Sales have officially launched on the East tower of St. Regis Residences Miami. Along with the launch of St. Regis, comes new interior renderings and they are stunning! The Related Group and Integra Investments are bringing an architectural phenomenon to Miami.
Located at 1809 Brickell Avenue in Brickell, these ultra-luxury twin towers will rise 47 and 48 stories tall. The East tower will feature 149 residences with interiors designed by Robert A.M. Stern Architects and the Rockwell Group. With units ranging from 2,300 square feet two bedrooms to 8,900 square feet duplexes. Pricing for units will begin at $2,800,000.

For December 2021, Related announced $63 million in sales for the St. Regis Residences Miami. The groundbreaking is expected to occur in the 3rd quarter of 2022.
Echo Brickell is one of the most sought-after buildings in downtown Miami. Completed in 2017, it was designed by architect Carlos Ott and developed by PMG and JDS Development Group. Rising 57 stories with 180 condo residences, it is the epitome of Brickell living.
With all of Echo’s luxury features and gorgeous units, one heavy hitter penthouse is currently on the market and just had a massive price cut. The penthouse was previously listed at $42 million in 2018 and was relisted in 2021 for $39.5 million. Now, the property has had a significant price reduction of $1 million at $38.5 million.

In Miami’s Brickell Financial District, a dual-branded hotel with considerable commercial space has opened. Robert Finvarb Cos. and Tony Cho recently finished the AC Hotel by Marriott and Westin located in the heart of Brickell at 115 S.W. Eight Street.
The AC Hotel totals 264 rooms with 156 inspired by the Marriott and 108 rooms by the Westin that caters to longer-term guests. Also included in the hotel are 22,500 square feet of ground-floor retail, and 4,600 square feet of meeting space. Rosa Sky is the bar located on the rooftop.
Robert Finvarb, CEO of the Finvarb Cos stated, “We believe our dual-brand property and Rosa Sky concept will fit in well with this market, offering an enhanced guest experience.”
The ground-floor retail space is currently under contract with Metro 1. Other tenants include a speakeasy piano bar Il Piano, Silver Mirror, La Suiza Bakehouse, and Toro restaurant.
Arquitectonica designed the hotel and John Moriarty & Associates of Florida was the general contractor. AC Hotel is just one block west of Brickell City Center and the Brickell Metrorail Station. AC Hotels currently have 107 locations in North America, 12 in Central America, 90 in Europe, and 6 in Asia.
Lofty Club Residences will officially debut on February 17th with the grand opening of the brand’s sales lounge. As of this month, the project has reached 50% reserved and continues to climb.
Similar to its sister tower, NATIIVO (which sold out less in less than a year) Lofty will feature 380 units of fully finished and furnished interiors that will be available for rent nightly, daily, and/or monthly. Residents will have the option of self-managing their units (VRBO or Airbnb) or using Lofty’s onsite management.
Rising 44 stories, Lofty will feature studio, 1, and 2 bedroom floor plans with 485 to 930 square feet options. Pricing starts at $493k for a studio. There will also be available penthouses but the information hasn’t been released as of now.
Designed by internationally acclaimed, Arquitectonica, interiors will be designed by a New York-based interior design company INC New York. Developer Harvey Hernandez is also responsible for Brickell House and Centro towers. Hernandez purchased Lofty lot for $50 million
Lofty will feature a number of wonderful amenities including a butler service, rooftop pool, car service, and a 5-star restaurant that hasn’t been disclosed. This tower will also include a private marina with available docks for boating.

Brickell may be getting a new supertall tower after receiving approval from the Federal Aviation Administration. Now the plans will move on to the City of Miami to discuss design, permits, and construction.
The tower located at 1428 Brickell would rise 1,049 feet tall on 1.15 acres. The property is currently owned by Miami-based real estate developer Ytech.
Ytech has the rights to build an 825,000 square foot structure due to the air rights. Ytech’s website states, “In a sea of high-rises, 1428 marks a new chapter for luxury development and a turning point for the Brickell area.”
The FAA application was originally submitted on July 30, 2021 and was just granted approval on January 14, 2022. The project is currently being called 1428. Its T6-48A-O zoning means the property could house a tower that’s at least 48 stories tall.
The only information that has been released about the property is that there will be hotel-like services that owners can participate in.
Ytech also owns property nearby where an 80 story tower is possible. This site could also be a possibility for an additional supertall tower as well.
The developer purchased the site in January 2017 for $26.5 million from The Taplin Company LTD after a threat of foreclosure. Currently, there is a 9 story Bank United office building that was originally built in 1971 with 100,762 square feet. Taplin first purchased the property in 1994 for $4.4 million.

A new residential tower, Lofty Brickell, will be launching sales soon! The tower will rise 34 stories high, overlooking the river, and will feature 320 fully furnished and finished units.
These units will be ‘turnkey’ and are fully licensed for daily, weekly, and monthly short-term rentals. Owners can utilize platforms like AirBnb, VRBO, as well as manage on their own.
The units will feature 800 to 1,200 square-foot floor plans with studio to 2 bedrooms options. Prices will start in the low $500,000 with increases based on floor plans and upgrades.
Lofty Brickell will be similar to other Downtown Miami towers including, E11EVEN, Legacy Miami Worldcenter, and Natiivo.

With the announcement of this new tower comes some controversy. The current development site holds KLA Schools of Brickell and sources have reported an ‘early eviction’ although their lease expires December 2021.
The project located in the heart of Brickell will include a private marina on the river with an expansive dock for boating.

For today’s Art Basel Trophy Property of the Day, we’re going back to Brickell, to the classic yet chic Four Seasons Brickell with a celebrity-owned condo.
Back in 2013, Romain Zago, the owner of popular Miami Beach night club, Mynt, purchased this 2,139 square foot condo with his brand new wife, former Real Housewife of Miami, Joanna Krupa for $1.37 million. They made some changes to the design, lived out their happiness and re-listed the unit for $2.5 million after divorcing earlier this year. After no buyers surfaced, the price has steadily decreased until Monday, when it was reduced to $2 million.
The property is a 2 bedroom, 2.5 bath corner apartment with floor-to-ceiling windows overlooking the Brickell Financial District, Biscayne Bay, Port of Miami and Miami Beach. It is located on the 42nd floor of the 70-story tower and includes such amenities as an onsite Equinox Fitness and spa, lounging pool with hammocks hanging between palm trees in the pool, and full Four Seasons’ Hotel amenities.
The Zago-Krupas are not the only celebrities to enjoy the Four Seasons.
