The Architectural Marvel: Soaring to New Heights Swire Properties has a reputation for creating architectural masterpieces, and this project is no exception. Federal Aviation Administration Approves Brickell Key Project

Swire Properties Reveals One Island Drive

According to developer Swire Properties, the Federal Aviation Administration has approved two towers on Brickell Key, One Island Drive. Tower 1 will rise 1,044 feet tall while Tower 2 will rise 691 feet.

One Island Drive will be a tranquil haven with two magnificent buildings, situated at the southernmost tip of Brickell Key, the private island community that Swire Properties has been building for more than 40 years. The luxurious collection of 220 two- to four-bedroom private homes with expansive floorplans of up to 4,700 square feet and two prestigious duplex penthouses at the top of the building, each spanning over 6,000 square feet, will be found in the first tower, known as “The Residences at Mandarin Oriental, Miami,” which rises to a height of over 800 feet. The second tower will rise 400 feet tall and will feature 151 rooms with the famous North American Mandarin Oriental Hotel in addition to 61 private Residences and 28 hotel Residences.

An award-winning international design team, each at the top of their respective industries, will work together to create One Island Drive, a landmark of understated elegance on the waterfront. The bold exterior design by Kohn Pederson Fox Associates (KPF) will redefine the skyline; the interiors of The Residences by Parisian designer Tristan Auer; the interiors of the hotel by AD 100 and Elle Décor A-List Parisian designer Laura Gonzalez; and the landscape architecture by renowned Thai firm Shma. For Auer, Gonzalez, and Shma, this is their first commission for new development in the country.

One Island Drive will be the first residential building to be constructed on Brickell Key in the last 15 years. Pricing will begin at $3,500,000 when sales begin in the latter half of 2023.

Swire Properties submitted a request to the Federal Aviation Administration in late December in order to bring the supertall development to Brickell Key, a posh residential island outside of Miami’s financial sector.

According to the designs, there will be two towers: one rising 700 feet and the other rising 1,049 feet, making it a supertall skyscraper. At the southernmost point of the enclave, at Brickell Key Park, both would be situated.

The vacant land at the southern end of Brickell Key, which the firm claimed was being kept for development or sale, is owned entirely by Swire Properties, according to the company’s 2021 annual report.

Although Swire’s precise plans for the property are yet unknown, the park is zoned for residential use. Additional to the development’s height, no other information regarding it is included in the application.

The 2.4-acre park was purchased by the Miami-based developer in 1997. There is currently no developer listed on the FAA filing.

Trey Songz Finally Sold His Brickell Key Condo After 20 Months

After more than a year and a half of steady price reductions, R&B superstar Trey Songz has finally found a buyer for his Brickell Key condo. The sale has not yet hit the public records, but according to MLS data, the final sales price was $710,000. That is a huge reduction from the original listing price of $1.05 million in 2016!

Despite the $340,000 price chop, the singer still came out ahead. He had paid just $437,000 for the unit back in 2010, so realized a profit of just over $230,000 after commissions. No word yet on the identity of the buyer, but they closed the deal with a conventional mortgage.

The unit is located in the Courts on Brickell Key, where the average sales price over the last year has averaged $436 per square foot, the same rate that the buyer paid.

The sale comes at a very convenient time for Mr. Songz, who purchased a new penthouse in Brickell Heights, which opened this summer. You can see the listing photos of his starter pad here.

Market Stat Monday: Almost $50 Million In Contracts Signed Post-Irma

It has been a few weeks now since the skies have cleared in Greater Downtown Miami after Hurricane Irma’s brush, and despite a little bit of flooding and debris, we were very lucky. Now that cleanup is under way, how have the condo sales fared?

Not too bad, if I must say. Despite having only two functional weeks in September, nearly $50 million in resale contracts were signed on 79 total units.

The least expensive listing to find a buyer was at the Loft II Downtown, where a 770 square foot one bedroom was listed for $175,000. Of the 79 units that went to contract, 50 of them were listed for under $500,000. We will find out the final sales prices once they close.

In the luxury segment, there were a total of 6 properties listed over $1 million that found buyers. Among them was the crown jewel penthouse #1 at Asia on Brickell Key. With nearly 5,000 interior square feet through three levels including a dramatic rooftop terrace with a private pool, the sellers had asked $8.5 million, or $1,715/square foot.

