Waterfront Mansion in Coconut Grove Breaks Record at $65 Million

A new record is in the books for Miami-Dade home sales. A waterfront spec mansion just sold for $65 million. Located in Coconut Grove, this home is the highest price sold residential home in Miami-Dade County history.
According to tax records, the property was traded for $50 million but multiple sources stated the home actually sold for $65 million which included the cost of completing construction on the home.
The home is located at 3488 Saint Gaudens Road and was sold by a company that is managed by Isaac Perez. According to the Real Deal and Tampa Bay Times, Isaac Perez is a longtime Key Biscayne resident who is an heir to a Venezuelan oil fortune.
The buyer is unknown but does have a Delaware LLC. Perez’s sister is also listed as the manager of the company.
The estate features 3 parcels totaling 4.3 acres with a pool deck, jacuzzi, boat dock, and outdoor entertaining space with a waterfall.
The lots were originally a part of a larger property that Perez purchased for $18 million in 2013. The 4th lot that a new mansion was built on was separated and sold a year ago for $6.2 million.
The transaction was financed with a $20 million loan from the Maxim Credit Group. This record sale passed the $50 million 2019 sale of the estate at 3 Indian Creek Island Road.
Related Group CEO Lists Coconut Grove Mansion for $33 Million

Related Group’s CEO Jorge Pérez, also known as the “Condo King,” recently listed his Miami home for $33 million. Located in Coconut Grove at 3323 Devon Court in Huges Cove, a gated community south of downtown Miami. Huges Cove features a total of 10 homes, each with custom architecture overlooking Biscayne Bay.
The Venetian-style mansion is sited on 0.92 acres with over 8,000 square feet of living space. With 6 bedrooms and 7 bathrooms, this unique home was built in 1996 as the family home of Pérez. The Venetian style is evident throughout with its beige travertine floors, light, and airy feel throughout, as well as classic touches of Italian artistry.

The property is truly a dream with resort amenities, including an infinity pool, spa, and gardens all on 482 feet of water frontage. The property also features exclusive water rights, a boat dock, and incredible views of Biscayne Bay.
According to tax records, Pérez originally purchased the home for $1.45 million in 1994. More recently, Pérez has sold his Apogee Beach penthouse for $6 million as well as the Related Group sold their Miami headquarters for $24 million.

The Related Group is a development company that started in Miami in 1979. Over the years, they have built iconic towers that have enhanced the Miami skyline. Ahead of its upcoming Grand Opening Event for Two Park Grove and Club Residences, the developers of Park Grove have released new photos of the ultra-luxe development, showcasing its spectacular residences, views, amenities, and art. I’ve said it once and I’ll say it again, Park Grove has the makings to become Miami’s 2018 Development of the Year. In fact, it stands head and shoulders above ALL condo developments in Miami. When it comes to location, views, quality of finishes, and quality of amenities, Park Grove checks all the boxes. But don’t take my word for it

