalmers Is Eager To Sell That Double Apartment He Bought From Drake

Earlier this week, Curbed reported that people are not necessarily lining up to purchase celebrity-owned real estate and it seems Mario Chalmers got the memo. According to the listing agent, they are reducing the price of his double condo at Marquis Residences to $2,990,000 from the original $4,000,000 ask… and there is still room to negotiate.

If you are a regular reader, you will remember that Chalmers purchased the condo from Drake in 2012 for $2.4M. Drake had previously purchased two apartments from the developer of Marquis and combined them to make one amazingly huge penthouse with a view of the American Airlines Arena. He even filmed one of his music videos from the apartment before the interior finish-out was completed. I wish I could remember the name of it, but I don’t really listen to Drake so the actual video name escapes me. Maybe someone can refresh my post-hurricane foggy memory. (UPDATE: Thank you to Eliot Ramos for reminding me that the video is ‘I’m On One’)

Anyway, In 2014 Chalmers decided that he did not like having a view of the office and put the property on the market for $4M. That didn’t work, so in early 2015, he took the property off the market for a bit. After getting traded to the Memphis Grizzlies in November, I guess he decided he doesn’t need the apartment after all, so relisted the property with a lower price of $3,590,000. And here we are today.

The Curbed article suggests that one of the reasons celebrity owned properties are difficult to sell is that they add upgrades that a typical buyer would not be interested in. That doesn’t really seem to be the case here. The upgrades are certainly a personal touch, but nothing out of the ordinary. Pharrell Williams also had a tough time selling his penthouse in Brickell, ultimately selling for more than $3 million less than his purchase price. Lil’ Wayne is also having an impossible time with his Miami Beach home.

It seems that the property is well-priced too, at least according to the recent comparable sales. This past December, unit 5106 sold with furnishings for $2.9M. At 3,800 square feet of interior space, that amounts to $763 per square foot. With the new price reduction, Chalmers is offering his place for $546 per square foot. It seems this is a great opportunity to purchase a trophy property at a bargain price.

STK Rebel Opens at the ME by Melia Hotel This Friday

We’ve been following along with the progress of the new ME by Melia Hotel and STK Rebel restaurant, both of which are opening at the Marquis Residences, a few blocks up Biscayne Boulevard from the Miami Condo Investments offices. The hotel has pretty much opened (although it may technically still be in some kind of soft opening phase) while it’s official the restaurant, STK Rebel, the latest iteration of the STK steakhouse chain, is opening on to the public on Friday. Apparently they’ve also been doing private previews of the menu all week. The decor, meanwhile, is meant to reference New York and the beginning of STK, according to the New Times:

During the exclusive tour, Allison James, regional marketing manager of the brand, explained that each STK has its own identity. This time, the restaurant went back to its New York roots and partnered with iCrave, the design studio behind the Midtown Manhattan edition.

Me by Melia Shows off the Interiors of its New Miami Hotel

We’ve been watching the progress of the Me by Melia Hotel at the Marquis since the project was announced a few years ago. Now, practically on the eve of the hotel’s opening (Curbed Miami spotted reservations being accepted by July 7th, although we earlier spotted reservations being accepted as of June 15th) Me by Melia has release imagery of its interior. They’re either really spotless photographs or photorealistic renderings. With technology these days sometimes it’s hard to tell. Located at the Marquis Residences, the 129-room luxury hotel will share a set of two pools on the 14th floor with the residences, a ground floor STK Rebel Restaurant, pool-level ‘Bella’s Bar,’ and 1,000 square feet of meeting space. So, like, enough room for a very fancy PTA meeting.

ME by Melia Hotel Aiming for a June 30th Opening

The ME by Melia Hotel at the Marquis Residences at 1100 Biscayne Boulevard, along with the building’s renovated amenities, STK Rebel restaurant and pool bar, are scheduled to open by June 30th, according to a letter sent to building residences. The hotel’s website has begun accepting reservations on June 14th. The letter, dated May 2nd, said construction was in its final stages and city inspectors were already hovering around and checking out the building for the Temporary Certificate of Occupancy, which they expected to get around June 15th. According to the letter, the pools are supposed to be open now and the gym, and spa on June 15th. Meanwhile, the facade looks pretty much nothing like the rendering originally released to the public. There is some funky metalwork going on which looks like it might be better looking at night. So, like what happened with that? Let’s hope the interiors are gorgeous.

Kukaramakara Moving into Revolving Door Retail Space at 900 Biscayne

The ground-floor retail/restaurant space at 900 Biscayne Bay has had a series of tenants sine the building’s completion in 2008. but will the building’s latest entree be the right fit? Kukaramakara, a live band venue just opened over the past weekend. Up until 2 or 3 weeks ago, the space was occupied by Libar Steakhouse, before that Doma Polo Bistro, and before that another place, which, if we remember correctly, was an Argentinian restaurant. Meanwhile the space itself was put on the market for sale earlier this year.

The space is a great example of the amount of retail turnover on this stretch of Biscayne Boulevard, the so-called Biscayne Boulevard wall. The Marquis had a hotel, and now it’s about to have another hotel. 888 Biscayne Boulevard/Marina Blue is getting a CVS in their corner space. The ground floor retail space at Ten Museum Park has never had tenant. And soon One Thousand Museum will be adding more retail square footage to the row. With new construction happening nearby, a neighborhood in transition, and lots of traffic along Biscayne Boulevard, when will the stretch reach some stability?

Mario Chalmers Traded to Memphis Grizzlies

Mario Chalmers has been traded to the Memphis Grizzlies along with forward James Ennis, according to league sources. The teams have scheduled a trade call with the NBA office to finalize the deal, which is reported to include  Grizzlies’ guard Beno Udrih, forward Jarnell Stokes and a second round pick to the league.

According to Yahoo Sports, the trade deal will save Miami $6 million in luxury tax payments. What has not been disclosed is the future of Chalmers’ 5 bedroom condo in Marquis Residences. The 28 year old guard purchased the 5,475 square foot condo in 2012 from hip hop/rap artist Drake for $2.6M. The apartment originally was designed as 2 residences but were combined by Drake in 2011 and features 5 bedrooms, 5 baths, a game room, wet bar, state of the art kitchen and 2 laundry rooms. It is a 2 level residence on the 49th and 50th floors with views of the Biscayne Bay, Atlantic Ocean and Miami Beach skyline. The property includes 4 assigned parking spaces, but is located just 5 blocks from the American Airlines Arena. It was previously listed last August for $4M, but the listing was removed in February of this year.

There is no word yet on whether Mr. Chalmers will keep his Miami property, but we will be sure to find out as news develops.
