The 849-unit, two-tower, mixed-use development located at 244 Biscayne Blvd and 253 NE 2 St in Downtown Miami has officially been renamed Vizcayne (comprised of Vizcayne South Tower condos and Vizcayne North Tower condos). The name change, in conjunction with a multi-million dollar completion program, is an effort to rebrand the development and revitalize sales. An official relaunch event is scheduled for next month where the public will be able to tour Vizcayne as well as decorated model units.
Batting Practice, First Seat Installed in Florida Marlins’ New Stadium
It appears that construction of the Florida Marlins’ new stadium is still on schedule for a March 1, 2012 opening. For those who missed The Miami Herald article yesterday, Marlins players such as Hanley Ramirez, Mike Stanton, John Buck and Gaby Sanchez took batting practice and the first seat was installed in the new ballpark. The article also mentions that premium seating is selling fast and full season-ticket sales for 2012 already exceeds all season-ticket plans sold for 2011. I, for one, look forward to the day when Miami will have its own stadium and arriving at a ball game will take just 7 minutes rather than making the long commute to Broward County.
Imperial at Brickell Penthouse Update
Last summer, as you may recall, I wrote a few blog posts regarding the penthouse at Imperial at Brickell. At the time, the penthouse was a bank-owned foreclosure. I felt that it was very well priced and, with the right amount of work, had a ton of potential. The 5,034 square foot penthouse ultimately sold for $1.05M, or $209 per square foot, on August 13, 2010. Amazing price!
Well, the penthouse at Imperial at Brickell is back on the market…the rental market to be exact. The asking price is $18,000 per month. No, that’s not a typo, just EXTREMELY high expectations. Judging by the pictures, only minor changes were made to the unit. I was expecting to see a complete rebuild of the penthouse. Regardless, the price had made me doing several triple-takes earlier this afternoon before I even took a look at the pictures.

Alex Rodriguez & Cameron Diaz House Hunt in Miami Beach
Yesterday afternoon, Alex Rodriguez and Cameron Diaz were spotted house hunting in Miami Beach. The Yankees All-Star and Hollywood actress viewed a 6 bedroom/5.5 bath waterfront home in Miami Beach. The home is currently on the market for $5.35M. Rumors of an imminent engagement of the two lovebirds have circulated the Internet for weeks. Some speculate that a marriage proposal will be made as soon as Valentine’s Day. The couple’s latest plan to purchase a home together certainly seems to suggest that the rumors hold water. Only one question now remains, will Cameron allow the two centaur portraits Alex has of himself to hang on the walls of their future home?
Dedication Ceremony Scheduled for Miami Circle Park
The end is almost near…for Miami Circle Park that is. According to a local news station, a dedication ceremony of Miami Circle Park is scheduled for 11:30am on February 23, 2011. As you can see from the picture above, the park has come a long way since construction began. Miami Circle Park, designated a National Historic Landmark to preserve a 2,000 year old archaeological find, is located at the mouth of the Miami River and Biscayne Bay. Residents of Brickell will now have a green space of which they can be proud.
Only 40 Developer Units Remain at 900 Biscayne Bay
I was notified earlier today that only 40 developer units remain at 900 Biscayne Bay. It seems highly likely that 900 Biscayne Bay will be the first luxury condo development in Miami to sell out completely of those constructed during the recent housing boom. My guess is that the building will sell its last developer unit some time towards the end of April. The amenities and common areas at 900 Biscayne Bay are second to none which helps to explain why pricing has fared so well despite the downturn in the market. The building also has strong financials. I was recently informed that the association has $2M in reserves. It is rare to find a building in Miami that can boast such stability.
