New Edgewater Tower Receives FAA Approval for 637-Foot Height

Edgewater, one of Miami’s most rapidly developing neighborhoods, is set to welcome a striking new addition to its skyline. The Federal Aviation Administration (FAA) has officially given the green light for the height of a new tower planned for the area. According to a determination letter dated August 19th, the FAA has approved the tower to rise to an impressive 637 feet above ground level, or 641 feet above sea level.

The letter was sent to Meridian TC Real Estate Group LLC, the company responsible for overseeing the project. The approved height paves the way for the construction of Edge House Miami, a luxury condominium building that will also allow for short-term rentals—a feature that is increasingly popular in the Miami real estate market.

Edge House Miami is set to be a 57-story architectural marvel, with a design crafted by the renowned architect Kobi Karp. Known for his innovative and contemporary designs, is expected to bring a modern aesthetic to Edge House Miami, further enhancing Edgewater’s reputation as a hub for luxury living.

The developer behind this ambitious project is Peru’s Grupo T&C, a company with a growing portfolio of high-end developments. Their decision to invest in Edgewater reflects the area’s burgeoning appeal, particularly among those seeking upscale residential options with flexible rental opportunities.

As Edge House Miami begins to take shape, it promises to be a significant landmark in Edgewater, contributing to the neighborhood’s evolving identity as one of Miami’s premier residential districts. Miami’s Urban Development Review Board Set to Review 55-Story Tower Proposal in Edgewater

An application for the proposed 55-story tower at 419 Northeast 19th Street in the Edgewater neighborhood has been received by the Miami’s Urban Development Review Board. This project, which was initially filed in October 2023, has been scheduled for review on July 20, 2024, after undergoing several updates and modifications.

The development team for this ambitious project includes:

The property at 419 Northeast 19th Street is owned by a joint venture between SB Development, led by Joseph Stern, and Hazelton Capital Group, based in New York. The development team has formally requested the UDRB to consider their updated proposal at the upcoming meeting.

The project was previously reviewed in October 2023 but was withdrawn before a decision was made. Since then, notable updates include:

  • Reduction in the Podium Footprint: To lessen the overall mass and aesthetic impact.
  • Detailed and Articulated Façade: To screen the parking garage.
  • Green Wall Addition: On the north elevation to enhance interaction with neighboring properties.
  • Increased Parking Spaces: From 172 to 180.
  • Climbing Plants: Introduction on the north façade of the podium.
  • Water Fountain: A new water feature wrapping around the northeastern corner of the ground floor.
  • Relocation of Northeast Egress Path and Exit Door: To allow for a continuous water fountain around the corner.

The resubmitted plans, which were updated on June 5, 2024, feature a total floor area of 552,604 square feet, accommodating 463 residential units and 444 parking spaces. The units range from studios to four-bedroom apartments, varying in size from 403 to 2,223 square feet. Amenities will be located on the 9th and 10th floors, as well as the rooftop, including a sky lounge, private dining area, prep kitchen, and pool.

The architectural design aims to blend the new structure seamlessly with its surroundings. The tower features a sleek, modern profile with curvilinear lines that give it a distinctive and elegant appearance. The tower’s elevations are characterized by horizontal bands of glass and metal, creating a wave-like effect.

The podium has been designed to respond to the character of the block, which includes an existing residential tower to the north. It will feature climbing plants on the north façade, giving the appearance of a green wall facing the existing apartments. A water fountain wrapping around the façade on the northeastern corner of the ground floor will create an enhanced ground-level experience near the gateway to Margaret Pace Park, helping to create an inviting atmosphere. Additionally, a bronze-colored perforated metal screen wrapping the parking garage will screen internal elements from view and limit the aesthetic impact on the surrounding neighborhood.

The project’s art treatment includes a bronze-colored perforated metal screen that wraps around the parking podium and the ground-floor façade. This screen will be lit from the bottom of each panel to enhance the pedestrian experience. The curved metal in the art treatment will require regular maintenance to ensure its aesthetic quality.

The property, with a gross lot area of 14,277 square feet, is located within the T6-36B-L transect zone, allowing for a mix of residential and commercial uses. The project seeks seven waivers, including reductions in required setbacks, drive aisle width, and parking stall length. It also requests a 30% reduction in parking needed due to its location within the Transit Oriented Development area and the Urban Central Business District overlay. Additionally, waivers are requested to allow above-ground parking in the second layer and to eliminate pedestrian entrance spacing requirements.

The proposed 55-story tower at 419 Northeast 19th Street promises to be a significant addition to the Edgewater skyline. Oak Row Equities, a powerhouse in private equity and real estate development, is setting new standards in Miami’s real estate market. With over $1.6 billion of development already under its belt, the company has recently commenced construction on 2600 Biscayne Boulevard, a groundbreaking project destined to transform Miami’s Edgewater neighborhood into a hub of luxury and modernity.

