IconBay to Include Garage-top Tennis Courts and Watersports Marina

Rooftop tennis courts?  Why didn’t anyone say anything?  I’m not an avid tennis player but I wouldn’t mind partaking in a few games of tennis if they were to be held on a rooftop offering a majestic water view.  Heck, I’m not even a tennis player period but I might just volunteer to be the line judge.  Where do I sign up?  One of IconBay’s latest renderings reveals two tennis courts atop its parking garage.  It appears, however, that only one of the two courts will offer an unobstructed view of Biscayne Bay.  I wonder what the wait time for that court will be.  The tennis courts at IconBay will be located on the 7th floor and offer ball and towel service, filtered water stations and access to his-and-hers locker rooms.  The courts will even be lighted to allow for nighttime play.

It seems that recreational activities and encouraging its residents to live a healthy lifestyle will be a central theme for Icon Bay.  Icon Bay’s latest marketing piece states that it will include a watersports marina for windsurfing, paddleboarding, sailing, jet skiing and other motorized and non-motorized aquatic activities.  How awesome is that?

The waterfront sculpture park will also be a distinguishing feature for Icon Bay.  Featured artists will include: José Bedia Valdes, Carolina Sardi, Edouard Duval Carrié , Gary Nader and Daniel Maman.  In the rendering above, notice the dog park, sculpture garden, exercise stations, play fountain and interactive sculpture along with the winding walkways and baywalk.  Sounds like it will be one helluva park!

The Infinity-edge pool at Icon Bay will be accented by a snack and cocktail bar and private cabanas.  Towel service will also be offered.

The fitness center and spa at IconBay will include top-of-the-line cardio and weight training equipment, sauna and steam rooms, personal trainers, yoga and Pilates classes and more.

Notice the triangular-shaped balconies on the backside of the building in the above rendering of IconBay.  You also get a good shot of the two tennis courts.  I must say that these latest renderings have me excited about the prospects for IconBay.  It will definitely be a game-changer for the neighborhood.  Hopefully the watersports marina will be open to non-residents as well.

Introducing Icon Bay – Related Group’s Newest Pre-construction Condo Development

First it was Icon South Beach.  Then Icon Brickell.  Related Group now looks to launch Icon Bay – a 300-unit, 40-story luxury high-rise along Biscayne Bay at the eastern end of NE 28 Street.  Every unit in the building will have private elevator access and will face the water.  The world-renowned architectural team Arquitectonica has been contracted to do the design.   The interior designer has not yet been announced but it is expected to be someone highly reputable and impressive. A waterfront neighborhood park will also be developed as part of this project.  GEO Arquitectonica, the landscape designers behind Museum of Modern Art in Miami, will design the bayfront park.  Pricing is in the process of being finalized but given the level of quality, I foresee pricing to be along the lines of Paramount Bay.  Letters of intent are now being accepted to reserve your space in line to choose a unit when sales officially begin.  Contact us for more information if you have an interest in reserving an Icon Bay condo.

I had a chance to walk by the myBrickell construction site this afternoon.  3 floors down, 25 more to go.

1101 Brickell Has Been Approved; Construction to Start by Year’s End

An 80-story condo development called 1101 Brickell has been approved by the City of Miami and will be spearheaded by Florida East Coast Realty.  The announcement was made by President Tibor Hollo in an interview with Miami Today News.  Hollo expects construction to begin by year’s end.  1101 Brickell, which will rise 849 feet, will become the tallest building in Miami, a title now held by the Four Seasons Residences.  The development will have 724 residential units and is estimated to cost $500M-$600M.

Florida East Coast Realty is the development team behind several unforgettable residential towers in Miami such as Opera Tower, The Club at Brickell Bay, Bay Parc Plaza, Venetia Condo and The Grand.  1101 Brickell will no doubt be just as memorable.

For the second time this year, a condo development in Brickell has broken ground.  A ceremony was held this morning at the development site of BrickellHouse to celebrate the start of construction.  BrickellHouse will be a 46-story, luxury condo development located at 1300 Brickell Bay Drive, across the street from Jade at Brickell Bay.  The amenities will include a rooftop pool on the 46th floor, a luxury health spa and fitness center and a fully-automated robotic parking garage.  Prior to breaking ground, BrickellHouse already had over 95 percent of the 374 total units pre-sold.  I was told by a sales associate that, as of yesterday, only 15 units remain.  The available inventory includes a few penthouses as well as other units located on high floors.  BrickellHouse is scheduled for completion in 2014.

MyBrickell and Millecento Pre-construction Sales Update

Pre-construction sales at MyBrickell and 1100 Millecento have been remarkably strong this year.  MyBrickell, which broke ground about a month and a half ago, has only 11 of 192 units remaining.  Completion is slated for the end of 2013.  Millecento has been even more impressive.  Millecento should be completely sold out long before groundbreaking.  Only 13 of 382 units remain and groundbreaking is not expected to take place until October. Delivery is scheduled for November 2014.

CNBC Reports on the Booming Miami Real Estate Market

For those who missed it, two segments aired on CNBC this afternoon in which Diana Olick reported on the booming real estate market in Miami.  She attributes the latest boom to cash buyers from South America, Europe, Russia and China.  The surge in demand has prompted developers to start building once again.  This time around, however, there is less fear in the marketplace than was present in the last boom.  Easy credit is no longer available and the majority of purchases for South Florida real estate are made with cash.

I came across two additional renderings of 1100 Millecento Residences while surfing the Internet which I decided to share.  The one above is a nighttime shot of 1100 Millecento Residences as seen from the intersection of Southeast 9 Street and South Miami Avenue at Mary Brickell Village.  I’m quite pleased with the amount of air space that resides between 1100 Millecento Residences and the north tower of Axis.  I was concerned that the 19 and 20 lines at Axis would be looking directly into the west side of 1100 Millecento Residences and have their view completely obstructed.  That doesn’t seem to be the case if the rendering above is accurate.

The second rendering is of an east facing unit at 1100 Millecento Residences which would provide you with an amazing view of the Brickell skyline as well as an obstructed view of Biscayne Bay.  The rendering indicates that the kitchens will be outfitted with Italian wood cabinetry, limestone counter tops and a Subzero refrigerator. Unit details have to be released, however.

I also learned that 1100 Millecento Residences will have a 9th floor elevated pool deck with a club room, a state-of-the-art fitness center, private theater and 42nd floor rooftop infinity edge pool with private cabanas.  To put into perspective the type of view one might get from the 42nd floor, think 500 Brickell.  500 Brickell also has a 42nd floor rooftop pool.

Pre-construction sales for 1100 Millecento Residences have not yet begun but prices are expected to start at $350 per square foot.

If all goes according to plan, Related Group will follow pre-construction sales of myBrickell with the launch of 1100 Millecento Residences, a proposed 382-unit condo development to be located directly east of the north tower of Axis at 1100 S Miami Avenue in Brickell.  Designed by world-renowned architect Carlos Ott, the development formerly known as myBrickell 2 will rise 42 stories and include street-level retail space.

Pre-construction sales information has yet to released for 1100 Millencento Residences but expect an announcement soon given the level of demand for Miami condos at this time and the fact that Related Group is close to selling out myBrickell.
