Shoma Group has officially commenced construction on Shoma Bay, an ambitious residential project located in the picturesque waterfront community of North Bay Village, Florida. This groundbreaking event marks a significant milestone for the area, which has seen little development over the past decade. Launched in September 2022, Shoma Bay has quickly established itself as the benchmark for future residential projects in the region.

Masoud Shojaee, CEO and Chairman of the Board at Shoma Group, recognized the island’s untapped potential early on. His vision to transform North Bay Village into a luxurious residential haven is now becoming a reality with Shoma Bay being the first major development to capitalize on the area’s evolution.

Shoma Bay will feature 333 luxury residences, including a variety of meticulously designed floor plans that range from furnished studios to expansive three-bedroom units, with sizes spanning from 344 to 2,700 square feet. The project will also include 10 penthouses, one of which will be the home of Masoud and Stephanie Shojaee, President of Shoma Group. Prices for the available units start at $750,000, with ISG World serving as the exclusive sales team for the development.

Each residence will be thoughtfully crafted to optimize comfort and functionality, with abundant natural light and elegant finishes curated by renowned designer Adriana Hoyos. The building will blend classic art-deco elements with contemporary aesthetics, catering to individuals seeking a holistic approach to living that seamlessly integrates work, wellness, and leisure.

The penthouses at Shoma Bay will offer unique, high-end finishes. Kitchens will be outfitted with the exclusive Gaggenau Appliance Collection, including a French Door Panel-Ready Refrigerator and Freezer, a Panel-Ready dishwasher, a Wall Oven, and an Induction Cooktop. Bathrooms will feature the exclusive Armani Bathroom Collection, including a Frameless Rain Shower and a Designer Soaking Tub in select units.

Shoma Bay is set to redefine luxury living with its array of world-class amenities. Residents will have access to a resident lounge and bar, a spa with a hammam, a golf simulator, a two-story state-of-the-art fitness center, a pet spa, a kids club, a theater room, a wine cellar, a cigar lounge, and a Zen Garden with fire pits. The development’s centerpiece will be the expansive 6,030-square-foot pool deck, offering panoramic views of Biscayne Bay, complete with a pool, cabanas, and a summer kitchen. Additional conveniences include designated parking, electric vehicle charging stations, a bike room, storage spaces, and a grocery delivery room.

Moreover, Shoma Bay will be anchored by a 35,037-square-foot Publix supermarket and 15,628 square feet of retail space, which includes a rooftop lounge. This integration of retail and residential spaces aims to enhance the community living experience by providing residents with easy access to daily necessities and leisure activities.

“We are incredibly excited to break ground on Shoma Bay and embark on this transformative journey in North Bay Village,” said Stephanie Shojaee. “At Shoma Group, we meticulously craft each development with the future residents in mind, ensuring that every detail enhances their comfort and enriches their lifestyle. From the serene resident lounge to the state-of-the-art fitness center and the panoramic pool deck overlooking Biscayne Bay, we have curated a collection of exceptional amenities that will elevate the living experience for our residents.”

Situated at 1850 John F. Kennedy Causeway, Shoma Bay boasts a prime location at the intersection of 79th Street Causeway and East Treasure Drive. This strategic position offers residents convenient access to major highways and a plethora of world-class dining, retail, and entertainment options available in South Florida. The project’s anticipated completion date is set for the end of 2026.

North Bay Road mansions have been a hot commodity this year! In January Phill Collins sold his North Bay Road mansion for $39,250,000 and is set to be demolished by buyer Thomas Bravo. In June, Jennifer Lopez and Ben Affleck rented a waterfront mansion for $130,000 monthly. With so much activity, it’s of no surprise how quickly these Miami Beach multimillion-dollar homes sell.

Lawyer Stephen Zack and his wife, Marquerite, also sold their mansion located at 5310 North Bay Road. The couple sold the home for $13.6 million after they originally purchased the home just 3 years ago for $8.5 million. Since 2018, the home has been listed for sale with an original list amount of $21 million.

The buyer for this Miami Beach home is listed in the county records as North Bay Road Developments LLC, a company that is managed by Guillermo Osses, Francisco Perez, and Miguel Yoma.

According to public records, Osses is the Vice President of Atacama 2108 LLC and is also affiliated with 23 other companies. Yoma is the Manager for San Marino Developments. The partners financed the purchase through Terrabank for $6 million.

The magnificent waterfront estate features 8,148 square feet of living space with 6 bedrooms and 6 full and 2 half bathrooms. The Georgian-style home has been remodeled two times, remarkable mansion features a 5,000 bottle wine cellar, pool. jacuzzi, and expansive home theater.