This 41-story Class AAA tower combines multifamily residential units and premium office spaces, representing a major leap in architectural excellence. 2600 Biscayne will feature 187,000 square feet of prime office and retail space, alongside 399 residential units ranging from studios to three-bedroom apartments. Residents will enjoy modern finishes, private outdoor spaces, and breathtaking views of Miami. The residential section starts 135 feet above ground, ensuring an exclusive and serene living experience.

Amenities will cater to every need: a pet spa, a private lounge, a state-of-the-art fitness center, and a 12th-floor amenity deck with a lap pool, cabanas, and BBQ grills. The 41st-floor will boast a coworking lounge and rooftop deck, offering one of the best views in Miami.

The commencement of construction follows the pre-leasing of 50% of the commercial space and the closure of a substantial $181M construction loan from Bank OZK. This marks one of the largest multifamily construction loans in the region for the year. The office spaces, nearly half pre-leased, will occupy the first ten floors in a distinctive pyramid-like design, featuring touchless entries, divisible floor plates, and wellness-focused amenities.

Edgewater is poised to benefit significantly from this project. The neighborhood, already known for its vibrant lifestyle and amenities like Margaret Pace Park, will see a substantial increase in its appeal with the addition of 2600 Biscayne. The development is also strategically located near a planned Northeast Corridor rail stop, enhancing connectivity.

Two Roads Development has just announced the launch of a 3 tower development designed around the Edition branding, Edition Residences Edgewater, with sales launching for tower 1.

With Marriott’s global reach, operational know-how, and size, this brand offers the personalized, intimate, personalized, and distinctive accommodation experience for which Ian Schrager (owner and operator) is renowned.

The Edition brand not only includes excellent design and genuine innovation, but also individualized modern service, and exceptional, one-of-a-kind food, beverage, and entertainment options.

Previously called Biscayne 21, the Edition project located at 2121 N. Bayshore Drive feature 185 condo units with pricing starting at $1.7 million. With 2 of the towers still being planned, it is unknown whether they will also have the ‘Edition’ branding.

Twos Roads Development is also responsible for Biscayne Beach and Elysee towers. Arquitectonica is listed as the architect.

In May 2022, Two Roads paid $150 million for the site which included Biscayne 21, a 191-unit tower currently on the site.

New Waterfront Condo Development Proposed in Edgewater

The same developers that brought you One Thousand Museum are proposing a new waterfront luxury condo development in the Edgewater neighborhood. Receiving its name from its street address, 710 N.E. 29th Street, 729 Edge will sit on 0.47 acres along Biscayne Bay.

The five parcels that the developers have planned for this project are currently under contract and they also plan to buy out Harbor 29 condominiums for this development as well.

The project itself would expand 342,848 square feet rising 58 stories tall. There would be a proposed 70 luxury units with three to five-bedroom options. The breakdown of the units would be one to two units per floor. Full floor units would expand a total of 6,174 square feet. 729 Edge would also feature 2 penthouses-styled townhomes spanning two floors.

The parking garage would rise 9 stories featuring 160 spaces. The garage is planned to be developed on 483, 485, 501, and 530 N.E. 29th Street totaling 0.41 acres. These lots are also under contract with the developers.

There would also be 13,037 square feet of commercial space between two buildings with a restaurant on the lower level of the condo tower.

Zaha Hadid with ODP Architecture & Design was the mastermind behind the design of One Thousand Museum. For 729 Edge, ODP will be the architecture and will feature some similar elements to Hadid’s designs.

Amenities will be similar to those of One Thousand Museum.

Missoni Baia Releases Floor Plans And Prices Starting At $500k

Miami’s latest luxury branded condominium development, Missoni Baia, has released their preliminary floor plans and introductory prices. The project will bring 229 ultra-luxury residences to East Edgewater on a waterfront lot with 200 feet of bayfront in a 57 story tower. The sales brochures and renderings are still being finalized, but we were able to get a peek of the preliminary floor plans and first tier pricing.

As I have reported before, the best time to buy a new condo is either when the tower is first announced, or when the tower is completed and preparing to open. Of course, the first buyers have the best choice of floor plans and views. Without further adieu, the first tier prices and floor plans:

Euclid Avenue Plaza Extension of Lincoln Road Pedestrian Mall Opens to the Public

In the heart of South Beach. the new Euclid Avenue pedestrian plaza, beginning where Euclid terminates at Lincoln Road and extending almost a city block south, is done. The Euclid plaza, which we had just included in our Lincoln Road construction roundup last week, is now effectively an extension of Lincoln Road’s famed pedestrian promenade.

Technically, however, this is also Lincoln’s first completely new pedestrian mall expansion ever, since the road was initially closed to cars in 1960 by architect Morris Lapidus. (the 1100 block, which was also recently totally redesigned to remove traffic lanes that had crept back in, was not an expansion but a reclamation)

Miami Beach city bigwigs first decided to expand the mall at Euclid in 2014, when the city commission agreed on a public-private partnership deal with an adjacent developer, as the Herald reported at the time. With work beginning, the contracting job was awarded to Edge Construction, which from then on beautifully documented the project’s progress on their Facebook page.
