Jeffrey Soffer, CEO of YCM Acquisition LLC, has submitted a site plan to build on a section of the 18.4-acre site located at 19500 and 19735 N.E. 36th Street in Aventura. The current site is comprised of 7.6 acres of buildable land and 10.8 acres of submerged land.

Currently on the site is a marina, a 50-room hotel, a clubhouse, a spa, and tennis courts. The two proposed condos would replace the hotel, eight tennis courts, and a portion of the parking lot that is currently on the site.

The twin towers would be labeled as towers north and south and would rise 24 stories tall. The north tower would equal 398,000 square feet in the first phase of the project, with 145 condominiums, 10 service apartments, and 320 parking spots.

The residential units would range from 1,730 square feet for the two-bedroom floor plan to 4,990 square feet for the three-bedroom floor plan.

The service apartments would be smaller and range from 367 to 638 square feet. These suites would only be for guests of owners and can be purchased by the owners.

Each condominium would have its own pool, exercise facility, and social areas. Two additional tennis courts would also be built in the south tower.

Soffer is making a name for himself in Aventura, first with the Turnberry Ocean Club and a building north in Tequesta and now with this new development.

No dates have been submitted for the review of the proposal. Arquitectonica is the architect for these twin towers.

In Aventura, developer Dan Kodsi is planning to build a large mixed-use building featuring residences, offices, and high-end residential shopping. Kodsi’s company paid $39.1 million for 9.6 acres on the northwest corner of Biscayne Boulevard and Northeast 213th Street that they plan on building this mixed-use property.

Not only is this site being used for this massive mixed-use project but other lots in the area are currently under contract. These lots include 10 acres surrounding the development site.

Kodsi hasn’t named partners in the project or for the additional sites but stated that the project would cost over $500 million. According to Kodsi, the total site now consists of land and tiny residential structures that Aventura-based Rieber Developments successfully rezoned to allow for 1.3 million square feet of mixed-use development.

Aventura commissioners approved the zoning amendment in June 2021, permitting a 693-unit high-rise residential building; a 120-key hotel; 67,743 square feet of workplaces; 161,270 square feet of retail; and a 120-bed assisted-living facility.

Kodsi has yet to determine whether he would adhere to these guidelines or revise the development plans. According to him, the basic concept is for multifamily, offices, some of which will be used for medical purposes, and high street retail, which will serve as an alternative to the neighboring Aventura Mall.

The retail side of this development will be similar to the Miami Worldcenter but not as large. Kodsi constructed the Paramount Miami Worldcenter and is now building the Legacy Hotel & Residences at Miami Worldcenter.

There are plenty of developments that miss the mark when it comes to bringing a 2-dimensional rendering to real life. That’s why it’s so refreshing when a newly completed development exceeds expectations, as was the case earlier today as I toured Privé at Island Estates.

Privé is an 8-acre development located on its own private island at 5000 and 5500 Island Estates Drive in Aventura, Florida. Designed by award-winning architecture firm Sieger Suarez, Prive is comprised of two twin towers, each rising 16 stories and with 74 residential units…and the floor plans are huge! The non-penthouse units range in size from 2,585 square feet to more than 9,000 square feet, each with 10-foot high ceilings and 10-foot deep terraces with summer kitchens, while the penthouse residences range in size from 4,238 to 16,104 square feet, each with 15-foot high ceilings and a private rooftop terrace with summer kitchen and a full-size pool. All of the units are flow-through residences with terraces on each side and water views from every room.

As the development’s name implies, privacy is a key selling point for Privé, as is security. As I made my way to the building this morning, I passed three separate security checkpoints, along with a number of roving and permanent security guards. If you’re someone of celebrity status and/or who values their privacy, going for stroll or jog around the island is no problem.

Privé offers over 70,000 square feet of indoor amenities, which include:

According to a developer rep, Prive enjoyed $20M in NEW sales in the month of December alone. Judging from what I saw earlier today, I don’t doubt it one bit. If you’re in the market for a large residence and have $2M to $8M to spend, I highly suggest that you check out this development.

Closings in the North Tower began on December 7th. South Tower closings are expected to begin this month. There are around 35 developer units remaining at Prive, which range in price from $2.3M to $8.3M, averaging around $950 per square foot (a fraction of what you’d find at a comparable development on the beach but with way more privacy and exclusivity). Check Out Construction at Privé, Which Has Topped Off & Finishes Next Summer

On Thursday, we at Miami Condo Investments went to check out the construction progress at Privé at Island Estates. The twin 16-story towers, designed by Sieger Suarez, reached their full heights on the 27th, which the project announced on its Facebook page. Both of them. So, what else to say about these twinsies?

Well, they are on their own private island behind three levels of security. First you enter Williams Island in Aventura, then the gatehouse at Island Estates, which is an island off Williams Island, and  finally, the security of Prive itself. Every unit has private elevator access, which means views to the east and west, and often north and south as well. Being on an island, in the middle of its bay, Alcatraz-style, Prive has really expansive views south to Miami and Miami Beach, east to the ocean, and north to the rest of Aventura. It will also have a marina, two pools, a tennis court, a children’s playroom, a jogging trail, a nature path, a private jetty, and expansive indoor and outdoor public spaces. The indoor public spaces alone will total approximately 70,000 square feet, with huge fitness centers and spas in each tower, social rooms, teen social lounges, a private dining room, a wine room and cigar lounge, a business center, and guest suites.

Privé is scheduled to be completed next summer, and is currently over 60% sold. Units range from 2,621 square feet and up, and are selling for about $850 per square foot to over $1,200. And yes, the sidewalk permit situation is all taken care of.

Many of you have already noticed that a much improved Miami condos search has now taken the place of the old property search.  New search parameters have been added to allow your search experience to be more powerful and effective.  For example, you can now search by year built, number of parking spaces and distressed sales (foreclosures and short sales), as well as many other parameters.  Additionally, you can now draw a shape onto the map to restrict the search to condos located within that shape.  For example, in the picture above, I drew a shape around Brickell Key to restrict the search to only condos located in Brickell Key.  Enjoy!
