A $111 million construction loan has been secured for The Perrin, a new 26-story Class A residential tower set to rise just blocks from Brickell City Centre. The financing, provided by Goldman Sachs, underscores strong confidence in the future of the Brickell residential market.

The Perrin will feature 310 luxury rental residences and is being developed by Empira, with Jaxi Builders onboard as the general contractor. The development’s design team includes Corwil Architects and renowned interior designers OTJ Architects, who together are crafting a sleek, modern living experience tailored for Miami’s urban lifestyle.

“We ran a highly competitive process that drew strong interest from a wide range of lenders,” noted Daniel Matz, Senior Managing Director at Newmark, who arranged the financing. The project is now slated to break ground in summer 2025, with completion expected in 2027.

According to the filing, the new tower will rise 434 feet and feature:

  • 544 residential units, with 12.5% designated as workforce housing

  • 9,445 square feet of ground-floor commercial space

  • 421 parking spaces across four unlined garage levels

The ground floor is slated to include an administration and leasing office, as well as a residents-only grab-and-go market. Upper levels will offer an array of lifestyle amenities. Levels 6 and 7 will house a fitness center, spa, lounge, co-working area, and an expansive outdoor pool deck with an event lawn.

The architectural design is being led by internationally acclaimed firm Arquitectonica.

This proposal marks a scaled-down version of a previous plan. In 2020, a joint venture between The Continuum Company and TSG had unveiled intentions for a 70-story tower on the same site—plans that never came to fruition. Now, CF TSG Brickell, LLC looks to bring a more attainable yet still ambitious vision to life in one of Miami’s most sought-after neighborhoods.

Designed by MKDA, the proposal—dubbed LIVWRK Wynwood—calls for three striking 45-story towers reaching 465 feet in height.

Located at 2400–2418 North Miami Avenue, the project spans an impressive 1.81 million square feet. It replaces a previously approved mid-rise plan and utilizes Florida’s Live Local Act to surpass local zoning height limits, enabling increased residential density in exchange for much-needed workforce housing.

In total, LIVWRK Wynwood will introduce 1,363 new residential units to the neighborhood. Notably, 529 units—representing 40% of the total—are earmarked as workforce housing. This includes all 494 studios and 35 one-bedroom units, which are expected to rent for approximately $2,800 per month. Residences will range from 453 to 1,306 square feet and offer a range of floor plans from studios to three-bedroom layouts.

At the base of the towers, an expansive parking and amenity podium will house 912 parking spaces and over 88,000 square feet of retail and shared amenities. Each tower will feature dedicated amenity decks on the ninth floor, along with lounge spaces on the 29th floor, offering elevated city views and recreational experiences.

The architecture, according to MKDA, embraces Wynwood’s artistic roots and industrial texture. The façade will feature raw materials like exposed concrete, perforated metal, and loft-style window frames, blended with lush green elements and art-driven details. A landscaped paseo will slice through the site, prioritizing pedestrian movement and linking NW 24th Street, NW 25th Street, and North Miami Avenue.

Carefully planned for walkability and community engagement, the ground level will be activated with retail, art installations, and widened sidewalks. Entry points will be recessed to create inviting alcoves, and murals will bring the street frontage to life. Meanwhile, the parking garage will be fully wrapped by occupied space on the lower floors to ensure an attractive and seamless pedestrian experience.

Balconies will vary in openness and rhythm, especially at higher floors, to allow natural light and airflow throughout the towers. The podium and upper levels will serve as platforms for large-scale sculptures, bringing a curated, gallery-like dimension to daily life for residents and visitors alike.

As one of the most significant proposals filed under the Live Local Act, LIVWRK Wynwood not only seeks to redefine the district’s skyline but also to create an inclusive, vertically integrated neighborhood that reflects Miami’s evolving urban identity.

The project is slated for completion in 2028.

Strategically positioned on a 7-acre site directly adjacent to the Douglas Road Metrorail Station, CADENCE is part of a broader initiative to turn this high-traffic transit node into a vibrant, walkable urban district. The project is backed by a $125 million construction loan arranged by a lending syndicate led by Santander Bank and TD Bank. With an estimated construction timeline of 33 months, CADENCE is expected to be a key contributor to Miami’s growing inventory of well-located, transit-connected housing.

CADENCE builds on the success of Link at Douglas’ first phase, which was completed in 2023 and includes the 312-unit CORE and 421-unit CASCADE towers. Together with over 30,000 square feet of ground-floor retail, anchored by a flagship Milam’s Market, the development has already started to reshape the area into a mixed-use destination. A fourth and final residential tower is also in the pipeline and will bring an additional 400 units to the site upon completion.

The Link at Douglas project is the result of a strategic public-private partnership with Miami-Dade County and the Department of Transportation and Public Works. Situated on publicly owned land via a ground lease, the development includes more than $17 million in privately funded infrastructure enhancements. Among them: a fully renovated Metrorail station and a new pedestrian-friendly public plaza that will seamlessly connect with The Underline — Miami’s celebrated linear park and urban trail.
