Deal Alert: Renovated & Fully Furnished 3 Bedroom Condo at Trump Palace – Asking $2.1M

Trump Palace condo view from master bedroom

If you’re looking for a great deal – and who isn’t these days? – look no further. Earlier today, I reduced the price of an already well-priced 3 bedroom condo at Trump Palace $150,000, from $2.25M to $2.1M. Unit 3604 is now PRICED TO SELL and should do so quickly given the level of finishes and upgrades in this beautifully renovated and fully furnished 3 bedroom residence. The condo is in impeccable condition, with renovations and furnishings totaling $800,000. The most recent 04 line condo at Trump Palace sold in 2014 for $2M; that unit – unit 3904 – was three floors higher but had no renovation work upon sale.

Unit 3604 at Trump Palace is a spacious, flow-through residence with 3 bedrooms, 3.5 bathrooms and 2,167 interior square feet. It boasts 2 large balconies offering direct views of the Atlantic Ocean and Intracoastal Waterway. Property features include: renovated kitchen and bathrooms, Nest thermostat, Sonos surround sound system, private elevators, 10-foot high ceilings with floor-to-ceiling glass windows, and designer furniture and furnishings. See photos below and VIDEO TOUR of Trump Palace #3604.

Trump Palace is an oceanfront, luxury condominium development located at 18101 Collins Avenue in Sunny Isles Beach, Florida. Upscale amenities at Trump Palace include: full-service concierge, gatehouse entry with 24-hour attendant, an 8,000 square foot spa and fitness center, temperature-controlled lagoon pool, two temperature-controlled lap pools, Jacuzzi, waterfalls, snack bar and grill, complimentary valet parking, tennis courts, and more.

Membership dues are $10,000/year with a $5,000 initiation fee.

The Mighty Jade Signature, Set to Top Off in October, is the Focus of Our Latest Drone Video

2016-08-22_14-00-42

Construction Fortune International Group’s Jade Signature, designed by famed Swiss architects Herzog & de Meuron, is approaching the tower’s full height, as we get closer to the building’s slated October topping off. So, what better time than now to go flying, up with the birds and the penthouse-dwellers, with our latest drone video shoot?

Jade Signature is almost completely sold out, with only a handful of 3-5 bedroom units remaining, along with duplex ‘sky villas’ up on higher floors, and two full-floor penthouses, including the gigantic upper penthouse, which is also a duplex to boot. A sky villa will run you at least $14.2 million. Opt for the lower penthouse and you’ll quickly fork over $22.32 million, while the big kahuna, top of the top upper penthouse is commanding a whopping $32.9 million asking price. Feeling (comparatively) poor after those posh prices? A remaining ‘regular’ unit, with 3-5 bedrooms, down below, starts at $3.9 million.

The Estates at Acqualina’s Model Unit Sales Center is Huge, and Fully Functional

The Estates at Acqualina, which is bringing two more gigantic towers to the lavish and rambling Acqualina Resort & Spa complex in Sunny Isles Beach, just took the cake top off of its extremely at new sales center and model unit which closely duplicates a typical end unit in either building to almost every detail.

To achieve that, it had to be big, considering the typical end unit at the Estates is from approximately 3,500 to over 5,000, in just interior square footage. As icing on the cake, unlike many sales center set ups, and model unit interiors, this place is fully functional. The lights, of course, work, but so do the toilets in the model bathrooms, and the kitchen sink that can be activated by a foot sensor. The host tub gets hot, and the sauna gets hot too.

Connected by a multilevel amenities complex called ‘The Villa’ (which looks, you guessed it, like a villa) the towers are not actually perfectly symmetrical. The north tower has four units per floor, and the south tower has just two, a system that works more efficiently for private elevator access than two matching towers of 3-unit floors. Units come standard with little tricks treats like fountain-fed hot tubs, outdoor saunas accessed via wrap-around balcony, midnight kitchens in the master suite, gas fireplaces, hi-end wine dispensing/preserving appliances, and more marble than at a cemetery in a place called Carrera in Italy. Oh, and the penthouse will have hanging glass pools, just like the one over at the Mansions at Acqualina.

Anybody Want This Russian Oligarch Starter Pad at Jade Beach?

Okay so it’ll be a couple years before you’re Dmitry Rybolovlev. At the moment you can only dream of going on hunting trips with Putin, or being the guest of honor on Roman Abromovich’s yacht. You’re a Russian oligarch on the make, and you’re still going up in the world, so you need the perfect oligarch starter pad in Sunny Isles Beach, commonly known as the Russian Riviera. You can’t afford a penthouse at Acqualina (either the Mansions or the Estates) with a glass-bottomed pool, just yet, so here’s a nice cozy two-story number listed for $6.25 million. Unit 4505 at Jade Beach has a roomy 4,141 square feet of living space, four bedrooms, five baths, a private elevator and foyer entry, and it’s already decked out in Fendi Casa, the same furniture as Acqualina. The listing doesn’t say it comes fully furnished, but you could probably negotiate.