Treasure Hunter’s Paradise: The Site Of Pablo Escobar’s Miami Beach Home Is For Sale

Pablo Escobar Miami Home

Pablo Escobar Miami Home

If you’re into hunting for treasure and have $16 million to spare, you can buy the site of Pablo Escobar’s former Miami Beach Home!

That’s right, the infamous drug kingpin was known for burying his riches in the yards of his various houses or hiding things in the walls of his estates. Two safes have already been found in the yard at 5860 North Bay Road, although they have not yet been opened and most of the 30,000 square foot lot has yet to be excavated. The lot also has 150 feet of bay frontage with Downtown Miami skyline views, so it is almost certain that unspeakable things were coming and going from the estate on the regular.

Escobar purchased the estate in 1980 for $762,500 and then lost it to a US Government seizure in 1987. After years of falling into disrepair, the CEO of Chicken Kitchen purchased the property for $9.65 million in 2014. The fast food scion is apparently a bad boy in his own right, he was named in the recent release of the Panama Papers, although maintains his innocence.

Not long after purchasing the property, the owner razed the existing structure placed the lot on the market for a whopping $21 million (which he did not get). After several price reductions and marketing re-launches, it now sits on the market for $15.9 million.

According to a recent article on Realtor.com, one of the two safes that was found during the demolition of the home was stolen. The other is still around, but will likely be opened on a televised documentary that is currently being produced. The existing safe weighs between 600 to 700 pounds.

The seller also told the reporter that he had professional treasure hunters take a look at the lot. They reported lots of subterranean “activity,” particularly under the 100 year old banyan tree, so if you would like to go farming for riches and yayo, let’s make a deal! Even if you don’t find anything, you could also build a history-making home of your own on the gorgeous lot.

Will Chris Bosh Stay In Miami After His Career-Ending Diagnosis?

6396-north-bay-road-chris-bosh-7.jpg

It is a sad day for Chris Bosh and the Miami Heat. The NBA doctors have officially ruled that his blood clotting disorder is a career-ending ailment. The 11-time all star maintains that he is in good health to play, but the ruling has been made and it looks like the Heat will waive him from the roster so that they can make room for a new player to take his place.

So, if he is indeed forced off of the roster, will he stay in Miami? What will happen to the $12 million luxury home he purchased in 2010 on North Bay Road? He still has $52 million left on his contract, which he will reportedly get to keep, so he doesn’t really have to work again although he maintains a desire to continue playing. He is only 33 years old, after all. What would you do?

Here are some additional photos of the Miami Beach waterfront mansion that he calls home. It has 7 bedrooms, 8 baths, 2 powder rooms and 12,000 square feet of interior space. The North Bay Road lot has over 100 feet of bay frontage.

Calvin Klein’s $16 Million North Bay Road House is Still on The Market

4239---Courtyard-w-Interior-Hall-and-Main-door_20for_20web.0

What’s going on Calvin? News broke over a year ago that fashion mogul Calvin Klein’s North Bay Road home in Miami Beach was hitting the market for $16 million because Mr. Klein was up and leaving Miami and going to L.A. That was May of 2015. Fast forward to now, over 400 days later, and the historic Mediterranean Revival house is still owned by Klein, still on the market, and still listed at $16 million. What gives?

Matt Damon’s Miami Beach Estate Now Under Contract

Matt Damon 6020 North Bay Road Miami Beach Home

After spending over 600 days on the market, the Miami Beach waterfront estate owned by Oscar award-winning actor Matt Damon is finally under contract.  The one-acre property located at 6020 North Bay Road is comprised of two separate but adjacent parcels.  It was originally listed for $20M on April 11, 2013.  According to MLS records, the North Bay Road waterfront home, which was reduced late last year to $18,999,000, went under contract earlier this week on December 1, 2014.  The estate – known as “Maravilla” – was built in 1935 and is situated on a rare double lot with 170 feet of water frontage.  In two separate transactions, in 2005,  Damon acquired it for a combined total of $14.5M.

No word on who the buyer might be but, due to the sheer size of the land itself, my guess, if I had to venture one, is that the buyer has plans to knock down all existing structures and build anew.  Damon’s seven-bedroom, Miami Beach estate has just 12,705 interior square feet, quite small when compared to the 21,845 square foot home that could reside there, according to my calculations, if built to code.  The property located at 6020 North Bay Road has great potential, a fact that I am sure would not be overlooked by buyers in this price range.  If I am correct, the transaction should close quickly as there would not be a need to do a home inspection.

It will be interesting to see the final sales price once everyone lays down their cards.  Word has it that Damon, along with his wife and children, relocated in 2012 to Pacific Palisades, a neighborhood of Los Angeles, California.
