Miami Welcomes Mexico’s RosaNegra’s First US Restaurant-Opening Spring 2024
Commercial real estate mogul, Robert Rivani is set to launch Mexico-based restaurant RosaNegra, with its first-ever US debut in Miami.
When it came time to choose a top international name to anchor the restaurant in style and hold its own on the city’s dining scene, Rivani looked no farther than his 13,634 square foot ground-floor spot at the SLS Brickell Hotel and Residences at 1300 S. Miami Ave. in Miami.
According to Rivani, the José Andrés restaurant that had previously occupied the location closed, leaving the area vacant and empty for some time.
Visitors to some of Mexico’s most popular tourist sites, such as Tulum, Cabo, and Cancun, will be familiar with the moniker RosaNegra. The restaurant’s blend of excellent cuisine and a vibrant, nightclub-like atmosphere ought to blend seamlessly in Miami.
A total of 4,634 square feet of outdoor space will be added to the over 1,400 square feet of indoor space, continuing with the RosaNegra brand’s theme of “Day of the Dead meets the Four Seasons.”
Food from Peru, Argentina, Colombia, Brazil, and Mexico will be the main focus of RosaNegra’s menu. A superb wine list is cultivated with the same attention to detail that goes into making cocktails. Live music and a resident DJ complete the club atmosphere.
The restaurant is still in the design, planning, and permitting stages; it is scheduled to open in the spring of 2024. Because a restaurant had previously operated in the location, the operational infrastructure, such as the appliances in the kitchen, is already largely in place, which makes the process easier.
The 33-year-old Rivani has already made a significant impact on the Miami nightlife scene and with the Accor-owned SLS brand. Rivani made his first significant income selling vintage sneakers when he was still in his teens. The Japanese-inspired Gekko at the sibling property, the SLS LUX Brickell Hotel & Residences, at 805 S. Miami Ave., is one of numerous well-known eating tenants and a genuine hot place nearby. The fact that Puerto Rican hip-hop star Bad Bunny invested in Gekko didn’t hinder its success.
SLS Lux Rooftop Pool Deck is Officially Open
After months of delay, I’m happy to announce that the SLS Lux rooftop deck is FINALLY open. Located on the 57th floor and in the heart of Brickell, the rooftop deck offers sweeping, 180-degree views from east to west. It features a rooftop pool, hot tub, and BBQ area, and will be open from sunrise to sunset.
However, before you race over to SLS Lux with your towel and swimwear in hand, keep in mind that the rooftop deck is a residents-only area of the building. Along with the 45th-floor Sky Lounge, only residents of SLS Lux may use these amenities; hotel guests are not permitted on these amenity levels.

Related Group Pays Off $166M Construction Loan for SLS Lux Brickell Hotel & Residences
Related Group has plenty to celebrate about these days. The development powerhouse announced earlier today that it has paid off its $166.1 million construction loan for SLS Lux Brickell Hotel & Residences, more than a week ahead of its official grand opening, which is slated for June 14th. The loan was issued in September 2016 by TPG Real Estate Finance Trust, the commercial real estate debt platform of TPG Real Estate. In two months since closings began at SLS Lux, Related Group has closed over 400 of the development’s 450 condo residences.
“Paying off the loan is a major milestone for us,” said Ben Gerber, Vice President of Finance for The Related Group. “It speaks to the quality of the product and to the strength of the Miami market.”
“We are thrilled about the completion of our second project with sbe in Brickell,” added Carlos Rosso, President of The Related Group’s Condominium Development Division. “The opening of SLS LUX fulfills our long-time vision of a pedestrian-friendly South Miami Avenue, and buyers are excited to move in and begin living the lifestyle.”
The construction loan for SLS Lux Brickell Hotel & Residences marks the fourth such loan successfully paid off by Related Group over the past 18 months. SLS Lux also marks the fourth project developed by Related Group to open in Brickell along South Miami Avenue (the other three being 1100 Millecento, sister property SLS Brickell Hotel & Residences, and two-tower development Brickell Heights, which is comprised of Brickell Heights East and Brickell Heights West).

While Related puts the finishing touches on the uber-amenities at SLS Lux, I wanted to share with everyone a new aerial drone video showcasing its 57th floor rooftop pool deck and 9th floor garden level amenities deck. Although Related received its temporary certificate of occupancy (TCO) for the upper floors last month, the sky lounge and rooftop pool deck have yet to officially open in order to allow the developer adequate time to properly furnish those spaces. In the video below, you will notice that the rooftop pool has been filled with water and has five poolside umbrellas around it but is missing lounge chairs. On the 9th floor amenities level, it’s good to see that the multi-purpose court is nearly finished.