Comparing September of 2017 to September of 2016, you will see that 2016 brought both a higher number of transactions as well as a higher volume of listings sold, but not enough to make it an overall better month considering that September 2017 was short due to people being distracted by the hurricane and Hurricane Matthew didn’t brush South Florida until October of last year. September of 2016 brought just over $60 million of listings sold, with 119 total transactions.

Fun Fact Friday: Every Building Swire Builds Is Blessed By Monks… Twice

We find ourselves praising Swire Properties regularly. They move trees from their development sites to local parks rather than cutting them down, they donate money to The Underline (Miami’s answer to New York’s High Line), they spend $31 million on a climate ribbon that cools their shopping center, protects shoppers from the elements and looks really nice from every angle. Now, we also learn that each and every building that Swire Properties builds is blessed by monks at least twice.

The Hong Kong based developer has a tradition of flying monks to their build site at groundbreaking for a blessing ceremony. The ceremony is repeated once the project is complete. In 2005, Carbonell was even able to be blessed by the Dalai Lama himself! Brickell City Centre was blessed multiple times. First, there was a blessing ceremony at groundbreaking, then the East Hotel was blessed upon completion. Reach and Rise received their own completion ceremonies with the East Hotel receiving an additional blessing at this time. When the mall opened, the entire project was blessed again. Trey Songz Is Losing His Miami Condo To Foreclosure Over $1,700

It looks like Mr. Steal Your Girl needs to take a break and concentrate on becoming Mr. Pay Your Bills, because Trey Songz is about to make a big real estate mistake. After trying unsuccessfully to sell his Brickell Key condo, he has stopped paying the maintenance and is now faced with a foreclosure lawsuit from the private island’s master association over $1,700.

Court records show that the association placed a lien on the property in January, demanding payment of the monthly dues dating back to October of 2016. Apparently, the crooner and pop icon failed to make his $584.48 monthly payment to the association since October 1, and is now being slapped with late fees and 18% interest. After he failed to respond to their demand, the association has upped the ante and filed for foreclosure. If he still fails to pay, they will take possession of the condo he purchased in 2010 for $437,000 and recently had listed for $795,000. The property has since been removed from the market, but you can see the photos here.

This turn of events also makes me wonder the fate of his new condo at the brand-new Brickell Heights, which is scheduled to open May 1. The developer has not disclosed the purchase price of his new place, but buyers in the development are required to pay half of the final purchase price as a deposit during construction. If he fails to close in May, he will lose that money, which I imagine to be at least $750,000 (the penthouses were sold around $1.5 million).

Brickell Key Buildings With Tennis Courts

Yesterday we honored the 2017 Miami Open by taking an in-depth look at all of the new construction buildings coming to the area that will offer tennis courts, but what is out there for those who need to move more quickly? Here are our suggestions for buildings that are already constructed and also have onsite tennis facilities.

Brickell Key has the largest concentration of buildings with tennis courts in the area. For those who don’t know, it is a private island with 11 residential buildings, most of which were built in the 1980’s through the early 2000’s. Given the fact that it is situated behind a guard gate and the large array of family-friendly amenities, the island is very popular for families with young children.

The newest and most luxurious building on the island is Asia. It was built in 2008 and has 123 residences. Some of the amenities include private elevators and fingerprint access. Prices range from around $1 million to the $12.8 million penthouse. Rental prices range from $4,500/month to $12,000/ month.

The most affordable buildings with tennis courts are Brickell Key 1 & Brickell Key 2. Brickell Key 1 was the first building to be constructed on the island in 1982, followed by Brickell Key 2 in 1991. Together, they offer a resort-like feel and share a tennis court. Prices currently start at $220,000 for a studio and average $425/square foot. Rental prices start at $1,750 for 1 bedrooms and $2,500 for 2 bedrooms. Every now and again you can catch a studio for $1,550 or a 3 bedroom for $3,000.

On the south side of the island, next to the Mandarin Oriental Hotel, is Isola Condo. It was built in 1990 with 1 and 2 bedroom plans and has availability ranging from $260,000 – $600,000. Rental prices range from $1,750-$2,800.

Carbonell is located on the northern tip of the island and offers larger floor plans that range in price from $469,000 to $2.35 million. It was built in 2005 and has amazing unobstructed water views from most all of the apartments. Even the apartments facing south have nice water views over the island. Rental prices range from $2,700 for a 1 bedroom that is over 1,000 square feet up to $9,700 for a 2,860 square foot 4 bedroom and amazing wraparound terrace.

