Andy Murray Tries Again To Sell His Condo At Jade Brickell

Tennis ace Andy Murray is trying once more to sell the big 4 bedroom condo with big bay views at Jade at Brickell Bay. Back in May, it was reported that he was in contract to sell the apartment after having listed it for $2,900,000 but I guess that didn’t go through. It never closed, the listing expired from the MLS and everything was quiet… until today.
The 45th floor property was relisted today with a price reduction to $2,690,000 according to the MLS, or $787/square foot. The average sales price for the building over the last 3 months is $700/square foot so it looks like there could be a workable deal here.
It also appears that Mr. Murray has as much investment prowess as he has tennis skills. He purchased the apartment back in 2008 for $1,575,000, or $461/square foot. Bargain! Some newer residents of Brickell may not remember that in 2008, Jade at Brickell Bay was particularly hit by the market crash. Even hard money lenders wouldn’t make a mortgage in that building because of all the mortgage fraud that had gone on. The person that sold Andy the apartment had previously purchased it from the developer for $2,250,000. The original seller lost $675,000 on the apartment! Ouch!
Fast forward to today, all is well at Jade, and Andy wins. He’s been soaking in that bay view for the last 8 years (when he passes through Miami anyway), and now he will soak in the dough when it sells. I know we can’t predict what it will sell for, but the apartment doesn’t seem to have any defects that would prevent a fair market value sale. Even if he sold at the average price per foot of the building, he would sell it for around $2,400,000. Since it is a corner unit with a spacious kitchen and large terrace, I anticipate it would bring in more than the average, so we shall see!

Mario Chalmers Is Eager To Sell That Double Apartment He Bought From Drake
Earlier this week, Curbed reported that people are not necessarily lining up to purchase celebrity-owned real estate and it seems Mario Chalmers got the memo. According to the listing agent, they are reducing the price of his double condo at Marquis Residences to $2,990,000 from the original $4,000,000 ask… and there is still room to negotiate.
If you are a regular reader, you will remember that Chalmers purchased the condo from Drake in 2012 for $2.4M. Drake had previously purchased two apartments from the developer of Marquis and combined them to make one amazingly huge penthouse with a view of the American Airlines Arena. He even filmed one of his music videos from the apartment before the interior finish-out was completed. I wish I could remember the name of it, but I don’t really listen to Drake so the actual video name escapes me. Maybe someone can refresh my post-hurricane foggy memory. (UPDATE: Thank you to Eliot Ramos for reminding me that the video is ‘I’m On One’)
Anyway, In 2014 Chalmers decided that he did not like having a view of the office and put the property on the market for $4M. That didn’t work, so in early 2015, he took the property off the market for a bit. After getting traded to the Memphis Grizzlies in November, I guess he decided he doesn’t need the apartment after all, so relisted the property with a lower price of $3,590,000. And here we are today.
The Curbed article suggests that one of the reasons celebrity owned properties are difficult to sell is that they add upgrades that a typical buyer would not be interested in. That doesn’t really seem to be the case here. The upgrades are certainly a personal touch, but nothing out of the ordinary. Pharrell Williams also had a tough time selling his penthouse in Brickell, ultimately selling for more than $3 million less than his purchase price. Lil’ Wayne is also having an impossible time with his Miami Beach home.
It seems that the property is well-priced too, at least according to the recent comparable sales. This past December, unit 5106 sold with furnishings for $2.9M. At 3,800 square feet of interior space, that amounts to $763 per square foot. With the new price reduction, Chalmers is offering his place for $546 per square foot. It seems this is a great opportunity to purchase a trophy property at a bargain price.

What’s going on Calvin?News broke over a year ago that fashion mogul Calvin Klein’s North Bay Road home in Miami Beach was hitting the market for $16 million because Mr. Klein was up and leaving Miami and going to L.A. That was May of 2015. Fast forward to now, over 400 days later, and the historic Mediterranean Revival house is still owned by Klein, still on the market, and still listed at $16 million. What gives?
Pharrell Williams Finally Sells His Toy-Filled, Domed Penthouse at the Bristol Tower for $9.25 Million

After three and a half years on the market, broker Dora Puig of Luxe Living Realty has finally sold singer Pharrell Williams’ incredible Brickell Avenue penthouse, at the Bristol Tower, for $9.25 million. Full disclosure: Miami Condo Investments is under the umbrella of Luxe Living, so go boss! We’re proud of our own, yo. The Journal just broke the story. The ten thousand square foot pad takes up the entire top of the building, with an incredible triple-height living space under the building’s massive dome. Mr. Williams had it artfully decorated with toys galore, from his many projects including Minions, and things he loved, with an obviously personal touch. It includes a home theater, five bedrooms, and a rooftop pool.
The unique design of the whole condo was obviously personal too, which is undoubtedly one reason why it took so long to sell. And yes, Pharrell did take a financial hit on the place, having purchased it for $12.525 million at the height of the last real estate bubble. But Dora did it! After an original ask of $16.8 million under another broker, a price that Curbed expressed skepticism about when I was there (Dora originally listed it for $10.9), and multiple price cuts, she clinched the sale.

