Will Chris Bosh Stay In Miami After His Career-Ending Diagnosis?

It is a sad day for Chris Bosh and the Miami Heat. The NBA doctors have officially ruled that his blood clotting disorder is a career-ending ailment. The 11-time all star maintains that he is in good health to play, but the ruling has been made and it looks like the Heat will waive him from the roster so that they can make room for a new player to take his place.

So, if he is indeed forced off of the roster, will he stay in Miami? What will happen to the $12 million luxury home he purchased in 2010 on North Bay Road? He still has $52 million left on his contract, which he will reportedly get to keep, so he doesn’t really have to work again although he maintains a desire to continue playing. He is only 33 years old, after all. What would you do?

Trey Songz Is Losing His Miami Condo To Foreclosure Over $1,700

It looks like Mr. Steal Your Girl needs to take a break and concentrate on becoming Mr. Pay Your Bills, because Trey Songz is about to make a big real estate mistake. After trying unsuccessfully to sell his Brickell Key condo, he has stopped paying the maintenance and is now faced with a foreclosure lawsuit from the private island’s master association over $1,700.

Court records show that the association placed a lien on the property in January, demanding payment of the monthly dues dating back to October of 2016. Apparently, the crooner and pop icon failed to make his $584.48 monthly payment to the association since October 1, and is now being slapped with late fees and 18% interest. After he failed to respond to their demand, the association has upped the ante and filed for foreclosure. If he still fails to pay, they will take possession of the condo he purchased in 2010 for $437,000 and recently had listed for $795,000. The property has since been removed from the market, but you can see the photos here.

This turn of events also makes me wonder the fate of his new condo at the brand-new Brickell Heights, which is scheduled to open May 1. The developer has not disclosed the purchase price of his new place, but buyers in the development are required to pay half of the final purchase price as a deposit during construction. If he fails to close in May, he will lose that money, which I imagine to be at least $750,000 (the penthouses were sold around $1.5 million).

Where Do Tennis Stars Live In Miami?

Here we are at the Finals Weekend of the 2017 Miami Open! This week we have highlighted the new developments and existing buildings that offer amenities for tennis fans, but where do the tennis pros themselves choose to live? You would be surprised to know how many tennis stars have condos in Miami!

We have covered Andy Murray‘s attempts to sell his 45th floor apartment at Jade Residences at Brickell Bay. To be honest, I’m not sure what’s going on with this apartment. The price volleys up and down on a monthly basis, but nobody buys. It all started in November of 2015 when he listed the property for sale at just under $3 million. Someone placed a contract on the property, but it fell apart and the property went back to market for $2.7 million in October of 2016. That’s when the seesaw started. In November of 2016, the price went down to $2.59 million, then back to $2.69 million a few days later. In January of 2017, there was another reduction to $2.64 million, then down to $2.5 million in February. Two weeks later, the price was raised to $2.65 million and is still at that point. It is an interesting marketing strategy to say the least. I feel like that if they would stop the pricing games and have the property re-photographed, it would sell. We have apartment 4107 on the market in the same building and have experienced a lot of traffic. We hope to sell it very soon, but I digress. 

Probably the largest concentration of tennis stars will be in Edgewater at The Paraiso District. The project is top of the line when it comes to tennis with five hard-courts, the same as those at the Miami Open Masters, Gram Slam, US Open and Australian Open. Hard-courts are preferred by avid players looking to practice their fast game. Spanish former No. 1 professional tennis player Arantxa Sanchez Vicario and No. 6 French player Gael Monfils have already purchased their homes at the project and it has also been a favorite of Venus Williams, who made a surprise appearance at the opening of the sales gallery back in 2014. 

Andre Agassi and Caroline Wozniacki have also chosen to live on Fisher Island for its club’s expansive and globally ranked tennis facilities including a pro-shop and eighteen courts from grass to hard-courts to clay courts. Residents at Palazzo Del Sol, the latest luxury residential addition to the island, will have full access to the same club.

Over the weekend, a selfie of Jennifer Lopez was shared with Alex Rodriguez’s sister, who happens to be a Miami realtor. Could this be a sign that they are house shopping again? The pair is no stranger to Miami luxury real estate, both have an impressive roster of property deals.

Both have owned homes along Miami Beach’s glitzy North Bay Road and sold them. In 2011, Alex built a 20,000 square foot waterfront estate for then-girlfriend, Cameron Diaz. He later sold it for $30 million, turning a $15 million profit. Jennifer’s property just up the block at 5800 North Bay Road sold to Phil Collins last year for $33 million.

Aside from the homes, the pair is also a fan of condos. In 2009, Jennifer and her ex-husband purchased 10 units at IconBrickell for investment purposes and A-Rod is currently in contract to buy the 3200 square foot penthouse at GranParaiso in Edgewater.

