Related Group Announces Casa Bella Tower with Sales Beginning Soon
The Related Group is on the verge of launching sales for their newest tower in downtown Miami; Casa Bella. This residential tower will be built at 1400 Biscayne Blvd in the Miami Arts and Entertainment District and is on the same site where Auberge Residences was originally planned.
According to the renderings, it appears Related is continuing with the same design and specifications that were planned for Auberge. Those designs include full glass exteriors in a wave-like pattern, as well as the unit floor plans. According to The Real Deal, the Related Group is likely reusing them since they have already been approved and to fast-track construction.
Casa Bella will feature 3 towers and 2 will rise 60 stories while 1 will rise 50. The first tower will feature 300 luxury units although 1,430 residential units have been approved for the site. The towers will have 1,629 parking spaces and will be connected by a podium.
The newest tower will feature 1 to 5 bedroom floor plans with only 6 units per floor. Interiors will be designed by Pierro Lissoni with landscape architecture by Enzo Ena. The double-height lobby will also be designed by Lissoni and will feature a mixture of sophistication and modern designs with a permanent collection of museum-quality art located throughout.
The location of this tower places residences near the Adrienne Arsht Center for the Performing Arts and the Miami Internation University of Art and Design. The Omni Station Bus Loop is also 1 block away.
With the reopening of borders and the lifting of the pandemic restrictions as of November 8, 2021, we will likely see an increase in international buyers, especially for the new construction towers. Currently, international buyers are representing around 50% of new construction developments when earlier in the year, they were only representing 20%.

Related Group Revives 1400 Biscayne Project – Previously Known as Auberge Residences
As the old sales gallery lights come on for what once was the Auberge Residences, rumors began circulating about the development that never started. Will they begin the project? What’s happening at the sales center? It has been officially confirmed that Auberge Residences, now called 1400 Biscayne is making a come back.
We are unsure why the project was first canceled but we are excited for what’s to come of this development. Located at 1400 Biscayne Bay Road in the heart of downtown Miami, 1400 Biscayne will be centrally located just steps from Adrienne Arsht Center for the Performing Arts, Pérez Art Museum Miami, Phillip and Patricia Frost Museum of Science, and just minutes from the Design District.
The original plans for this project featured a three-tower complex with an eleven-story retail/restaurant podium, 1,629 parking spaces, and resort-style amenities. The new plans for this project include a 60 story ‘uniquely angled’ façade tower with ocean views from every residence.
The double-height lobby designed by Italian designer Piero Lissoni will feature a mixture of sophistication and modern designs with a permanent collection of museum-quality art located throughout. The developer for this project is The Related Group with landscape architecture by Enzo Enea.

Despite maintaining that the project is “on hold” and not “cancelled”, Related Group is cancelling the reservations and refunding deposits to the pre-construction buyers in Auberge Miami. Last April, the first of the three planned towers was reported to be 20% in reservation, contracts were to be delivered shortly and groundbreaking was scheduled for early 2017. When the sales screeched to a roaring halt, the project was officially put on hold until at least 2018.
“We are selling, and as soon as we get to our (desired) presales we will start construction. The sales center is open,” Related’s condo division president, Carlos Rosso told us in August as they delayed the project. Now that the reservations are cancelled and the deposits returned, I take that to mean that they are no longer selling. The developer’s website for the project has also gone dark and their social media accounts have been quiet since November.
It is possible that the formal cancellation has taken place so that Related can later sell the apartments at a higher price. The buyers we had in the project were given an amazing price, which is one of the reasons we are so disappointed to hear of the cancellation. When completed, Auberge was supposed to have 1,400 units in 3 towers on a 2.8 acre build site at 14th Street and Biscayne Boulevard. The first tower was the only one to open sales and had units priced between $350,000 to $3.9 million.
This isn’t the only project in the works that is “on hold.” Related’s other mega project, One Brickell is also on hold indefinitely. The website is down and the leases in the existing office building have been renewed without the kickout clauses that are used when a new tower is moving forward. If built, One Brickell will bring three new towers to the corner of 5th Street and Brickell Avenue. The first would be a 75 story hotel and condo tower, then a 57 story residential tower and an 82 story third tower that will likely be residential as well. Prices were reported to begin at $700,000 but sales did not officially start.
“It’s the Market” Says Carlos Rosso on Auberge Miami Delay Until at Least Late 2018

Auberge Miami is being delayed until at least late 2018, and they have offered lease extensions to at least one tenant of the existing structure on the site until the middle of that year. According to Related’s condo division president Carlos Rosso, who spoke to Miami Condo Investments, “it’s the market.” Surprised? Probably not.
“We are selling, and as soon as we get to our (desired) presales we will start construction. The sales center is open” Rosso said. In April the Related Group reported that reservations at the first of the three planned towers at Auberge Miami were at 20 percent, while the more recent ISG second quarter market report placed sales at a more modest 15 percent, with both presale numbers reflecting the significantly slumping real estate market. As ISG Principal Craig Studnicky, whose firm has a partnership with Related, told the Real Deal, “It’s not terribly surprising” that Related would chose to delay the gargantuan condo project by a year, or more. (The first tower is planned to have 290 units, while the while the whole thing was designed with a whopping 1400) “Related will keep pushing” until they hit the right sales number, Studnicky said.
And, as Rosso basically confirmed, it looks like that’s exactly what Related is doing, according to leasing emails leaked to The Real Deal for some of the existing commercial space on the site, offering an extension to a current tenant until late August 2018. This means that instead of the originally planned 2017 groundbreaking, they likely don’t plan on building a thing there until at least late 2018. Of course, that also depends on how sales go from here.
Sales Launch for Auberge Residences’ First Tower

