A Photo Tour of the Amenities-packed Gran Paraiso

Gran Paraiso – the fourth and final tower of Related’s Paraiso District – has been completed. The 54-story condo development began closings on January 9th. To date, over 225 of the building’s 317 total units have closed (over 70 percent).

Gran Paraiso was designed by international architecture firm Arquitectonica with interiors and common areas designed by famed Italian designer Piero Lissoni. The non-penthouse residences at Gran Paraiso are comprised of one-, two-, three-, and four-bedroom options ranging in size from 1,075 to 2,232 interior square feet plus balcony. Each and every unit at Gran Paraiso offers direct, sweeping views of the water.

Perhaps the most amazing thing about Gran Paraiso is the quantity and quality of its amenities. To be fair, it’s perhaps the most amazing thing about Gran Paraiso AND Paraiso Bay because the two towers share amenities. When Paraiso Bay was delivered last April, it was said that roughly only 40 percent of its overall amenities were completed. That figure was almost incomprehensible because the amenities that were delivered at the time seemed plenty when compared to projects of similar size. (Keep in mind, Paraiso Bay has only 346 total units while Gran Paraiso has just 317).

The amenities that were delivered last April included a large clubroom with billiards table and catering kitchen; private screening theater; wine cellar and tasting salon; a cigar lounge with private humidors; teen’s game room; children’s playroom; a fitness center (albeit a smaller, temporary one); and a three-acre-plus, resort-style amenities deck with a dramatic circular zero-entry pool, outdoor spa, poolside cabanas, and summer kitchen.

Now, with the completion of Gran Paraiso, comes the rest of the amenities, which include a much larger, state-of-the-art fitness center with TechnoGym fitness and cardio equipment; a spin room equipped with TechnoGym bikes; indoor sports facilities with three bowling lanes, two billiards tables, two foosball tables, and high-definition golf simulator; Hammam spa with separate men’s and women’s steam and sauna facilities; and tennis center with lighted tennis courts and multipurpose court. Of those recently-delivered amenities, perhaps the most anticipated has been the bowling lanes. My photographer photographed it a few weeks ago on the day of its official opening and the management office already had reservations booked for several weeks in advance.

When added all together, one could easily make the argument that the amenities shared by Gran Paraiso and Paraiso Bay are the best in town. Related Group has delivered something enjoyable for all ages in this amenities-packed wonderland.

Over the past year, I’ve had the distinct pleasure of touring upon completion each of Related’s four Paraiso buildings with Carlos Rosso, President of Related. “We have created a luxury private neighborhood in Edgewater that will transform the area like we have done in the past with South of Fifth and Downtown Miami; Related has been the first developer to move in and redefine a whole area,” said Rosso. In Paraiso District, Related has brought interior designers from all over the world, including United Studio from London for Paraiso Bay, Piero Lissoni from Milan for One Paraiso and Gran Paraiso, Karim Rashid from New York City for Paraiso Bayviews, and, finally, Meyer Davis also from New York City for Amara Beach Club.

Amara at Paraiso Building Listed For Sale – Asking $20,000,000

According to various commercial real estate websites, the freestanding, waterfront building located at 3101 NE 7th Avenue, which houses the Amara at Paraiso restaurant by Chef Michael Schwartz, has been listed for sale for $20,000,000. The sale would include a lease transfer with Amara at Paraiso in place as the tenant. The prospectus for the sale of the property states that Amara at Paraiso has a 10-year lease in place with three options to renew their contract. The restaurant includes 6,445 square feet (4,513 interior square feet + 1,932 exterior square feet), seating for 209 people, boat access, and 24 valet parking spaces.

The two-story building also has a rooftop component called Paraiso Beach Club, and the sale of the property would include income generated from it. According to the prospectus, each unit owner of the four Paraiso condo towers (Gran Paraiso, One Paraiso, Paraiso Bay, and Paraiso Bayviews) is paying $750 per year in membership dues to the owner of the Paraiso Beach Club for the right to use it. This arrangement generates membership income totaling over $1,000,000 per year. The Paraiso Beach Club rooftop is 5,871 square feet (2,794 interior square feet + 3,077 exterior square feet) and has seating for 158 people.

Combined, the rent income plus membership dues generate an annual income of $1,633,750 (an 8.17 percent cap rate) according to the investment prospectus.