Tennis pro Andy Murray, currently ranked the #2 tennis player in the world and a 2012 Olympic gold medalist, is selling his $2.9 million 45th floor unit at Jade at Brickell Bay, according to Variety’s Real Estalker. The Scotsman picked up the unit, with distant views of the tennis center at Crandon Park, in July 2008 for $1.575 million, must have used Jade Brickell Unit #4501 as a vacation home since then (as evidenced by the limited interior decoration and kitschy Union Jack pillow as a memory of home), finally listing it for $2.9 million. MLS data now indicates a sale is pending.
Since setting up camp at Jade, Murray picked up two UK homes, including a ‘mock-Regency’ outside London, and a 19th century Victorian mansion called Cromlix house outside his hometown of Dublane. Just like many a local boy gone big, yes even Murray returned home to nab the village manor. Museum or not, just think of how many a very young Miamian has walked into Vizcaya and thought “someday I’ll buy this place.” No word yet on whether Murray is finding somewhere else to stick his flagpole in Miami, or going home to play ‘country squire’ full time.

Will Smith Spotted Condo Shopping at Zaha’s One Thousand Museum

The Fresh Prince of Bel-Air himself, Will Smith was spotted shopping for a condo at One Thousand Museum, designed by the late Zaha Hadid, the New York Post reported today. This juicy little bit of celebrity gossip is corroborated with a photo The Next Miami post of the encounter yesterday, showing a much older/not nearly as fresh Fresh Prince in bright red shorts and a Dad-polo shaking hands with the sales team. There’s no word yet on what he thought of the building.
Dwyane Wade’s Downtown Miami Penthouse is For Sale
For just $2,995,000 you too can sleep in the same bedroom once occupied by Dwyane Wade himself. Back in 2011, the developer of Vizcayne Condominium in Downtown Miami outfitted the penthouse especially for Mr. Wade’s use. The property was later sold to an investor from Miami Beach who sold it to an investor from New York who is now happy to sell it to you.
The photos provided to us by the MLS are not the high-quality ones that we typically like to see in a $3 million penthouse, but the features are. The apartment spans 3 floors on top of Vizcayne’s North Tower and includes 3 full bedrooms, 5.5 bathrooms, 2 living areas, a study, sky loft and 5 terraces with one being on the roof overlooking the AA Arena where Mr. Wade works.

Jeremy Shockey Lists South Beach Penthouse for $3M
Miami legend and ex-NFL stud Jeremy Shockey has listed for sale his South Beach penthouse. The residence, located on the 36th floor of The Waverly South Beach, has 3 bedrooms, 3 baths with 2,582 interior square feet and offers sweeping views of Biscayne Bay and the Downtown Miami skyline. According to property records, Shockey paid $1.45M for the penthouse in July 2005; he now has the property listed for sale for $3M ($1,162 per square foot).
As an instrumental member of the Miami Hurricanes in 2001, Jeremy Shockey was a national champion and All-American. He then went on to have a remarkable NFL career earning two Super Bowl rings, one with the New York Giants in Super Bowl XLII and a second with the New Orleans Saints in Super Bowl XLIV.

Mario Chalmers Traded to Memphis Grizzlies
Mario Chalmers has been traded to the Memphis Grizzlies along with forward James Ennis, according to league sources. The teams have scheduled a trade call with the NBA office to finalize the deal, which is reported to include Grizzlies’ guard Beno Udrih, forward Jarnell Stokes and a second round pick to the league.
According to Yahoo Sports, the trade deal will save Miami $6 million in luxury tax payments. What has not been disclosed is the future of Chalmers’ 5 bedroom condo in Marquis Residences. The 28 year old guard purchased the 5,475 square foot condo in 2012 from hip hop/rap artist Drake for $2.6M. The apartment originally was designed as 2 residences but were combined by Drake in 2011 and features 5 bedrooms, 5 baths, a game room, wet bar, state of the art kitchen and 2 laundry rooms. It is a 2 level residence on the 49th and 50th floors with views of the Biscayne Bay, Atlantic Ocean and Miami Beach skyline. The property includes 4 assigned parking spaces, but is located just 5 blocks from the American Airlines Arena. It was previously listed last August for $4M, but the listing was removed in February of this year.
There is no word yet on whether Mr. Chalmers will keep his Miami property, but we will be sure to find out as news develops.
