John Ruiz Plans to Build a University of Miami Stadium at Tropical Park in Miami-Dade

The University of Miami Hurricanes have been without a stadium since 2008 and have been traveling to the Hard Rock Stadium in Miami Gardens in Coral Gables for all of their home games. It’s been such a struggle for fans and students alike that a University of Miami alumni has taken it upon himself to remedy the situation.

John H. Ruiz, billionaire attorney and founder of MSP Recovery recently announced the plans to build a new stadium located at the Coral Gables High School. According to local officials, Ruiz did not consult with Miami-Dade County Public Schools or the City of Coral Gables on the plan.

Miami-Dade County Public Schools still owns the property where the proposed stadium would be built. Once his plans were denied, Ruiz then announced a new spot of the Miami Hurricane’s stadium, Tropical Park in Westchester. According to Ruiz, “It’s gonna be at 4 Tropical Park — there are about 270 acres there. The design is over the top, it’s gorgeous, I’ve seen it already a couple of times.”

The design for the stadium includes 65,000 seats with space for graduate-level classrooms and extreme water fixtures throughout the property. The architect behind the plans includes HKS Architects.

Tropical Park is publicly owned land by Miami-Dade County. Ruiz doesn’t appear concerned about speaking with Miami-Dade County, “We’re gonna present the plans to the county, but the county is less important in my opinion because it has to go out to a vote to the constituents as a referendum. Obviously, we’re going to talk to the commissioners and the mayor, but ultimately it goes out to a vote to the general public.”

This isn’t the first sports venture that Ruiz has been a part of. In 2011, he leased a 90-acre baseball development at the City of Homestead. The city later filed a lawsuit to evict him from the development 2 years later after he didn’t pay the utilities, insurance, and taxes on the property.

A private-sector attorney, Jose Sanchez-Gronlier stated that he didn’t want one of the last green areas in Miami-Dade County to be demolished for a stadium. It is unclear how residents and local representatives will respond to the new development. Ruiz will meet with the county to present the Tropical Park stadium idea to the county next week.

Downtown 1st, a 57-story mixed-use tower located in downtown Miami has officially topped off on construction just one year after its groundbreaking. Developed by the Melo Group, this tower is set to be the tallest that the developers have ever constructed.

According to Martin Melo, “After just a year from breaking ground, we are proud to top off. Downtown 1st is another project that showcases our compromise of enhancing Miami’s urban core and the continued activation of downtown Miami.”

Located at 30 SW 1st Street, Downtown 1st will spread over 743,073 square feet which will include 560 units (500,000 square of residential space), 12,930 square feet of office space, 2,925 square feet of ground floor retail and a 453 spot parking garage.

The units themselves will feature 1 to 3 bedroom layouts with penthouse options located on the top 2 floors of the tower. Units will range from 653 square feet to 1,200 square feet.

As more companies migrate to south Florida, we are seeing more office spaces renting out, new mixed-use construction and now more than ever, new mixed-use projects. More recently, RAL Tricap Wynwood LLC has proposed a mixed-use twin tower project in the Wynwood Arts District.

Located at Northwest Fifth Avenue and 27th Street, these two 8 story buildings are proposed to have over 250,000 square feet of office and retail space. Dubbed the names, Wyn on 5th North and WYN on 5th South, this twin developments was review by the city in March 2022 and the developers are just waiting on final approvals.

Wyn on 5th North will feature 106,414 square feet of office plus 6,961 square feet of retail and 268 parking space with available bike spaces. Wyn on 5th South will showcase 139,254 square feet of offices, 16,000 square feet of retail, and 377 parking spaces. Each garage will be enclosed and will feature a roof deck.

The project was envisioned to encompass work and play into one creative space. The developer is looking to advertise to local and national companies who wish to be at the beginning stages of the Miami’s financial and tech scene.

According to the attorney, Steve Wernick, “Together, the buildings create a landmark arrival and visual gateway into the Wynwood Arts District from NW 5th Avenue, and significant public realm improvements that will enhance the connectivity and pedestrian experience of Wynwood – extending 24/7 activity to the Fifth Avenue corridor.”