Construction of Related’s Paraiso District is in the home stretch. Along with Amara at Paraiso – a Michael Schwartz restaurant which opened last week along Biscayne Bay – Paraiso District is comprised of four luxury, high-rise towers, each scheduled to open later this year: Paraiso Bay, which is nearly finished with delivery expected this quarter; One Paraiso – expected to begin closings in Spring of this year; Paraiso Bayviews – expected to begin delivering units this Summer; and Gran Paraiso, which is very close to topping off and is aiming to begin closings this Fall.

Paraiso Bay is completely sold out; all that remains at One Paraiso is a single penthouse which is asking $2.1M; Paraiso Bayviews has limited inventory starting at $579K; and Gran Paraiso has 1 to 4 bedroom options available starting at $800K.

Despite Hurricane Irma’s damper on the Paraiso party, the project is preparing to begin closings. The damaged crane was successfully removed and Gran Paraiso should be topped off by the end of the year. As they put the finishing touches on the first residential units, let’s have a look at “Amara at Paraiso,” the onsite restaurant by Michael Schwartz.

The Edgewater mega-project had planned to begin closings last month, but were delayed by the storm. Since then, everyone has been working diligently to bring the closings back to the anticipated schedule (or as close as possible). As of now, here is the most updated completion schedule:

The Paraiso District is now 97% sold and on the verge of opening its first building. Here is a breakdown of each tower with current photos of their progress…

Paraiso Bay – Although previously announced as “Sold Out”, we have received word that one unit has come available. This one is an 05 line with a direct bay view. It has 1,326 square feet with 2 bedrooms, 3 baths and a den. It is being offered for $934,900.

We had previously heard that the building was set to open this month, but opening day has been pushed to September. Delays at the end of the construction process are pretty common, so we’ll be sure to stay abreast of any changes.

Paraiso Bay Almost Finished

Paraiso Bay Homes – Although not as heavily publicized as the towers, the Bay Homes are probably my favorite phase of the complex. They are located directly across the driveway from the Paraiso Beach Club and directly under the pool deck for Paraiso Bay and GranParaiso (with their own entrance). They are townhouse-style beach homes with an average of 4,000 square feet and 3 or 4 bedrooms. There are currently 3 remaining that are priced between $1.9 million up to $2.4 million.

Paraiso Bayviews – The most affordable tower is also nearly sold out, with an anticipated opening of January 2018 after topping off in April. There are now 5 condo residences available and 7 penthouses. The prices range from $420,000 for a 1 bedroom plus den with a garden view to $650,000 for a 2 bedroom with sunset/skyline views. In the penthouse levels, remaining opportunities range from $630,000 to $1.6 million.

One Paraiso – In our most recent construction update, One Paraiso had just topped off with two opportunities remaining… a 1,680 square foot 3 bedroom, 3.5 bath with bay and ocean views for $1.45 million and a 4 bedroom, 4.5 bath penthouse with 2,850 square feet and bay/ocean views for $2.85 million. Both remain available with opening day projected for February 2018.

GranParaiso – The final tower to be completed is also the one with the most inventory to choose from. GranParaiso has currently reached the 46th floor of 53 total. We should see top off early in the fall and final completion in the Spring of 2018. There are 18 condo residences available, ranging from $960,000 for a 2 bed, 2 bath plus den with bay & ocean views, up to $1.88 million for a 4 bed, 3.5 bath plus den with the same view.

There are also four remaining penthouses from $2 million to $3.1 million.

One Paraiso Has Topped Off; Paraiso District Construction & Sales Update

The third tower in the 10 acre Paraiso District has topped off. One Paraiso reached its final height of 53 floors this week leaving only GranParaiso in the vertical construction phase. Here is the latest on the project:

One Paraiso – The building has topped off and interior finish out is underway. Only two residences remain, a 3 bedroom and a penthouse. Closings are set to begin later in the year.

BayHomes – Interior finish-out and landscaping are underway and sidewalks are being poured. Closings will begin this summer and prices start at $1.9 million.

Paraiso Bay – This was the first tower to top-off. Interior finish-out is underway and closings are set to begin this summer. There are no purchase opportunities at this time.

Paraiso Bayviews – The most affordable tower in the district topped off in April and is set for opening at the end of the year. Remaining apartments start at $599,000.

GranParaiso – If you want A-Rod to be your neighbor, you should buy here. They have reached the 41st level of vertical construction and are set to open in the Spring 2018. Prices start at $968,000.

