Aston Martin Residences is nearing the top off of the 66-story ultra-luxury tower located at 300 Biscayne Boulevard Way. Situated in Downtown Miami, this remarkable tower will be one of the Miami skyline’s most unique towers. Designed by BMA Arquitectos & Asociados with Revuelta Architecture International, the 816-foot tall sail-shaped skyscraper will vertically span 1.9 million square feet making it the 2nd tallest tower in Miami.
With Miami-based developer G&G Business Developments and the general contractor as Coastal Construction, the tower is progressing quickly. In October, the tower had already reached the 63rd floor. Now construction is at the 65th floor with netting taking the place of the floor-to-ceiling windows that will eventually be installed.
Vegetation is currently appearing on the pool deck located on the 55th floor as well. We are also seeing contractors carrying large sheets of floor-to-ceiling glass windows and installing them on the 52nd floor. Most of the mirrored siding/windows have been installed from the main to the 52nd floor. Rebar is also being placed on the perimeter columns of the top-floor penthouses.
Units range from studio to 4 bedroom floor plans with square footage beginning at 698. The largest square footage is 27,191 square feet for a penthouse unit that spans over three floors. Sales for Aston Martin Residences began in 2020 and since then a majority of the inventory has sold. River and Panoramic units start at $750,000 and rise to $8+ million depending on the floor plan and unit location. As for the Sky and Penthouse residences, units begin at $14 million reaching well over $50 million.

$150 Million Miami Multisport Facility Project Moves Forward
Plans for the $150 million multi-sport facility is moving forward and has officially named its general contractor as well as its architect for the project. Destination Sport Miami will be developed by OHLA Building, a New York-based contractor, and Andrus Architecture in Rockford, Michigan as the architect.
Destination Sport Miami will be located at 11850 N.W. 22nd Street in western Miami-Dade County. At just over 20 acres, Destination Sport Miami will be considered one of the largest indoor sports complexes in North America.
There is nothing like Destination Sport in North America, according to Andrus Architecture, which has developed several ice rinks and office buildings. Multiple sports in the same structure will present a unique architectural challenge.
According to the Executive VP of OHLA Building, “We are looking forward to being part of Destination Sport Miami, an iconic and unique project that will have a significant positive impact on the South Florida community.”
As of May 2021, the plans for the facility were approved with a $2.94 million incentive deal with promises to create 229 jobs over a period of time.
One of the unique things about this facility is the names associated with the build. OHLA Building CEO, Bryan Trottier is also a Hall of Fame center for hockey, U.S. Women’s National Team coach Jill Ellis for soccer, All-Star forward Glenn Rice for basketball, and All-Star pitcher Livan Hernandez for baseball.

Smart Brickell Tower 3 Coming Soon
Smart Brickell is one of the newest condo-hotel projects located in the heart of West Brickell. This mixed-use development will comprise three towers total that features 170 condos and 150 hotel rooms spanning over the three towers.
The most unique thing about the Smart Brickell Tower, besides its futuristic design, the smart technology is so advanced that it will set the stage for all pre-construction towers going forward. Chef Henry Hané of B Bistro + Bakery, the owner and executive chef, has officially opened a new Peruvian restaurant in Wynwood Miami, Jattö. Located at 223 NW 23rd Street at the former Wynwood Alter location.
Jattö is derived from the Peruvian word “jato,” which means “house,” according to Hané. For the chef, home is where is drew his inspiration for his recipes from all over the world, including Thailand, Peru, Cuba, and Italy.
Hane is known for his work not only at B Bistro + Bakery, but also at Eating House, Bebito’s Cafe, Le Manoir Aux Quat Saisons, as well as at Two Michelin Star Miramar in Llanca, Spain. At Jattö, he uses his multi-sensory culinary expertise to prepare the avant-garde cuisine. Aleric Constantin is the Chef de Cuisine in the kitchen with him.

Midtown Miami Development Site Sold to ALMI Residential for Planned 389 Unit Tower
Midtown Miami has become a hotspot of late with the announcement of a new tower Standard Residences and now the newest tower to be announced Midtown 7.
Plans for Midtown 7 were originally presented to Miami’s Urban Development Review Board in 2016 but were denied due to limited information the Magellan Development Group (original developers) had proposed.
Megellan Development Group had originally partnered with the property owner, Midtown Development in 2016 and 2017. Those plans for the Midtown 7 tower included the development to rise 31 stories, feature 391 units, and 505 parking spaces.
AMLI Residential purchased the 1.85-acre site located at 3001 N.E. First Ave, Miami for $30.5 million. The site is approved for 389 residential units totaling 451,469 square feet. ALMI Residential is considered one of the largest apartment developers in the United States.
In addition to this approval, once the project is complete, ALMI Residential would transfer 28,000 square feet of retail space leasable to Midtown Development. ALMI Residential would have the first right of refusal if Midtown Development decides to sell the space.