Park Grove Condos Review Complete with Prices, Photos, Video, and Floor Plans
This morning I had the distinct pleasure of touring the amenities and grounds at the upcoming ultra-luxury condominium development in Coconut Grove called Park Grove. I was joined by my wonderful girlfriend Brittany who is also an agent on the Miami Condo Investments team and an occasional real estate blogger. We were delighted to receive the exclusive invitation, well aware that construction tours for Park Grove had recently been halted, and hearing that furnishings for the common areas had only just been delivered in recent days.
When will residences at Park Grove be delivered?
Park Grove is comprised of three towers: One Park Grove, Two Park Grove, and Park Grove Club Residences. Although it seems backwards, the towers at Park Grove will be delivered in reverse order with closings at Park Grove Club Residences (Tower 3) beginning this coming week, closings for residences at Two Park Grove (Tower 2) slated to begin next month (July 2018), and closings for residences at One Park Grove (Tower 1) expected to begin towards the end of 2019. The developer is essentially saving the BEST for last because One Park Grove will offer the most panoramic water views of all three towers.
Park Grove Collaborators; Details & Specs
Park Grove is a collaboration between development titans Terra Group and Related Group and world-famous architecture firms OMA and Arquitectonica. New York City-based design team Meyer Davis has designed the lobbies and common area spaces at Park Grove while famed interior designer William Sofield has designed the lavish kitchens and baths. Last but not least, internationally-acclaimed landscape architect Enzo Enea added his finishing touches to Park Grove by delivering a magnificent design for its outdoor common area spaces.
All three towers at Park Grove rise 23 stories, but One Park Grove and Two Park Grove will each have just 67 condo residences while Park Grove Club Residences will include 129. The units at One Park Grove and Two Park Grove will enjoy 12-foot high ceilings with floor-to-ceiling glass windows while the ceilings at Park Grove Club Residences are 10 feet high. For the most part, the three towers at Park Grove share amenities. Park Grove Club Residences is the exception; it has a rooftop pool which is exclusive to residents of that tower. It should be noted, however, this “extra” amenity comes at a price. On a price per square foot basis, the condominium association dues for units at Park Grove Club Residences are higher than that of One Park Grove and Two Park Grove.

Availability, Pricing, and Floor Plans for Residences at Park Grove
Park Grove Club Residences (Tower 3) is completely sold out of developer inventory; it has been since early 2017. However, the good news is that resale inventory should hit the market in the coming weeks as contract holders begin closing with the developer. And if you are interested in possibly renting a unit at Park Grove Club Residences, I expect rental listings at Park Grove Club Residences to hit the market in the coming weeks as well. The units at Park Grove Club Residences come finished with flooring throughout, so it shouldn’t take long for new owners to get them ready for tenants to live in.
Closings for residences at Two Park Grove (Tower 2) are expected to begin next month (July 2018). As of this writing, just three developer units remain for sale at Two Park Grove:

For those looking to purchase a resale unit at Two Park Grove, I expect resale listings to start hitting the market towards the beginning of August. For those looking to rent a unit at Two Park Grove, I expect rental listings to hit the market at around the same time.
One Park Grove (Tower 1) is expected to be completed towards the end of 2019. As of this writing, 40% of the developer units at One Park Grove remain for sale. Given that One Park Grove was the last of the three towers to launch sales, this isn’t all that surprising. As I mentioned earlier, the developer saved the best for last, so if you are planning to purchase a unit at Park Grove, this is the tower where you want to be. Below is a summary of the developer inventory that still remains at One Park Grove. This tower has four residences per floor (A, B, C, and D), so each type of floor plan still has available options.

Brittany and I were BLOWN AWAY by what we saw today at Park Grove. In fact, we asked each more than once during our tour, “so when are we moving here?”. We’re seriously thinking about it. Park Grove offers everything that you could ever want from a condo development: low density, world-class amenities, exclusivity, convenience, 5-star service, A+ location, and beautifully designed common area spaces. And Park Grove is like an art museum…with curated artwork everywhere you turn.
Although Brittany and I weren’t able to view any of the residences at Park Grove during today’s tour, we were floored by what we did see. Park Grove has the makings to become Miami’s 2018 Development of the Year. With Zaha Hadid’s One Thousand Museum due to be delivered this December, that’s a lot to be said. I guess you can say, with Park Grove, the bar has been set for all who shall pass!
One of the best things about Park Grove is that it’s located in Coconut Grove. With Regatta Park (a 12-acre waterfront park) located across the street; various marinas within walking distance; a myriad of shops, restaurants, and bars just blocks away at CocoWalk; and breathtaking views of the water and city, Coconut Grove is the ideal location for all types of lifestyles. It also has some of the best schools in the state within close proximity.

Brittany and I took a TON of photos during our tour of Park Grove. Between the two of us, we took close to 300 photos of the amenities and common area spaces. While we weren’t able to tour Park Grove Club Residences’ rooftop pool, we were able to view pretty much everything else. We weren’t able to walk inside the fitness center (because the doors were locked) but we did take a photo of it through the window. As you will see in our photos below, not everything was quite finished, but it’s quickly getting there. Of all the common area spaces, the wine room was the only area that was heavily under construction.