New Miami Condo Buildings With Tennis Courts

This time of year brings one of our favorite events to Miami. The Miami Open runs from March 19-April 1 this year, and to commemorate it, let’s have a look at our favorite buildings in the greater downtown area that have tennis courts!

If living in a brand-new condo is important to you, there are several in the pipeline. Key International’s 1010 Brickell is slated to open within a few weeks. They have an indoor tennis court and 3 remaining presales starting at $950,000. All are 3 bedroom layouts. There is one resale unit on the market so far. SLS Lux is also on track for completion this fall/winter. They have only four penthouses remaining that have recently been repriced.

In Downtown, Paramount Miami Worldcenter is going to bring every amenity imaginable to their mega-project. They are about 60% sold and have residences priced at an average of $750/square foot. Because of their strong sales figures, they were recently able to secure the second largest construction loan in this build cycle. They are currently in vertical construction and should deliver keys at the end of 2018.

If you’re looking for something sooner, you could head up to Edgewater and check out Biscayne Beach. They have 2 tennis courts over their parking deck and a bayfront beach club. They have 5 remaining presale opportunities, and we will be listing an amazing high floor 3 bedroom on the southeast corner.

For people who are looking for an integrated community, I would suggest the waterfront Paraiso complex. There are five residential sections to the complex, totaling 1400 units. Paraiso Bayviews is the most affordable section, with remaining inventory starting at $470k (as of today). They just passed the 42nd floor of construction and should be ready by the end of this year. Paraiso Bay was the first of the towers to open sales. They are currently all sold out and on track to open this summer. GranParaiso is the most luxurious of the towers. It will be finished in Spring of 2018 and has 2 bedroom residences starting at $1 million. One Paraiso is the sister building to Paraiso Bay. They have 3 remaining penthouses, starting at $1.9 million. Aside from the towers, there is also a small enclave of bayfront beach homes. There are only 8 in total and 1 remains at $2 million.

Hyde Midtown is going to be the first project in Midtown to offer a tennis court for residents. They recently topped off at 80% sold. Their prices start in the mid $400,000’s and the rooftop penthouses start at just $735,000! The penthouses have rooftop terraces as well.

The folks over at Plaza Construction have been hard at work over the last few months, making big progress on the Paraiso Complex in Edgewater that is made up of Paraiso Bay, GranParaiso, One Paraiso, Paraiso Bayviews, Paraiso Bayhomes and the Paraiso Beach Club. That’s a lot of Paraisos! Here is how they are coming along, followed by construction photos:

  • Paraiso Bay is currently sold out. It has topped off and is now being finished out. They are scheduled to start closings in the early Summer 2017.
  • One Paraiso has reached the 37th floor of the 53 story tower. There are a handful of penthouses remaining, priced between $2 million – $3.5 million.
  • Paraiso Bayviews has reached the 33rd floor with 10 to go until topoff at 43 stories. This is the least expensive of the towers and Related Group is currently near close-out on the inventory. The last remaining opportunities range from $600k for a 1,460 square foot 2 bedroom/2 bath up to $1.6 million for a 2,522 square foot upper penthouse with 4 bedrooms and 4.5 baths.
  • GranParaiso is the last of the 4 large towers to be completed. It has reached the 22nd floor and will top off at 53 stories. The last opportunities in this tower range from an $800k 1 bedroom, 2 bath with 1,000 square feet up to $3.2 million for a 3,200 square foot upper penthouse with 4 bedrooms and 4.5 baths.
  • The Paraiso Bayhomes are a small enclave of townhome-style units along the base of the project. These are 4 stories tall and feel more like a single-family home than a condo. There are only 2 remaining of the 8 that are under construction. They are available at $2 million apiece. One has 3 bedrooms and the other has 4 bedrooms. They have topped out already and are receiving their glass panels.
  • The Paraiso Beach Club is a shared amenity for the four towers and Bayhomes. It is set to open alongside Paraiso Bay this summer and will feature a restaurant by Michael Schwartz as well as boat slips for the residents to enjoy. Update: The restaurant is called Amara at Paraiso.

Checking in on Construction at Paraiso, Related’s Colossal Condo ‘Paradise’

Since the last time we got a good look at the Related Group’s quartet of ‘Paraiso’ condo towers in Edgewater a month ago, construction has continued full steam ahead, with all four towers and that massive bay-facing amenity deck taking shape around the ever present prefab sales center on the bay. Christian Tupper, Related sales manager, shared another round of construction shots showing the progress made. Check out the photos, after the jump.
