You Can Now Buy Two Arte Surfside Condos for 560 Bitcoin
Bitcoin has become one of the ultimate currencies in Miami. Now more than ever, consumers are able to utilize crypto for food purchases, nightclubs, and real estate. Arte Surfside completely revolutionized the real estate market by being one of the first developments in Miami to begin accepting Bitcoin for their luxury condos.
The developers for Arte Surfside currently have two luxury units for sale for a combined price of $31 million or 560 bitcoin. According to the developers, Alex Sapir and Giovanni Fasciano have stated that offers can be made in either bitcoin or ethereum.
According to Sapir, “We were overwhelmed by the amount of calls we received from qualified buyers just after announcing our ability to facilitate cryptocurrency transactions for the condominiums at Arte. Real-world crypto transactions haven’t made their way fully into the mainstream yet, so it’s clear that top holders around the world pay attention when new opportunities to transact open up.”
One of the crypto units at Arte is listed at $18.95 million and features 6,982 square feet of living space. The second unit is listed at $11.9 million and is around 3,500 square feet. These incredible units boast oceanfront views, wraparound terraces, large walk-in closets, and high-tech entry access.

Aria Reserve has Sold 40% Since Launching Sales in June on the South Tower
The Melo Group has reached another milestone in their pre-construction project for Aria Reserve in Edgewater. Including their construction permit application that is currently in review, the waterfront twin-tower project has also sold 40% of its units well before the groundbreaking.
The permit application for this project will allow for the Melo Group to begin foundation work. The foundation plans were submitted in early September. The plans will also include piling work that was valued at $132,750.
Sales begin in late June for the 62-story Aria Reserve South Tower. Aria Reserve North Tower is anticipated to launch sales closer to construction. According to the Melo Group, over $40 million of all 12 penthouses have sold within 90 days.
Construction deposits include a 30% deposit for all U.S. buyers and a 40% deposit for all international buyers. According to the developer, more U.S. has purchased penthouses.
Aria Reserve will rise 62 stories tall reaching 627 feet, making it the tallest dual waterfront residential development in the United States. The project will feature two towers, each with 390 units and 1,608 parking spaces.
Residential units will begin at $750,000. Although sold out, the penthouses started at $12 million. Units will feature 1 to 4 bedroom floorplans with 1,100 to 2,600 square feet of options. The penthouses themselves range from 3,500 to 9,000 square feet with each of them featuring a 3-car garage.

57 Ocean Construction Complete and Condo Units are 100% Sold Out at $336 Million
Recently, we have seen a number of residential towers sell out prior to construction or during construction. Towers like Residences of Armani Casa and Aston Martin Residences have either sold out or are very close to selling out, so it is of no surprise to learn about 57 Ocean selling out, right as construction is complete.
The developer and Brazilian billionaire, Jose Isaac Peres’ recently sold out at 57 Ocean as well secured its temporary certificate of occupancy (TCO) for the tower. According to a managing partner, Marcelo Kingston, the sell-out includes a recent sale of a luxury penthouse for $36 million, originally listed at $38 million.
Sales previously launched in 2018 with price ranges from $1.5 million to $36 million. According to Kingston, closings will begin in October 2021. The tower sold out at $330 million.
According to the developer, about 60-70% of the buyers were domestic, and with the steady stream of sales, they were able to raise prices.
One of the lower penthouses that sold includes a $13.8 million unit purchased by Chuck Roberts, Stifel’s Managing Director of Investments.

Developer for Ocean Terrace Project Seeks Expansion Approval

Plans that were originally approved in 2019 for the historic Ocean Terrace district are being revisited in hopes to expand the project located at 7409-49 Collins Avenue and 7400-50 Ocean Terrace.
The original approved plans included 78 hotel rooms that will be renovated through the historic Broadmoor and Ocean Surg hotels, 58 residential units, and 18,060 square feet of retail space.
The new plans, submitted by developer Ocean Terrace Holdings, would include 75 residential condo units that would range from 1,198 to 2,555 square feet options. In the revised plans, it includes 2 top-floor penthouses that range from 4,028 to 4,332 square feet of living space, each with a rooftop pool.

Hotel rooms would also increase to 127 with 55 of the units residing in the historic building. The rest of the units will reside in the new 11-story building that will feature a rooftop pool.

The retail space will include 3 pools and 17,474 square feet of space. The new construction will total 525,692 square feet including the parking garage. The original proposal was approved at 359,590.
Architect includes Revuelta Architecture Internation and RJ Heisenbottle Architects is in charge of the historic preservation design.
The Historic Preservation Board will be meeting on September 13 to consider these revised plans. These plans will also include an oceanfront public space. Once the plans are approved, the developer would like to begin construction immediately. The public space and condo tower construction would start in 2022.