In South Miami, the Yankees slugger turned real estate investor is building another home, which is slated for completion next year. Whether they decide to buy already or not, their portfolios are poised for success in the real estate world.

$200k Price Chop For Andy Murray’s Brickell Apartment

Four months ago, Andy Murray relisted his 45th floor 4 bedroom apartment at Jade Residences at Brickell Bay, and we were optimistic at his chances of coming out on top with a workable deal. Well, that didn’t happen. As of today, he has slashed his price by nearly $200,000 in order to reduce it below $2.5 million.

To be honest, the listing photos really don’t do this lovely apartment justice. Jade Residences at Brickell Bay is a great building and is increasingly popular despite the inventory struggles of our current market. The apartment is a 3,415 square foot 4 bedroom, which is insanely large for the Brickell area. It is also on the northeast corner of the building, offering amazing views of Brickell Key, the Port of Miami, Brickell, Miami Beach and of course the Biscayne Bay. Unit 4201 has the same layout and recently sold for $2.7 million. We recently sold apartment 904, which is a smaller plan, but the buyer was able to take out a conventional mortgage on the property… something that is not particularly common in the Brickell real estate market and speaks very highly of how the building is being run.

As for the active and available alternatives to this listing, we have had apartment 4107 on the market for just over a week and have already had several prospective buyers. Apartment 4107 is a three bedroom with bay and city views. You can compare the layouts and photos here.

Latin Singer-Songwriter Ricardo Montaner Lists Miami Beach Home For $11M

Ricardo Montaner, the South American singer-songwriter who is famous for singing love songs. Over the course of his 30+ year career, he has sold over 22 million albums and I want to sing 22 million love songs to his Miami Beach waterfront estate, which hit the market this week for $11 million.

I showed this Miami Beach luxury home several years back, when it was being quietly offered as an off-market deal and there is just something special about the place. The property is located at 4950 Pinetree Drive in Miami Beach. It is a corner lot on a secluded part of the street that is extremely quiet despite being in the middle of Miami Beach. Because the house osits on a 46,000 square foot corner lot, the estate boasts a whopping 400 linear feet of water frontage!! That’s more than most condo developments!

The house owned by Ricardo Montaner was constructed in 1939 and could use a bit of modernization but is absolutely stunning. There is a gorgeous atrium that I could imagine having fabulous dinner parties in, or a romantic dinner for 2 in a setting so disgustingly romantic, it would be fit for The Bachelor TV show. The poolside cabana is large enough to be a single family home of its own, with a rooftop observation deck.

Overall, the house has nearly 8,000 square feet of living space under a/c with 8 bedrooms, 7 bathrooms and 1 half bath. Sadly, I did not see the Ricardo Montaner home on the list at the Miami Beach Historic Preservation Board. I’ll be praying that whoever is the ultimate buyer of the property doesn’t destroy this gem to make way for a gauche McMansion with drop ceilings in the gameroom.

Can Glen & Cristy Rice Sell Their Brickell Condo Before They Lose It To Foreclosure?

Can someone please buy Glen & Cristy Rice’s Neo Vertika condo before the foreclosure gavel takes it away? It seems that despite the fact that he once made an estimated $35 million during his 15 years in the NBA, and she once held a position on BravoTV’s “Real Housewives of Miami” show, they aren’t able to pay for it.

The 1,113 square foot 2 bedroom with 2.5 baths and both east and west views is currently on the market for $330,000. That amounts to less than $300/square foot, which is a great deal in Brickell! The average price per square foot in the neighborhood is currently $459/square foot. Sure, the kitchen is original from 2006, but the building is trendy and cool, and a rental investor could expect to make around $2,200/month as-is, or up to $2,350/month if they gave it new appliances and a fresh coat of paint.

According to association’s lawsuit, the ex-pair is so broke that they are unable to afford their $675/month condo association dues. They haven’t paid in so many months, they now owe $20,000! They also missed their $4,700 property tax bill for 2015 and their lender has already won a $275,000 judgment on the unit for the mortgage they took out when they initially purchased it. In order to make sure all previous debts are paid from the closing, an investor would need to bring an offer relatively close to the asking price.

But is this a sad story, or a Miami story? What are they up to when they aren’t ghosting the Neo Vertika Condo Association and the Dade County Tax Collector? Everything was going great for them up until 2011, when money troubles started to wear the relationship thin and Glen caught Cristy shacked up with another man. He beat the man senseless and ended up arrested. Since that night, they’ve gone through a bitter divorce and then headed along their separate ways.

