A new skyscraper could soon redefine Miami’s skyline. A filing submitted to the Federal Aviation Administration on February 3rd requests approval for a tower soaring 831 feet above ground (or 840 feet above sea level) in Downtown Miami.

The site coordinates included in the filing appear to align with the Clear Residences property, a planned luxury development that has been making its way through the approval process.

In May 2024, the Miami Urban Development Review Board (UDRB) voted unanimously to recommend approval of Clear Residences without conditions. At the time, the project was presented as a 60-story tower, rising 690 feet above ground with:

  • 544 residential units
  • 3,680 square feet of commercial space
  • 157 parking spaces across five levels

The developer listed in the UDRB filing was Blutrich Holdings Inc., further suggesting that the FAA filing could be linked to a height increase for Clear Residences.

If approved, this latest filing would push the limits of Miami’s vertical growth, joining a wave of new high-rise developments seeking to maximize height in the city’s urban core. As demand for luxury residences continues to rise, developers are increasingly looking to the sky.

The FAA review process will determine whether the proposed height is viable in relation to airspace restrictions. If cleared, this tower could become one of Miami’s tallest and most prominent new structures.

Toronto-based Blutrich Holdings, spearheaded by real estate mogul Gil Blutrich, is set to transform Downtown Miami’s skyline with their latest venture, Clear Residences. This ambitious project proposes a 60-story mixed-use building situated at 130 Southeast 1st Street, a prime location in the heart of the Central Business District.

Clear Residences is designed to be a nearly 690-foot-tall architectural marvel, encompassing approximately 666,432 square feet. The structure is planned by Kobi Karp Architecture & Interior Design, with landscape architecture by KEITH. The project aims to offer 549 residential units alongside 3,622 square feet of ground-floor commercial space. Furthermore, residents will enjoy nearly 40,000 square feet of amenities and a parking garage designed to hold 157 vehicles. The Miami Urban Development Review Board is expected to review the project proposal on May 15.

Currently, the site operates as a surface parking lot, covering about 23,750 square feet or 0.55 acres, bordered by SE 1st Street and SE 2nd Street, with SE 1st Avenue and SE 2nd Avenue flanking its sides.

The design of Clear Residences aims to blend seamlessly with the urban fabric of Downtown Miami while standing out with its modern architectural elements. The building is characterized by sleek, curved corners and a striking glass façade. A unique feature of the design is the building’s rooftop, which includes landscaped terraces that provide a stunning contrast to its linear structure, enhancing the visual appeal and reducing the massiveness of the tower.

The tower’s position within the city allows it to capture breathtaking views from Biscayne Bay towards the west, emphasizing its prominence in the city’s landscape. Several detailed renderings showcase the building’s intricate fenestration and façade, which includes vertical columns wrapped in golden metal, wrap-around frameless glass guardrails, and floor-to-ceiling windows. Blutrich Holdings has requested several waivers to facilitate this project, including increased lot coverage and adjustments to building setbacks and frontage access. Clear Residences, a 52-story tower proposal is now being examined by the Miami Planning and Development Department. Located at 130 SE 1st Street, the site itself sits on 0.55 acres or 23,750 square feet, with the current site now being used as parking.

The proposal with a letter of intent was submitted to the review board in December 2022 with Clear Residences featuring 545 residential units, 4,190 square feet of ground floor retail, and 199 parking spaces.

The tower would rise 694 feet tall with Kobi Karp listed as the architect.

The developer is listed as Clear Communities Miami North Limited Partnership, and Bercow Radell Fernandez Larkin & Tapanes is their legal counsel during the approval procedure.

Joseph R. Colletti is listed as the officer for Clear Communities Miami North Limited. Clear Communities originally purchased the site in 2019 for $18 million while obtaining a mortgage for $10 million through the Pacific National Bank in Miami. The price equaled $756 per square foot.

According to the site’s T6-80-O zoning, an 80-story tower could be built there, requiring Federal Aviation Administration height approval.