If you are interested in courts of all kinds, I would suggest Courts at Brickell Key. They have tennis, racquetball AND squash courts (hence the name). Apartments at Courts range from 863 one bedrooms up to 1,878 three bedrooms. Their prices range from $359,000 to $1.4 million for sales and $2,050/month to $4,900/month for rentals.

On the top of the hill are the Tequesta buildings. The newest is Three Tequesta Point, which also has a tennis court. This building was built in 2001 and also offers larger floor plans. The one bedrooms start at 1,087 square feet and $490,000. The largest unit is a 3,739 square foot 46th floor penthouse that is $3.825 million. Tenants can find opportunities between $2,950/month up to $14,700 for that same 46th floor penthouse.

Something that many people are unaware of is that Two Tequesta Point shares amenities with Three Tequesta Point, so residents of both towers share a tennis court. The apartments in Two Tequesta Point are slightly smaller, but just as beautiful. They range from $400,000 for a 907 square foot 1 bedroom up to $1.95 million for a 2,510 square foot 3 bedroom on the 34th floor. Rentals range from $2,500/month for a 1 bedroom up to $7,250/month for a 3 bedroom. Two Tequesta Point is also in the process of having its lobby renovated, which can be previewed here.

It is important to note that the prices we have discussed are valid for today, March 29, 2017. Since these are resales and rentals, they could change at any moment depending upon the market. New Miami Condo Buildings With Tennis Courts

This time of year brings one of our favorite events to Miami. The Miami Open runs from March 19-April 1 this year, and to commemorate it, let’s have a look at our favorite buildings in the greater downtown area that have tennis courts!

If living in a brand-new condo is important to you, there are several in the pipeline. Key International’s 1010 Brickell is slated to open within a few weeks. They have an indoor tennis court and 3 remaining presales starting at $950,000. All are 3 bedroom layouts. There is one resale unit on the market so far. SLS Lux is also on track for completion this fall/winter. They have only four penthouses remaining that have recently been repriced.

In Downtown, Paramount Miami Worldcenter is going to bring every amenity imaginable to their mega-project. They are about 60% sold and have residences priced at an average of $750/square foot. Because of their strong sales figures, they were recently able to secure the second largest construction loan in this build cycle. They are currently in vertical construction and should deliver keys at the end of 2018.

If you’re looking for something sooner, you could head up to Edgewater and check out Biscayne Beach. They have 2 tennis courts over their parking deck and a bayfront beach club. They have 5 remaining presale opportunities, and we will be listing an amazing high floor 3 bedroom on the southeast corner.

For people who are looking for an integrated community, I would suggest the waterfront Paraiso complex. There are five residential sections to the complex, totaling 1400 units. Paraiso Bayviews is the most affordable section, with remaining inventory starting at $470k (as of today). They just passed the 42nd floor of construction and should be ready by the end of this year. Paraiso Bay was the first of the towers to open sales. They are currently all sold out and on track to open this summer. GranParaiso is the most luxurious of the towers. It will be finished in Spring of 2018 and has 2 bedroom residences starting at $1 million. One Paraiso is the sister building to Paraiso Bay. They have 3 remaining penthouses, starting at $1.9 million. Aside from the towers, there is also a small enclave of bayfront beach homes. There are only 8 in total and 1 remains at $2 million.

Hyde Midtown is going to be the first project in Midtown to offer a tennis court for residents. They recently topped off at 80% sold. Their prices start in the mid $400,000’s and the rooftop penthouses start at just $735,000! The penthouses have rooftop terraces as well.

Two Tequesta Point Is Getting A Modern New Lobby

Work has already begun on the new lobby at Two Tequesta Point on Brickell Key. The building was developed by Swire in 1998 and was still in great shape, albeit dated. To prepare for their 20 year anniversary, the association is giving the lobby a complete overhaul.

According to our contact in the management office, the work is slated for completion in October of this year. Prices range from $400,000 – $1,900,000 for sales and $2,450 – $7,250/month for rentals.

Brickell Key is one of the more family-friendly areas of Miami due to the fact that it is an island with increased security, a beautiful jogging trail, practically every condo has an amazing water view and the best playground in the Greater Downtown Miami area. Here is a peek into unit 2207, a 1 bed 1.5 bath that we have listed for $2,450/month.