Chef extraordinaire Michael Schwartz will have a huge presence at Park Grove: (1) he will own and operate a street-level restaurant, which will be open to the public; (2) operate a poolside bar and bistro, which will be private to residents and guests of Park Grove; and (3) operate a poolside bar and cafe, which will be exclusive to residents and guests at Park Grove. GlassHaus in the Grove Releases Introductory Prices & Renderings
Coconut Grove is getting a new boutique condo development. It isn’t waterfront, it isn’t a high rise, and it isn’t located on South Bayshore with the other luxury developments, but it is giving me a serious throwback to the Jardins neighborhood of São Paulo, and I like it.
For those who don’t know, Jardins is an upper-class neighborhood within São Paulo. It is located just blocks from countless restaurants, lounges and bars. There are museums and high-end shopping steps away, yet the homes are nestled in peaceful seclusion amongst the lush greenery and mature hardwood trees.
GlassHaus may not have been aiming to be the Miami embodiment of São Paolo’s natural elegance, but they’re delivering it anyway. The modern minimalist design juxtaposed with the tropical hardwood hammock located just blocks away from the city hustle and bustle just works.
GlassHaus will have just 5 floors, the first level has three residences with the ambiance of garden living. There are shade trees and large outdoor terraces. The 4 floors above each have five residences per floor ranging from 1-3 bedrooms. On the roof, Glasshaus residents will enjoy a fully-equipped summer kitchen and dining area, with a pool, sundeck and lush landscaping to match the environment below.
The floor plans for Glasshaus range from 1,080 to 2,380 square feet with between 1 to 3 bedrooms. Each residence has 11 foot ceilings with floor to ceiling glass. The current prices at Glasshaus start at just under $600,000 for a 1 bedroom up to $1.3 million for a southeast corner residence with 3 bedrooms and 3.5 baths.