The project itself will be designed Arquitectónica. Although the board recommended approval they still had some commend concerning the design, which were called “two decorated boxes.” They wish to see buildings that resembled more of what the Wynwood Design District is and what the area is all about. Another recommendation included the artwork on the exterior of the building to encompass the vibe of Wynwood.

Aston Martin Residences Miami Exceeds 90% in Sales Breaking Records in January and February 2022

Developers for Aston Martin Residences Miami recently announced that sales continue to climb and there seems to be no stopping the upward direction of unit prices. Sales for this new tower have surpassed 90%, beating its own records for both January and February 2022.

According to Alejandro Aljanati, CMO of G&G Business Developments, the business behind the project in partnership with premium brand Aston Martin, January and February 2022 combined completed over $100 million in sales. There are more under contract leaving less than 40 units available for much anticipated luxury tower.

According to Aljanati with the tower 90% sold, “This is called scarcity and rarity. There’s no inventory. The whole building is increasing prices. So even if you bought an apartment six months ago, you will make a very good profit.”

The tower’s penthouse, which is the only triplex penthouse in an Aston Martin structure, has boosted its asking price from $50 million to $59 million as a result of the increasing demand. The purchase still includes the extremely rare Aston Martin Vulcan.

Units range from studio to 4 bedroom floor plans with square footage beginning at 698. River and Panoramic units start at $750,000 and rise to $8+ million depending on the floor plan and unit location. As for the Sky and Penthouse residences, units begin at $14 million reaching well over $50 million.

New York-based developer, Naftali Group, recently announced their plans to build two residential buildings at the Miami Worldcenter. Naftali is entering the height of the Miami construction boom where the demand for residential units is so great, that they hope to relieve some of the market stress with this new development.

The proposed site located at 1016 Northeast Second Avenue expands over 44,500 square feet which will include retail, co-working space and residential units. The Naftali Group paid $40.5 million for the property after the seller, Akara Partner paid $18.8 million in July 2020. The deal has been in the works since last year.

Pre-sales for the two ‘supertall’ towers are planned to begin by the end of the year. Naftali has stated they they are not sure whether that the project will include condos, apartments, or both.

In a statement released by the developer, they have be actively looking at sites in Miami for the past 9 months and the owner believes the property is “a truly unique opportunity to develop in the downtown Miami urban core.”

Additional details about the development will be released in the next few months.

Naftali Group has also purchased an 8,227 square foot lot on Eleventh Street across from the Metromover Station. This lot will allow a project up to 1.3 million square feet. Naftali Group has a mixed portfolio including 37 residential project totaling $12 billion in value.

The Miami Worldcenter is designed around several projects which encompass residential towers, commercial properties, entertainment, and retail that spans 27 acres.

David Centner, a successful inventor, and technology entrepreneur recently sold his waterfront mansion in Miami Beach for $26 million. Centner is known for his development of the Highway Toll Administration, Erase.com, and now he and his wife head a private school located in Wynwood.

The home located at 5465 Pine Tree Drive is sited on 21,156 square feet with 125 linear feet of water frontage along the Intracoastal Waterway canal. The mansion was built to resemble an Italian Mediterranean home with a majority of the finishes hand-made in Italy, right down to the teal roof tiles.

Turkish Airlines and Air France are increasing their flight schedules to Miami. Turkish Airlines have announced that they will have 2 flights every day from Istanbul to Miami. This flight pattern is set to begin on March 27, 2022.

With Air France, their daily flights between Paris and Miami are set to increase by 20% daily beginning July 2022, up to 7 daily flights.

Air France currently services 11 cities in the United States and that includes Atlanta, Boston, Chicago, Detroit, Houston, Los Angeles, Miami, New York, Seatle, San Francisco, and Washington D.C.

According to the Miami International Airport, flights to Miami are already up 17% and that number is steadily growing and the US is at 90% of its 2019 flight levels.