Legacy Hotel & Residences Breaks Ground

The highly anticipated Legacy Hotel & Residences finally broke ground today at the development site located at 942 NE 1st Avenue in the heart of downtown Miami. In attendance was Ken Russell (City of Miami Commissioner), representatives of Royal Palm Companies, and Peggy Olin (Owp Property representative).
Also known as Legacy Miami Worldcenter, Legacy is one of the newest pre-construction residential towers located in Park West Miami. The luxury tower will rise 50 stories at 668 feet tall making it the second tallest tower at Miami Worldcener. This tower sold out of all the units prior to the groundbreaking and is the first development to sell out prior to construction.
This mixed-use development will feature 312 residential units, 262 luxury hotel rooms, a business center, medical office, retail space, and rooftop atrium with all of the luxury amenities a 5-star hotel could offer.
The residences will include studio to 2 bedroom floor plans with 368 to 964 square feet options. The units will be fully finished and furnished. One of the unique things about Legacy is that residents will be able to rent their units without any restrictions. This includes utilizing a short-term rental company, whether its the Legacy’s rental program, Airbnb, or VRBO.

Construction Permits Filed for NEMA Miami
In the wake of Miami’s construction boom, it is of no surprise that another tower will be underway soon. Plans for NEMA Miami were originally announced in February 2020 with plans to break ground earlier this year. The permits for this tower were finally filed this week with an anticipated groundbreaking mid to late August 2021.
Located at 2900 Biscayne Boulevard, NEMA Miami will rise 39 stories high at 428 feet high with plans of 588 apartments. There will be an additional 56,000+ square feet of retail space with a potential organic grocery store occupying a portion of the space. Located at the edge of Wynwood and Edgewater, NEMA will be centrally located close to the Design District as well as Brickell.
NEMA Miami will be Designed by Arquitectonia and the Rockwell Group, and developers include Crescent Heights. Crescent Heights have been responsible for all of NEMA towers.
The design appears to be a more modern style with a glass exterior reflecting the Miami sky. According to their website, “no two NEMA’s are alike,” and that their designs represent the culture of the neighborhood that they are located.

501 First Residences- Renderings and Plans Just Released for the 40 Story Tower in Downtown Miami
Miami can now officially welcome the newest pre-construction tower to grace our gorgeous skyline, 501 First Residences in downtown Miami. This new 40-story tower with 448, will be developed by Aria Development Group and designed by Revuelta Architecture International, who also designed Wind and 900 Biscayne. 501 First Residences will be located at 501 Northeast 1st Avenue with views of downtown Miami and Biscayne Bay.
Acoording to the Aria Development group, this particular development will be built to cater to the short-term rental market. The biggest perk is that there will be no rental restrictions. Which means, the resident can utilize any consumer platform (Vrbo, Expedia, Airbnb, etc.) to rent and each unit can be rent for 1 day or more.
The renderings reveal floor-to-ceiling windows and expansive balconies. The sleek structure is curved creating a horizontal and vertical grid like design. The exact height of the development hasn’t been released but we can expect the 40-story high structure to be over 450 feet in height.
The 448 luxury units will be fully finished and furnished with pricing starting at $300,000. Floor plans will range from studios, 1 bedroom, and 2 bedrooms. The square footage for each unit is expected to be from 385 to 835 square feet.

The site currently features a 2-story buidling that was built in 1924 and was previously the sales center for YotelPad Miami. The entire project will take over 4 lots equaling 22,500 square feet. According to tax records, the developer purchased the lots in 2015 for $8,250,000.
According to Miami-Dade Country records, construction permits have not been filed. The ground breaking is expected to be scheduled for spring 2022 with a top-off date in spring 2023.
Missoni Baia Construction Passes its Halfway Point
Welcome to Missoni Baia! This remarkable waterfront tower will feature 57 floors with an impressive 200 feet of Biscayne Bay frontage. Curated by New York designer Paris Forino, with 249 custom one-to-five bedroom options. The architect for this tower is Hani Rashid of Asymptotoe Architecture and the developer is OKO Group under Vladislav Doronin.
Construction is underway for this gorgeous tower and it has passed the half-way point. According to CEO of developer Cain International, “This milestone is a testament to the team’s diligence and hard work despite the challenges presented by the current environment. Building Missoni Baia to its midpoint milestone is a remarkable moment for our team as we bring this elegantly designed, landmark project to life.”
According to a press release from Missoni Baia, all windows have been added to the north and south tower up to the 36th floor, including partial balconies. Civic Construction, the general contractor has stated that top-off is estimated this time next year.

First Treehouse Hotel will Open in Miami’s Brickell District in 2025
The Treehouse Brickell Hotel will be the first United States location as part of the SH Hotels & Resorts expansion. This 191-room, 62-floor, mixed-use hotel will be located at 1 Southside Park in the Brickell neighborhood.
According to the South Florida Business Journal, SH Hotels & Resorts is a subsidiary of Miami Beach-based Starwood Capital Group, led by Chairman and CEO Barry Sternlicht. SH Hotels & Resorts also operated the 1 Hotels brand, including 1 Hotel South Beach. There is currently one other Treehouse Hotel, located in London.
In a statement from SFBJ, Sternlicht said, “Brickell is the perfect place for a Treehouse. Like its London counterpart, Treehouse Brickell will be as much a destination for travelers as a local hangout, and will introduce a new kind of thoughtful, fun and imaginative hospitality experience to the area.”
This new hotel will be part of the 1 Southside development at 105-1133 S.W. Second Avenue, in Miami totaling 2.5 million square feet and rise 62 stories. This development will also include 1,175 apartments, 190,000 square feet of office space, and 11,000 square feet of restaurants.
