Downtown Miami’s hottest new bar just opened and it’s nothing like you would expect. Bar La Real, located 100 NE 1st Avenue in the attic of a historic 1917 building.
Bar La Real will intertwine the historic concepts of the building with the old-school glamour all within a tropical setting, coining the term ‘Tropiglam.’ Just think Little Havana meets South Beach.
The creators, White Feather Management are behind this cool bar and are the same team behind Wynwood’s El Patio and Mayami Latin. The Art Director, Carols Perez Fleta states “At Bar La Real we walk the line between elegant and extravagant in everything that we do.”
White Feather Management is headquartered in Miami with 25 years of experience in curating entertainment and multi-sensory atmospheres. According to their website, White Feather is ‘united by art, sensibility, and creativity.’
Not only will you experience an elegant environment, but unexpected concoctions will have you coming back for seconds. The cocktail menu consists of caviar topped drinks and wasabi sake-infused cocktails. You can also enjoy the classics as well as enjoy a hookah experience.
CEO, Nicolas Hoyos also announced that there will be themed nights weekly, “Our mission has been the same from inception: to make Bar La Real a unique environment that can only be understood through having lived it.”

Official Groundbreaking Date Set for E11EVEN Hotel & Residences
The long-awaited date for E11EVEN Hotel & Residences groundbreaking is finally set and we can’t be more excited. On November 11, 2021, construction will begin on the 65-story tower located in the Park West District in Miami.
One of the developers, PMG, posted on their social media accounts the big news along with the tower being 98% sold. This is of no surprise as E11EVEN is considered one of the fastest-selling condominium projects in the last decade. In February when sales were first announced, the units were at 80% sold.
PMG also announced in early June that they were also accepting cryptocurrency for the units. We are unsure of the total number of units that were purchased with the digital currency.
Construction plans were officially submitted on Wednesday, October 13, 2021. The plans include the demolition permit for site clearing and those are now under review. There is currently no pending or submitted construction permit.
The demolition contractor is listed as John Moriarty & Associated. The developer includes Property Markets Group (PMG) and E11EVEN Partners. Sieger Suarez Architects is responsible for the tower design. Interiors will be curated by AvroKO Hospitality Group.
The residences are fully finished and fully furnished starting at $300,000 and the floor plans consist of studio to 2 bedrooms. There is also a limited Penthouse Collection and 2 Presidential Suites.

Aria Reserve has Sold 40% Since Launching Sales in June on the South Tower
The Melo Group has reached another milestone in their pre-construction project for Aria Reserve in Edgewater. Including their construction permit application that is currently in review, the waterfront twin-tower project has also sold 40% of its units well before the groundbreaking.
The permit application for this project will allow for the Melo Group to begin foundation work. The foundation plans were submitted in early September. The plans will also include piling work that was valued at $132,750.
Sales begin in late June for the 62-story Aria Reserve South Tower. Aria Reserve North Tower is anticipated to launch sales closer to construction. According to the Melo Group, over $40 million of all 12 penthouses have sold within 90 days.
Construction deposits include a 30% deposit for all U.S. buyers and a 40% deposit for all international buyers. According to the developer, more U.S. has purchased penthouses.
Aria Reserve will rise 62 stories tall reaching 627 feet, making it the tallest dual waterfront residential development in the United States. The project will feature two towers, each with 390 units and 1,608 parking spaces.
Residential units will begin at $750,000. Although sold out, the penthouses started at $12 million. Units will feature 1 to 4 bedroom floorplans with 1,100 to 2,600 square feet of options. The penthouses themselves range from 3,500 to 9,000 square feet with each of them featuring a 3-car garage.

New Restaurant Opens at the Esmé Miami Beach

At the boutique Esmé Miami Beach hotel, a new bistro-style restaurant has opened. Replacing the former Latin Cafe 2000, located at 2501 Biscayne Blvd., Miami Beach, Mimi’s will serve breakfast, lunch, and dinner and will incorporate some of the most bizarre combinations yet tasty egg creations you will probably ever eat.
The former chef of Pao at the Faena House in Miami Beach, Benjamin Murray will be taking over as head chef at Mimi’s. According to Murray, “Miami has become a thriving foodie destination…and with Mimi’s relaxed-casual American classics will be the new spot.”
Mimi’s space was designed by CDK Design’s Cindy Kam, which includes an indoor and outdoor floorplan. The scene is set with a cafe bistro style mixed with industrial decor.
The egg creations include Osstera Caviar, which is considered the most prized and extensive caviar in the world. All of the food items will don some version of the Caviar. Benjamin Murray and Michael Kaplan, owners of Mimi’s, came up with the concept after their opening of Benh Mi, which is another restaurant that connects to the lobby of Esmé Miami Beach.
Breakfast and lunch will be self-service only and dinner, as well as happy hour, is full service. Fresh coffees and pastries are serviced daily at the bakery and a full breakfast menu is served until 8 am. The menu includes signature dishes like egg sandwiches, cured salmon on an everything bagel, burgers, and Binchotan-grilled steak and egg combos.

