Jade Signature Posts $51 Million In Sales During Q1 2017; Updated Construction Photos

Despite the cooling market, Jade Signature in Sunny Isles Beach has had a very busy sales season! They have closed out the first quarter of 2017 with an astonishing $51 million in sales.

The 57-story luxury tower unites world-class partners including Pritzker Prize-winning architecture firm and design consultants, Herzog & de Meuron, Parisian interior design firm PYR by Pierre-Yves Rochon and landscape architect Raymond Jungles. Buyers were quick to purchase residences from the newly released inventory called “The Collection,” which is comprised of the project’s largest, most expensive and last remaining listings. The overwhelming sales success points to the effectiveness of registering projects in New York City as well as Jade Signature’s attractiveness to the niche but global affluent design-savvy market.

Sales from this quarter came from Brazil, Argentina, South Africa, Mexico and New York. Three residences, including two double-height Sky Villas listed at $14.2 million each, were sold to New Yorkers as result of Jade Signature’s presence in Manhattan, a lucrative market for second-home buyers. Jade Signature is slated for completion toward the end of the year with only a handful of residences left.

Currently available is a selection of three-to-five-bedroom residences as well as a few listings within “The Collection,” including two-story Sky Villas and the upper and lower Penthouses. Homes range from 1,378 to 11,661 square feet and are priced from $2.175 million to $32.9 million. They are selling at an average of $1,500/square foot and closings are expected to begin later this year.

Jade Signature Tops Off at 636 Feet Tall With 57 Floors Plus 3-Story Underground Parking Garage

Jade Signature has topped off at 57 stories and 636 feet tall. The construction has progressed at around one floor per week and also boasts a 3 story underground parking garage that is only 40 feet from the coastline…something that has never been achieved.

The tower is on track for completion in late 2017 with 192 residences designed by Herzog & de Meuron, Parisian interior design firm PYR led by Pierre-Yves Rochon and landscape architect Raymond Jungles.

Now that the external structure is in place, you can see the exterior columns that allow for true flow-through interiors. That makes sure each residence has an ocean view. The large overhangs reach out to provide adequate shade from the sun, resulting in an expanded living area of 30% more than the interior space.

Once completed, the building will feature three floors of common spaces for all ages. There will be an entertainment center with billiards, beach bar and grill, a spa featuring a co-ed hamam, cold rain shower, oceanfront massage beds, a yoga deck surrounded by a Zen garden, teen tech lounge, and a toddler sensory and reading center.

Currently there are a few apartments remaining including a selection of three to five bedroom residences as well as double-height sky villas and the penthouses. The residences span from 3,465 to 11,661 square feet and are offered for $4.8 million to $33 million for the upper penthouse. Check out the penthouse views below as well as the drone video we made.

The Mighty Jade Signature, Set to Top Off in October, is the Focus of Our Latest Drone Video

Construction Fortune International Group’s Jade Signature, designed by famed Swiss architects Herzog & de Meuron, is approaching the tower’s full height, as we get closer to the building’s slated October topping off. So, what better time than now to go flying, up with the birds and the penthouse-dwellers, with our latest drone video shoot?

Jade Signature is almost completely sold out, with only a handful of 3-5 bedroom units remaining, along with duplex ‘sky villas’ up on higher floors, and two full-floor penthouses, including the gigantic upper penthouse, which is also a duplex to boot. A sky villa will run you at least $14.2 million. Opt for the lower penthouse and you’ll quickly fork over $22.32 million, while the big kahuna, top of the top upper penthouse is commanding a whopping $32.9 million asking price. Feeling (comparatively) poor after those posh prices? A remaining ‘regular’ unit, with 3-5 bedrooms, down below, starts at $3.9 million.

Herzog & de Meuron’s Jade Signature is Really Far Along

Construction at Jade Signature, designed by starchitects Herzog & de Meuron, is looking really far along from this photo posted to the project’s Facebook page on May 23rd. Count for yourself, but construction has at least reached the halfway point of the luxury condominium tower’s full 57 stories. And that’s including the 50-foot-deep underground parking garage. Meanwhile, the project has dropped a flood of (mostly) new renderings, showing off its penthouse and unit interiors, and some additional common spaces. Check them all out, below.
