Jeremy Shockey Lists South Beach Penthouse for $3M
Miami legend and ex-NFL stud Jeremy Shockey has listed for sale his South Beach penthouse. The residence, located on the 36th floor of The Waverly South Beach, has 3 bedrooms, 3 baths with 2,582 interior square feet and offers sweeping views of Biscayne Bay and the Downtown Miami skyline. According to property records, Shockey paid $1.45M for the penthouse in July 2005; he now has the property listed for sale for $3M ($1,162 per square foot).
As an instrumental member of the Miami Hurricanes in 2001, Jeremy Shockey was a national champion and All-American. He then went on to have a remarkable NFL career earning two Super Bowl rings, one with the New York Giants in Super Bowl XLII and a second with the New Orleans Saints in Super Bowl XLIV.

Best Deal in Brickell! Fully Furnished 1 Bedroom Penthouse on the 44th Floor – $310,000

Earlier today, I got another new listing signed. This time a beautifully furnished 1 bedroom penthouse with 12-foot ceilings and ceramic tiled floors throughout. The 783 square foot condo is located on the 44th floor of Latitude on the River and offers amazing views of Biscayne Bay and the Brickell skyline to the south. Penthouse Sale at Marquis Breaks Record on Per Square Foot Basis
Recently, a record-breaking sale took place at Marquis in Park West Miami. Unit 6101 – a 4 bedroom, 4.5 bath bi-level penthouse encompassing 3,729 interior square feet – sold last Friday for $2,675,000, or $717 per square foot. This made it not only the highest sale to ever take place at Marquis on a per square foot basis, but also the first sale in the building to the eclipse the $700 per square foot threshold. The view – which is amplified by its soaring 20-foot, floor-to-ceiling glass windows – is nothing short of spectacular. The condo, located on the southeast corner of the 61st floor, offers views of the Miami Beach skyline, Downtown Miami, Biscayne Bay and the Atlantic Ocean.
The penthouse was priced extremely well. I know firsthand that there was a high level of interest from buyers. The unit lasted not even two weeks on the market before going under contract and ended up selling $175,000 above asking price.
The unit was purchased decorator-ready directly from the developer in March 2011 for $1,730,000, or $464 per square foot.
It is important to note that this penthouse is not one of the penthouses that includes a rooftop pool. As you may recall, one of those penthouses sold decorator-ready in June 2010 for $4.2M, or $525 per square foot. That was the mammoth penthouse at Marquis with 8,000 interior square feet across four levels. In case you’re wondering, that is the largest penthouse currently in existence in Downtown Miami. That record will be shattered once THE PENTHOUSE at One Thousand Museum is completed. That penthouse will have a mind-blowing 15,000 interior square feet.
Miami Condo Investments Free Mobile App Available for Download on iTunes and Google Play
For those new to the website, or those who might be unaware, Miami Condo Investments has its own mobile app. It is free and available for download on iTunes, for the iPhone and iPad, and on Google Play, for all Android mobile devices. I released the iPhone version back in December 2009 and followed it up with the Android version about two and a half years later in May 2012. I may be a bit biased, but it truly is an amazing app. In many ways, the real estate app was ahead of its time when I released it in 2009. It still remains as powerful as ever though and I personally use on it on a daily basis. In fact, I recently made the jump from using an iPhone to an Android phone and it was the first app I downloaded.
I would love to hear your thoughts and feedback on the app. I am hoping to release an updated version sometime in 2014 and welcome any ideas for it that you might have.
Pharrell Williams’ Miami Penthouse Marked Down $5.9M
It appears that the market for Miami penthouse condos is not all sunshine and rainbows. Despite a red hot Miami luxury real estate market which has seen an array of record-breaking penthouse sales during the first half of this year (See Exhibit A, Exhibit B, Exhibit C and Exhibit D), the Bristol Tower penthouse currently owned by hip-hop sensation, Pharrell Williams, has seen its price slashed $5.9M since hitting the market this past November. Initially set at $16.8M, the tri-level mansion-in-the-sky was recently marked down to $10.9M – a whopping 35 percent price reduction!
Formerly the residence of Bristol Tower developer, Ugo Colombo, the 5 bedroom, 6.5 bath penthouse features 9,080 interior square feet, private elevator entry, grand living spaces with impressive floor-to-ceiling glass walls, a 180-degree wrap-around balcony, 7 assigned parking spaces and rooftop terraces with summer kitchen, pool and Jacuzzi. The one-of-a-kind penthouse also sports a sensational view! According to property records, Mr. Williams acquired the penthouse in March 2007 for $12,525,000.
Penthouse Floor Plans Released for SLS Brickell Residences
Preliminary floor plans for the penthouses at SLS Brickell Residences have been released. You will see below that there will be a total of seven floor plans on the penthouse level but only five of them will have unique layouts when compared to the other floor plans in the building. The five uniquely designed floor plans will essentially combine one and two bedroom floor plans from other levels to create larger spaces which will range from 1,845 to 2,332 interior square feet. Unfortunately, these units will not have a rooftop terrace or other distinguishing features which are typically associated with penthouses. There will, however, be a rooftop pool but that will be for all residents in the building to enjoy and not just those who own a penthouse. Regardless, if you are excited about SLS Brickell Residences but feel that the floor plans are too small, the penthouses might be a great opportunity to look into. However, being that there are only five combination units in the entire building, I do not expect availability for these to last long.
A $100,000 deposit is required to reserve a penthouse at SLS Brickell Residences. The balance of 20% will be required at contract, which should take place sometime between May and July. Contact me if you have an interest in reserving one (or heck, all five) penthouses at SLS Brickell Residences.
7,400 Square Foot Penthouse at Villa Regina Sells for $1,925,000
Last week, a 7,400 square foot penthouse at Villa Regina traded hands for $1,925,000, or $260 per square foot. The 6 bedroom, 6.5 bath condo also included 1,600 square feet of balcony and a remarkable six assigned parking spaces! The residence has 10-foot high ceilings and offers spectacular views of Biscayne Bay, Key Biscayne and Brickell. There is no doubt that this penthouse was sold at an amazing price but – before anyone gets all worked up about how they missed out on the deal of the century – let it be known that this property needed a lot of work. I had the opportunity to tour the penthouse about a month ago. Conservatively, I felt that it would require at least $100 per square foot to turn it into a penthouse-quality residence by today’s standards. Regardless, even after forking over close to three-quarters of a million dollars (or more) in renovations alone, it would be well worth it. A condo this large, and at this price point, just doesn’t exist in Brickell.
New Record: Buyer Pays $34M for Side-By-Side Penthouses in Miami Beach
Looks like this will be an amazing year for the Miami luxury real estate market. Yesterday afternoon, Forbes reported that an undisclosed American buyer purchased side-by-side penthouses at The Residences at the Miami Beach Edition for $34M, breaking the previous sales record for condominiums in Miami-Dade County set just two months ago. The Edition, a luxury beachfront hotel-condo variation, is currently under construction and is scheduled for completion in April 2014. Hotelier, Ian Schrager, and world-renowned architect, John Pawson, have teamed up on The Editions project to deliver 26 of the most amazing condos in Miami Beach. The Editions sales office opened less than four weeks ago and half of the development, yet to be completed, has already sold.