Max Strang Brings Us Waterfront Peace & Serenity At The Fairchild Coconut Grove
On a day when what we needed most was peaceful serenity, The Fairchild Coconut Grove delivered. We were treated to a preview of Max Strang’s creation of 26 waterfront residences just south of Mercy Hospital along the Biscayne Bay and it was just what everyone needed.
In a video interview with Mr. Strang, he details how his inspiration was “where the Biscayne Bay meets the jungle” and has created a serene and tranquil location with muted luxury and natural beauty that is just perfect for those who are searching to be near the hustle and bustle of the Downtown area, but prefer a quieter lifestyle at home.
The project has just 26 residences on 5 floors and 9 different layouts. The prices range from $1.4 million up to $4.6 million and the layouts range from 1,714 square foot plans with 2 bedrooms, a den and 2.5 baths up to 4,114 square foot plans with 4 bedrooms and 5.5 baths. Sales launched just a few weeks ago and four residences are currently under contract, from what we hear.
There has been a lot of commentary recently over the state of our condo market and whether or not bringing new projects to market at this time is a wise move. In most cases, I would agree that we need to fill up the projects that we already have before introducing new inventory, but The Fairchild is different. I anticipate that this project will be sold out and delivered on schedule because it has so many differentiating qualities that are actually desired by potential buyers.
Max Strang is a very renowned architect in the area with an amazing talent of building beautiful residences that incorporate well with their environment. Until now, he has mostly concentrated on single family homes with an impressive portfolio alongside an impressive list of awards. Fairchild Coconut Grove will be his first condominium development, and we are very excited to see it built.
Almost 40% of Downtown Miami Residents Have Pets – Strategies for Investors and Tenants
The Downtown Miami DDA (Downtown Development Authority) released its updated demographics study today, and they found that 39% of Downtown Miami households include a pet. This is interesting because so many of the developments impose strict pet policies upon their residents. Some only allow certain sizes of pets, some only cats, some only allow pets for unit owners and some say no pets at all.
This is always a touchy subject when we are working with a client who has a pet. There is so much misinformation out there regarding which buildings do and do not welcome pets. If a resident gets caught with an unauthorized pet, they are forced with the difficult choice of paying a lease cancellation fee (which is typically the value of 2 months’ rent), or re-homing their beloved pet. Unfortunately, not all agents verify the pet policies before entering into a contract, which wastes time and gets the client all excited about an apartment that they cannot have. No bueno.
I even once had a client who cheated on me with another agent that had told them they could have a large pet in a pet-restricted building. That is completely irresponsible and self-serving of that agent. Thank goodness, the clients realized what would happen if they went forward with that deal. The agent would have been paid and then they would have either had to break their lease or part with their dog. That is a horrible choice to have to make when most people consider their pets as members of the family.
In order to have an authorized pet in the building, many associations require an additional registration and application. The pet’s weight is verified (many times with a report from the veterinarian), their vaccinations are verified and some buildings even take it a step further. Infinity at Brickell requires a DNA sample to be placed on file and in the event that messes are found in the lobby, the mess is sent in for a DNA match. The resident that pops up after the DNA test is issued a fine. I call it Maury Povich enforcement… but it works. If people know they’re going to get busted breaking the rules, they’ll be less likely to do so. This way, the building can continue to allow large pets for everyone.
Over recent years, a popular workaround to the ‘No Pets’ buildings has become all the rage. There are websites where you can claim that you need a therapy dog. They’ll issue you a certificate for a fee and, viola! Your dog can go with you everywhere and nobody can say anything… except the condo associations have started to get wise of this ruse. The Jade at Brickell verifies these Therapy Dog certificates through an attorney. It takes an extra few days during the application process and you don’t get your application fees back if you get caught with a phony form. I don’t recommend the fake therapy dog stunt.
If you are curious of whether a particular building accepts pets, just have a look at the building page on our website. We have verified all of the buildings’ policies and list them in the FAQ section of the website. Every now and again, a building will change their policy in between when we last called to verify, but we update it frequently. Our agents also keep themselves updated of the pet policies and fees for the buildings in the area. We’re all about efficiency and not wasting your time or energy…
So what about investors?
With the rental market changing, it is important to have apartments that appeal to as many people as possible. Purchasing an investment condo for sale in a pet-restricted building automatically crosses out almost 40% of the prospective tenants that could be interested in moving in. Some of my favorite pet-friendly buildings are MarinaBlue and 900 Biscayne Bay in Park West, Infinity at Brickell in Brickell, the Midtown developments in Midtown and One Miami in Downtown.
For investors who are concerned with having animals in your property without knowing the behavior or cleanliness of the pets, it is completely customary to charge a pet deposit for the unit. In many cases, the building has a separate pet deposit or fee, but I suggest a refundable deposit for the unit itself. The amount can vary depending upon the pet. Puppies would require a bit of a larger deposit since they tend to chew and have accidents. You could also lower the deposits in the event that a tenant was able to submit a diploma from obedience school or behavior training.

The Fairchild Coconut Grove is a Lovely Little Tropical Modernist Building Very, Very Close to a Good Hospital
Are you a lover of tropical modernist architecture and indoor-outdoor living, but your health might be on the brink? Looking for a lovely little place to enjoy life in ease after your third heart attack? The Fairchild Coconut Grove is being built on a bay front site in North Grove literally next to Mercy Hospital, at 3581 E. Glencoe Street.
Being developed by Grove Bay Properties, the building is designed by architect Max Strang, with 26 units ranging from 1700 square feet two-bedroomers, to 4200 square feet four bedroomers. Amenities include private boat slips, a full time butler, a rooftop pool deck and gardens, bicycles provided to residents, gym, with steam, sauna, and hammam. Units have 11-foot high ceilings except for the penthouses, which are 13-feet, while ‘select’ units have private outdoor showers and servants quarters. Sales have not officially begun yet, although they’re probably quietly selling to early buyers anyways, as one does. Units begin at $1.4 million.