In its very first partnership, Standard International along with Rosso Development are collaborating on a residential project that will bring a 12-story tower to the Midtown neighborhood of Miami, the Standard Midtown.
Sales are slated to begin on November 30. Arquitectonica and Urban Robot are collaborating on the project, which will be located on the southwest corner of Northeast First Avenue and Northeast 32nd Street across from a grocery store development that is currently under construction.

Carols Rosso, owner of Rosso Development has stated that this is his first major development since he left the Related Group. Rosso hinted at additional Standard-branded residential projects in the pipeline.
Standard International, currently operates 16 hotels in the United States and across the world and owns a waterfront hotel on the Venetian Islands in Miami Beach named the Standard Spa.
Construction is planned to begin next year and be finished by the middle of 2023. The site at 3100 Northeast First Avenue, as well as the air rights above the existing neighboring garage, are owned by Vadia’s Midtown Opportunities VIIIB LLC.
Notable Real Estate Developers Purchase the White House Inn Property in North Miami
Teddy Sagi and Jorge Pérez, Miami’s most notable real estate investors, have chosen their second South Florida property to invest in: the White House Inn at the gateway to North Miami. What once was a motel that opened its doors in 1969 later became a dilapidated building that saw many problems throughout the years, which later closed in 2014.
Along with BH Group, Pérez’s Related Group, and Sagi’s LabTech Investments Limited are teaming up to buy the waterfront property located at 2305 Northeast 123rd Street.
The 1-acre property is expected to be redeveloped into a luxury apartment complex that would cost around $85 million. Sagi and Pérez are expected to close on the $11 million sale next week.
The North Miami property was sold by a firm led by Mario Murgado, the owner of Murgado Automotive Group for $7.8 million in 2014. Murgado planned to demolish the White House Inn and replace it with a seven-story Ocean Cadillac dealership with a self-contained parking structure, top-floor showroom, and ground-floor restaurant.
Local residents were outspoken in their opposition to the dealership, fearing that it would bring a flood of traffic to the neighborhood. Later Murgado proposed an 11-story tower, Biscayne Harbour, that was approved by the city council but was never finished.
“One of those rare bayfront sites that’s gone underutilized for far too long,” and that the partnership plans to give North Miami “the entrance it deserves,” according to Pérez.
Not only is Pérez known for his work with the Related Group but he is a big player in the residential market as well. In July, he sold his Coconut Grovemansion for $33 million. Pérez also sold his Apogee Beach penthouse for $6 million.
Grab Your Mimosas-We are Going to Brunch
Major Food Group does it again with the opening of another restaurant in Coconut Grove and this time, it’s focused on brunch! The restaurant Sadelle’s, which will open mid-December is another New York restaurant that the group has decided to open an additional location in South Florida along with the Italian eatery, Carbone, and ZZ’s Sushi Bar in the Design District.
Sadelle’s will be located at 3321 Mary Street where the former Tigertail + Mary restaurant was located. The building just sold last month in a joint venture with the Terra Group and The Related Group to the developer, Mocca Construction for $5.5 million. That is one of the reasons Tigertail + Mary closed last month was due to this sale. The retail condo space on the main floor was also sold for $6 million to a Mexican Investment Group under the name 2811 SBD LLC.
The founders Mario Carbone, Jeff Zalaznick, and Rich Torrisi signed a 10-year lease for the space. The restaurant will include outdoor space.
According to Sadelle’s website, they are considered to “Serve the best bagels in New York City.” Miami will be the judge of that! Not only do they offer classic bagels, but they also offer chopped salads, sliced to order salmon and sturgeon.

Governor Ron DeSantis Announces $25 Million Renovations on the Freedom Tower
In a landmark event, Governor of Florida, Ron DeSantis stood behind a podium with the words *Patria Y Vida, meaning ‘Homeland and Life,’ while announcing plans to restore the Freedom Tower with a $25 million renovation. During the announcement, Miami natives came out to support the people of Cuba. While crowds were demonstrating, DeSantis announced this new renovation project for the tower that means so much to Cuban Americans.
The Freedom Tower was originally built in 1925 for the headquarters and printing facility for The Miami News newspaper. In the ’60s, the Federal Government used the tower to process and document refugees during the Cuban Revolution. This building assisted with providing medical and dental services to all refugees.
In 1972, the Federal Government sold the building to a private buyer and just a few years later the building was listed on the National Register of Historic Places.
Since then, the building was converted into a memorial to honor the Cuban refugees that were once given sanctuary there. There is currently a contemporary art museum as well as offices for some of the Miami Dade College faculty.
Developer, Terra Group purchased the property in 2005, and then announced plans for a 62-story residential tower named Freedom Square. The tower was never built. While Miami-Dade College owns the Freedom Tower, the property behind it where Freedom Square was originally proposed, is now owned by developer, Chateau Group.
The $25 million renovations for the Freedom Tower would include; parking garage shoring, architecture restoration, a new security system, and waterproofing. While lawmakers have yet to approve the request, DeSantis plans to place the renovation expenses in the budget for 2022. Renovations could take anywhere from 2 to 3 years.