57 Ocean Construction Complete and Condo Units are 100% Sold Out at $336 Million
Recently, we have seen a number of residential towers sell out prior to construction or during construction. Towers like Residences of Armani Casa and Aston Martin Residences have either sold out or are very close to selling out, so it is of no surprise to learn about 57 Ocean selling out, right as construction is complete.
The developer and Brazilian billionaire, Jose Isaac Peres’ recently sold out at 57 Ocean as well secured its temporary certificate of occupancy (TCO) for the tower. According to a managing partner, Marcelo Kingston, the sell-out includes a recent sale of a luxury penthouse for $36 million, originally listed at $38 million.
Sales previously launched in 2018 with price ranges from $1.5 million to $36 million. According to Kingston, closings will begin in October 2021. The tower sold out at $330 million.
According to the developer, about 60-70% of the buyers were domestic, and with the steady stream of sales, they were able to raise prices.
One of the lower penthouses that sold includes a $13.8 million unit purchased by Chuck Roberts, Stifel’s Managing Director of Investments.

James Beard Award-Winning Chef Opens Caribbean Restaurant in Miami

You may have heard of chef, Michelle Bernstein. If you haven’t, it’s time to get her on your radar. She is a Miami native who was awarded the James Beard Award, which recognizes culinary professionals in the United States.
Not only is she known for this outstanding achievement, but she is also an expert in Latin American cooking and is responsible for Café La Trova, and Sweet Liberty Drinks & Supply Company.
Just last week, Bernstein opened up a new restaurant located at the Bayside Marketplace called La Cañita. Bernstein partnered with her husband, David Martinez, as well as David Borgia and Orestes Pajon on this Latin American and Caribbean-infused restaurant.
She has incorporated cuisines from Tobago, Puerto Rico, Trinidad, Jamaica, and Cuba as well as other South American recipes. Her signatures include chicken fricassee, custom sandwiches, and empanadas. One of the most popular desserts is the 305 rum cake. La Cañita also offers an expansive rum-centered cocktail menu.
La Cañita plays on an indoor and outdoor design emphasizing the waterfront views. The tropical painted foliage, wood-grain tones throughout, and painted copper pipes create the perfect distillery vibe.
Although Bernstein isn’t the chef of La Cañita, she created the menu as well as trained the current staff. According to her husband, Martinez, “We are so fortunate to have this melting pot of cultural and culinary influences in this city, and we hope to put them front-and-center with our new concept-driven restaurant.”

Former Linebacker for the Miami Dolphins Sells Miami Beach Home for $6.25 Million

Orlandus Andre Branch III is a former outside linebacker for the Miami Dolphins, who played from 2016 until his retirement in 2019. Branch recently sold his mansion for $6.25 million after purchases in 2019 for $2.8 million. What an investment!
Located just a couple blocks from Biscayne Bay in the Nautilus neighborhood at 4535 Nautilus Court in Miami Beach. The modern mansion features 6,000 square feet of professionally designed living space.

This property is the highest-priced sale for a non-waterfront home in the Nautilus neighborhood. This record-breaking sale is just one of the many that have occurred in Miami in 2021.
In July, a waterfront mansion sold as the highest-priced home sale ever in all of Miami-Dade. Bay Harbor Islands also had a record-breaking sale of $12.75 million on a recent waterfront home, making it the highest-priced sale in all of Bay Harbor. Our very own, Lucas Lechuga, also sold one of the highest-priced condo sales for the month of August 2021 at Setai South Beach for $12.3 million.
$12.3 Million Setai Sale Leads Miami Condo Weekly Sales
Sales for Miami-Dade once again surged this past week with the most expensive condo sale closing at Setai Miami Beach. According to the MLS, residential sales totaled $2.7 billion for all of July 2021, reaching 67 percent higher than the previous year.
Condo sales totaled a staggering $148 million compared to last week’s $131 million. The previous week’s volume rose from 208 to a total of 226. The average condo sales price also rose from $632,000 to $640,500.
The most expensive condo sale that occurred was a luxury condo at Setai, which sold for $12.3 million. After 39 days on the market, the unit sold for close to $3,391 per square foot. Our very own, Lucas Lechuga brought in the buyer for this property.
The second-highest and fewest days on the market condo sale occurred at One Thousand Museum for $5.6 million at $1,212 per square foot. This property was on the market for 1 day.
July Sales
Residential sales rose 58% in July with 3,632 closings, which consist of mostly condominium transactions. Single-family sales increased by 15% to 1,373 and condo sales increased by 104% to 2,259 sales.
The luxury market also experienced a leap in sales rising 110% for single-family homes compared to July 2020. For luxury condo sales, an increase of 323% compared to last July.
Waterfront Mansion in Coconut Grove Breaks Record at $65 Million

A new record is in the books for Miami-Dade home sales. A waterfront spec mansion just sold for $65 million. Located in Coconut Grove, this home is the highest price sold residential home in Miami-Dade County history.
According to tax records, the property was traded for $50 million but multiple sources stated the home actually sold for $65 million which included the cost of completing construction on the home.
The home is located at 3488 Saint Gaudens Road and was sold by a company that is managed by Isaac Perez. According to the Real Deal and Tampa Bay Times, Isaac Perez is a longtime Key Biscayne resident who is an heir to a Venezuelan oil fortune.
The buyer is unknown but does have a Delaware LLC. Perez’s sister is also listed as the manager of the company.
The estate features 3 parcels totaling 4.3 acres with a pool deck, jacuzzi, boat dock, and outdoor entertaining space with a waterfall.
The lots were originally a part of a larger property that Perez purchased for $18 million in 2013. The 4th lot that a new mansion was built on was separated and sold a year ago for $6.2 million.
The transaction was financed with a $20 million loan from the Maxim Credit Group. This record sale passed the $50 million 2019 sale of the estate at 3 Indian Creek Island Road.