SLS Lux Brickell Hotel To Open June 4th
In a newsletter sent yesterday to owners of the newly opened SLS Lux Residences, it was announced that the SLS Lux Brickell Hotel will open on June 4th. The poolside bar located on the 9th floor of the building will begin operation that day as well, with food and beverages available for purchase to residents and hotel guests.
SLS Lux Brickell Hotel guests will have access to a myriad of amenities including: a 75-foot lap pool, separate 112-foot beach-entry pool, poolside cabanas, poolside bar, state-of-the-art fitness center, full-service spa, full-service concierge, and much more.
Just Listed – 3 Bedroom Condo at SLS Lux – Asking $935,000
“Better act fast” is a cliché sales pitch that has been used for generations…but for my newest listing, you better! On Friday, I listed for sale unit 2009 at SLS Lux – a luxurious 3 Bedroom, 3 Bathroom condo with 2,147 total square feet (1,657 interior square feet + 490 square feet of balcony) and 3 parking spaces (1 assigned + 1 parking lift + 1 valet space). Within 24 hours of being listed, I received an offer…and for good reason! The condo dues for unit 2009 are $1,101 per month. That amount includes high-speed internet, cable TV, water, and use of all building amenities. The assigned parking space and parking lift are located on the 2nd floor.
If you’re anything like me, you’ve been counting the days until the opening of SLS Lux. It’s been a long time in the making, but I’m happy to report that it was well worth the wait. Related has once again delivered what is certain to be a neighborhood favorite!
Earlier this week, I had the distinct pleasure of touring Related’s latest project with Carlos Rosso himself – the company’s President of Condominium Development Division and very familiar face to all of us in the Miami real estate world.
Carlos and I met in the strikingly beautiful Hotel lobby with mirrored backdrop, rich textures, and eclectic décor reminiscent of those found at the St. Regis in Bal Harbour. “We used the same interior designer we used at St. Regis – the master of luxury, Yabu Pushelberg,” Carlos added, “[whose] inspiration was the old mansions from Havana, Cartagena, and the Caribbean, with high ceilings, patterned marble flooring, and lots of lush landscape…a glamorous, tropical setting”.
Passing through the Hotel lobby, we then entered the grandiose S-Bar, punctuated outside by a giant “Male Torso” sculpture by Botero, valued at $3M and wholly-owned by the building. Only three of its kind exist in the entire world: one in Paris, one in Buenos Aires, and now one in Miami. “The owners at SLS Lux can brag that they now own a unique Botero sculpture,” Rosso quipped. He expects S-Bar to become Brickell’s happening place. “We want it to become Miami’s high-end bar…a place where deals will be closed over great cocktails”.
From S-Bar, we then made our way into Katsuya – a high-end sushi restaurant with impressive décor and attention to detail. From the sake cup screens to the incredible dark rich woods accentuated by the four gigantic globes hanging from the ceiling, this restaurant is sure to impress!
For some time, Related has been pushing the idea of converting South Miami Avenue into a pedestrian-only street on Friday and Saturday nights. “It’s time to make South Miami Avenue into Brickell’s own Lincoln Road,” Rosso said. “Look at what Bloomberg did with Time Square in New York – that is the future of urban open space.” With the addition of S-Bar and Katsuya, both located towards the northern end of South Miami Avenue, the walkability of that thoroughfare will no doubt increase. S-Bar and Katsuya are both slated to open in June.

After the quick, yet thorough tour of the Hotel lobby and restaurants, Carlos led the way to the 9th floor amenities deck where most of the building’s amenities are located, including two pools, SLS Lux poolside bar, cabanas, tennis court, club room, private dining room, billiards room, spa, and fitness center. SLS Lux also has a rooftop pool and sky lounge (for residents only) but both were a work-in-progress and awaiting a temporary certificate of occupany (TCO) when I toured the building this past Monday. TCO is expected to be received for those floors within the next couple of weeks.

To complete my tour of SLS Lux, I was shown a 3 bedroom units located on the southwest corner of the building (the 01 line). Important to note is that each unit at SLS Lux comes completely finished, including flooring, shades, and closets. A one-year free membership to Equinox Brickell Heights comes included as well.

The Future
And Related’s grand plan for Brickell doesn’t end there. “This is the new Brickell – vibrant, full of pedestrians with active ground floor retail and restaurants and lots of residents embracing urban life,” added Rosso. “We are certainly building the new Miami. The vision will be complete when we launch 444 Brickell connecting South Miami Avenue to the Riverwalk”.
“When will you launch?” I inquired.
“As soon as we feel the time is right. It’s a very special project with a luxury anchor in Miami’s best site.”
I’m sure more news will follow, but it certainly feels that Related has an unbound willingness to continue being the leader in masterminding Miami’s urban future. After touring SLS Lux, Katsuya, and S-Bar, I’m excited see what these guys have planned for 444 Brickell.
SLS Lux Gets Its Rooftop Sign; Closings Begin Soon
Closings are just a few weeks away, and SLS Lux now has its sign. Related Group’s Carlos Rosso posted a photo update as they put the finishing touches on Brickell’s new newest tower.
The 58 story tower is the most luxurious of the Brickell Heights complex, which is easily identified by its signature Fabián Burgos mural wrapping the parking structures of all 3 towers. There will be a Katsuya restaurant in the lobby level as well as interiors and amenities designed by Yabu Pushelberg, which you can preview here.
Closings are scheduled to begin in December. While the project is fully sold, resale opportunities are available on an off-market basis. Please let us know if you are interested.
SLS Lux Releases New Renderings; Only 2 Penthouses Remain Available For Sale
Although they are on the home stretch to completion and sold-out status, Related Group has released a new set of renderings to promote their newest new project, SLS Lux. The project is the sister tower to Brickell Heights East & West, which opened this month on the west side of South Miami Avenue. SLS Lux is set to be the most luxurious tower of the three, with private elevators, a wine cellar and cigar room, a rock climbing wall, limousine services to a private beach club, and two ground floor dining experiences, Katsuya and Sbar.
The new renderings depict the Katsuya restaurant in the retail level, the Yabu Pushelberg-designed lobby and 9th floor gardens, as well as the penthouse collection. The two remaining penthouses each have summer kitchens on the terrace, 12 foot ceilings, two assigned parking spaces, among other penthouse-quality upgrades in the kitchen and baths.
MPH 04 has 3 full bedrooms, 4 baths plus a den with a North view for $2,649,900. Just below is LPH 04, with the same layout for $2,599,900. Both apartments have 2,777 of interior square footage. Here is a preview of the view, as well as the new renderings.
Inside SLS Lux: June 2017 Construction Update
It has now been 6 months since we got to preview the views from the penthouses at SLS Lux with Carlos Rosso. Since then, they have been hard at work on the finishes and amenities in preparation for the big grand opening later this year.