After lots and lots of planning, the Related Group is having the grand opening of the new Auberge Residences Miami sales center in typical Miami style with a launch party this week. The developer appears to have adjusted to softening market conditions by erasing the planned second and third towers from renderings and putting them off while they focus on the first. However, by the look of everything else related to the project, this is still very much Miami, where decadence and financial profligacy still reign.
The 60-story tower will have 290 units (far fewer, of course than in the three-tower configuration), 90 suites managed by Auberge Resorts, lots of art, outdoor pools on the 12th floor and 60th floor, and a spa with what in a rendering appears to be an indoor pool. The 12th floor will have other amenities galore, including a wine room, cigar lounge, club room, media room, restaurant, etc. Downstairs, restaurants and retail will activate the street. The structure is being designed by Arquitectonica, with exterior spaces by landscape architect Enzo Enea. Piero Lissoni is doing the interiors.
Prices are in the $500,000s for one bedrooms with dens, under $1 million for 2 bedrooms, and in the low $1 millions for three bedrooms. Penthouses, some of which are duplexes, range from $1.7 to $4.1 million.
Week in Review: Brickell Backyard Section of The Underline Receives Large Donation, Auberge Reserves 50 Units in 5 Days and Other News

This week brought great news for supporters of The Underline, a new park that is being developed beneath the Metrorail lines from the Miami River down to Dadeland. Each station is individually funded and the Brickell Backyard section received a $75,000 donation this week from local developers.
The Underline will begin construction in the Brickell phase and continue down 10 miles of the rail tracks. They have also secured $5 million in grants and funding from developer impact fees, Miami Dade County and Florida Department of Transportation. Friends of the Underline CEO & founder, Meg Daly hopes to begin construction by the end of 2016.
Residents of Brickell have been increasingly vocal over recent years regarding their desire for more park space but have lost out due to the laws of economics. The Underline is a solution that meets the needs of everyone involved, as the area underneath the rail tracks is not able to be sold and developed, but is available for public use. Think: the opposite of New York’s High Line… Underline will be a welcome addition indeed. [The Real Deal]
Speaking of the laws of economics, The Next Miami is reporting that the location of Brickell’s Burger King could face the wrecking ball in favor of a 960 foot tower. It appears that plans have been submitted to the FAA requesting permission to build up to 960 feet above sea level on the site.
Before you cancel your reservations on your north-facing apartments at Brickell Heights and hoard a box of Whoppers, let’s take a look at all of the evidence. Yes, a tower could be built on the land and this will likely happen one day. No, the Burger King strip center is not the highest and best use of the lot (particularly after Brickell’s recent growth spurt). We do believe that a tower will be built on the corner, but the likelihood of it happening anytime soon is very low.
The parcel of land at 10 SW 8th Street includes the Burger King on the east side all the way over to La Sandwicherie on the west side. The shopping center was last sold back in 2006 and no developer has been named for this proposed tower. Since shopkeepers in the strip center have been open about the fact that the building is being prepared for a sale, we sense that the proposal is simply a plan to increase the value of the lot in preparation for going to market. Whether or not the sale would happen quickly is another conversation altogether. For the foreseeable future, we will continue to enjoy our late-night La Sandwicherie subs in peace. [The Next Miami]
A little further north, Auberge Residences and Spa certainly had a large week. They released their first inventory on February 10 and successfully reserved 50 apartments in their first 5 days on the market! Given the feedback we have received, we hope that the lucky buyers who were able to secure a reservation hold onto their position when contracts are issued. Many people were disappointed to learn that certain floor plans have already been spoken for. Contracts are expected in late March. [The Next Miami]
While buyers were scurrying for opportunities in the Arts District, buyers of Miami Worldcenter have been scavenging for information regarding the revamped plans of their shopping center. This week finally brought additional details with renderings of the new open-air shopping concept that will replace the enclosed mall that was originally planned.

Auberge Residences Miami Video, Floor Plans, and More
Along with a few changes, additional information regarding Auberge Residences Miami has been released. Rather than 340 condo residences, there will now be just 290. Each will come with private elevator access and ceiling heights of 9, 10, or 11 feet. There will also be four double-height penthouse residences at Auberge Miami with 22-foot high ceilings.
Below, I’ve included the video for Auberge Miami along with the recently updated floor plans, fact sheet, and brochure. Reservations begin this Wednesday, February 10th. Prices for 1 bedroom units start at $297,400, but I was told earlier today that the developer already has more LOIs than actual 1 bedroom units that exist in the building.

The tower will include 410 total units, comprised of 340 residences – with 1, 2, 3, and 4 bedroom floor plans – and 70 condo-hotel units. Designed by world-renowned architectural firm Arquitectonica,the all-glass tower will face east-southeast towards Museum Park and offer breathtaking views of the bay, city, and ocean. Interiors will be designed by famed interior designer Piero Lissoni and landscaping by the award-winning landscape architect Enzo Enea. The grounds and common areas at Auberge Residences & Spa will feature museum-quality artwork by celebrated artists such as Jaume Plensa, Fernando Botero, and Julio Le Parc.
Amenities at Auberge Residences & Spa Miami will include a 60th floor pool deck with food and beverage service, a world-class spa, full-service concierge, and more. Located at the corner of 14th Street and Biscayne Boulevard – directly across the street from the Adrienne Arscht Center for the Performing Arts – Auberge Residences Miami will be within walking distance to Museum Park and the upcoming Miami Worldcenter and within 15 minutes of Brickell, Wynwood, Downtown Miami, and Miami Beach.
Reservations are set to begin on February 10th. Units will be released in batches with the first batch averaging $575 per square foot. A 10% deposit will be required to reserve a residence and contracts are expected to go out in late-March, at which point an additional 10% deposit will be due.
Auberge Residences & Spa Miami is expected to be completed in early 2019.