After her stint on Real Housewives of Miami, Cristy founded a line of bikinis that celebrate her Cuban heritage. She hasn’t really been linked to anyone since her divorce, and seems to be doing well.

Glen went on to have a total of 6 kids. He had a paternity dispute with a woman in 2011, but had a change of heart and married her in April 2016. They had a lavish wedding at the historic Vizcaya Museum and Gardens, with the rehearsal dinner being at the Four Seasons Hotel in Brickell. The bride wore a Monique Lhullier gown and then they jaunted off on a European honeymoon. Given the fact that the wedding happened after Glen and Cristy stopped paying their bills, I really don’t think they care about the foreclosure.

Art Basel, a time for attention-grabbing excess… and for the family that is known for attention-grabbing excess, we would expect no less than this $8,000/night rental mansion for 19-year old Kylie Jenner.

During the week-long internationally acclaimed art fair, Ms Jenner took to social media, showing off its many features. According to TMZ, the home was actually an Airbnb rental. Tsk tsk. Airbnb has been a hot topic in Miami Beach lately, the city is issuing $20,000 fines to homeowners who get caught letting out their places on the website, since it skips the city’s hotel tax. At $8,000/night though, that fine can be made up relatively quickly and who knows, maybe the owners did pay their hotel tax.

Anyway, the home is a newly constructed waterfront estate on Miami Beach’s Hibiscus Island. The 1/4 acre lot was originally purchased in 2012 by a Swiss doctor for just under $5.5 million. The original house, which was built in 1994, was torn down and construction began on the current mansion. It has 6,700 square feet with 6 bedrooms, 6.5 baths, an elevator and rooftop terrace, private theater, bayfront swimming pool and summer kitchen with skyline views. Who Is Going To Buy Trey Songz’ Brickell Key Condo So He Can Move To Brickell Heights?

Now that he has a new apartment under construction at Brickell Heights, R&B superstar Trey Songz is more motivated to sell his first Brickell condo. He has owned this 1,626 square foot 2 bedroom 2 bath residence at Courts on Brickell Key since 2010, when he purchased it for $437,000. Initially he was seeking just over $1M for the water-view apartment, but wasn’t able to find a buyer. As of today, the price has been lowered to $795,000.

With the new price, he is just slightly over the average closed sales price per foot in the building for the last 3 months. At $795,000, he is asking $488/square foot and over the last 3 months, two bedroom apartments in the building have been trading at an average of $472/square foot. It seems we have a realistic and eager seller. Hopefully the market will give him more love than other celebrities recently. Pharrell Williams had a wretched time getting rid of his Bristol Tower penthouse, ultimately selling at a loss. Just over the last few weeks, we have seen Andy Murray’s apartment at Jade Residences on Brickell Bay and Mario Chalmers enormous pad in Marquis Residences. Lil Wayne is having an impossible time as well. He can’t sell his house on Miami Beach but also can’t peacefully live there thanks to the trolls who keep swatting him (calling the cops so that the place gets swarmed, only to realize it was a prank). Even just today Calvin Klein reduced the price on his house by a full million dollars to $15 million.

The living room looks nice, not overly decorated, but not completely bare either. The tile floors are pretty and you can see some upgraded tile on the kitchen counter.

The bedroom is also furnished just enough to appeal to buyers, but without being too cluttered and personal.

It looks like the second bedroom has been turned into a home office. Not a full recording studio, but maybe a spot where a singer on the come-up could edit and practice some tracks. You can see a controller on the wall next to the breaker box (that I think should be hidden), possibly for motorized shades?

I’m not rightly sure what this is. It’s sort of dark, so maybe he turned the second room into a den of iniquity where he can entertain guests and get the inspiration for his next hit track? It could also be a trophy closet for all of his awards and platinum records, or maybe there is nothing in the room at all. Not sure, we’ll just call it an upgrade and leave it at that.

Here are three shots of the kitchen, which has been fully renovated. It’s nice and doesn’t seem overdone. I would say it is an appropriate upgrade with the new cabinets, appliances and backsplash. You can also see a little of the home office that we spoke about above, so he traded his dining area for the office area instead of trading the second bedroom as I initially believed.

Here is a panorama of the view. It is a really beautiful view. You can see the bay as well as the river, and also the Brickell Key jogging trail, IconBrickell pool, etc. There’s plenty to look at even if the photo is awkward.

All in all, I would say that Mr. Songz is a sincere seller. We know he is getting ready to move as soon as Brickell Heights is completed, he has his price set accordingly with the market, the apartment is more-or-less staged and tastefully upgraded, he could use some better photos to entice more potential buyers but I anticipate he will sell his apartment before his Brickell Heights move-in day and even come away with a handsome profit.
