Paramount Miami Worldcenter Releases Brochure For Penthouse Collection
The developer of Paramount Miami Worldcenter has released their exclusive penthouse collection with a sneak-peek brochure and renderings. The 26 units will be priced from $3.5 million up to $9.5 million.
As shown in the key plan featured in the brochure, four of the units will be located on the apex of the tower, offering those units expansive rooftop sky decks overlooking the bay and city. The plans are between 3,500 square feet and 6,000 square feet and will each have four or five bedrooms. All plans will have private elevator entry, Gaggenau appliances, and custom finishes.
Paramount Bay Penthouse With 3,000sf Terrace Lists For $5.75M

Boris Jordan Reduces 321 Ocean Penthouse To $39.5 Million, Down From $53 Million
Russian American financier Boris Jordan has slashed the price on his rooftop penthouse at South of Fifth’s brand-new 321 Ocean. The fully furnished property spans the entire ninth and tenth floors of the 21-unit oceanfront building and boasts a whopping 6,400 square feet of outdoor living space and 6,800 square feet of interior living space.
Jordan purchased the penthouse in 2015 for $20 million but then listed it for sale for $53 million in January 2016, when the building was completed. Without any takers, he lowered the price to $47.5 million in June and then today, down to $39.5 million. It was initially reported that the penthouse was listed for sale after the Jordans saw the success other penthouse investors were having in Faena House and The Edition, but given the steep price reductions, it seems he is more eager to sell now.
The interior of penthouse has 4 bedrooms, staff quarters, 5 full baths and 2 powder rooms. The flow-through layout provides both ocean and city views. The kitchen is decked out with Miele & Sub Zero appliances. The rooftop is nothing short of ah-mazing with a 36 foot infinity pool overlooking the beach, multiple seating areas, a fire pit and summer kitchen as well as a dining table that seats FORTY PEOPLE. That’s right, nearly an entire NFL team could enjoy dinner together as one big happy family on the terrace.

Mario Chalmers Is Eager To Sell That Double Apartment He Bought From Drake
Earlier this week, Curbed reported that people are not necessarily lining up to purchase celebrity-owned real estate and it seems Mario Chalmers got the memo. According to the listing agent, they are reducing the price of his double condo at Marquis Residences to $2,990,000 from the original $4,000,000 ask… and there is still room to negotiate.
If you are a regular reader, you will remember that Chalmers purchased the condo from Drake in 2012 for $2.4M. Drake had previously purchased two apartments from the developer of Marquis and combined them to make one amazingly huge penthouse with a view of the American Airlines Arena. He even filmed one of his music videos from the apartment before the interior finish-out was completed. I wish I could remember the name of it, but I don’t really listen to Drake so the actual video name escapes me. Maybe someone can refresh my post-hurricane foggy memory. (UPDATE: Thank you to Eliot Ramos for reminding me that the video is ‘I’m On One’)
Anyway, In 2014 Chalmers decided that he did not like having a view of the office and put the property on the market for $4M. That didn’t work, so in early 2015, he took the property off the market for a bit. After getting traded to the Memphis Grizzlies in November, I guess he decided he doesn’t need the apartment after all, so relisted the property with a lower price of $3,590,000. And here we are today.
The Curbed article suggests that one of the reasons celebrity owned properties are difficult to sell is that they add upgrades that a typical buyer would not be interested in. That doesn’t really seem to be the case here. The upgrades are certainly a personal touch, but nothing out of the ordinary. Pharrell Williams also had a tough time selling his penthouse in Brickell, ultimately selling for more than $3 million less than his purchase price. Lil’ Wayne is also having an impossible time with his Miami Beach home.
It seems that the property is well-priced too, at least according to the recent comparable sales. This past December, unit 5106 sold with furnishings for $2.9M. At 3,800 square feet of interior space, that amounts to $763 per square foot. With the new price reduction, Chalmers is offering his place for $546 per square foot. It seems this is a great opportunity to purchase a trophy property at a bargain price.

Duplex Penthouse with Soaring Windows at 4 Midtown Wants $2.232 Million

The 3,557 square foot Penthouse 4 at 4 Midtown condominiums is on the market for $2.232 million and is stocked with a soaring, curvy-windowed living room with southeastern views over the Miami skyline, Biscayne Bay, and Miami Beach. Sure it could work for a family (Midtown is known for having lots of those) but something about the glassy master bedroom just screams ‘bachelor bacchanal chic.’ Living here would sort of be the Miami equivalent of living in Brooklyn, somewhere with a great view of the Manhattan skyline but slightly apart. Still a very cool neighborhood, but, at just over $2 mill, skipping the prices of an equivalent penthouse somewhere Downtown or in Brickell, while being able to see it all out your giant bay window. It’s all a matter of interpretation. Full disclosure, those bay views may be luscious, but see those two little buildings under construction due east? Those are Paraiso Bay and Biscayne Beach. Neither is anywhere near so little anymore, and there are more to come. The unit is listed with broker Adrian Gonzalez.
Brickell’s Taj Mahal-Inspired Penthouse Under Contract
It is one of Brickell’s most unique and storied penthouses, nestled above The Palace Condominium and spanning over 5,800 square feet in 3 levels of Moroccan-inspired glamour. The Brickell Taj has had only 3 previous owners since it was built in 1981. That may soon change as a contract was accepted this week.
According to local legend, the penthouse was originally intended to be the Miami home of New York’s “Queen of Mean,” Leona Helmsley. Instead, the property was sold to a Saudi Sheik who spent 2 years with a team of 27 Moroccan craftsmen to finish the interior as an Arabian palace for his use while visiting the Magic City.
The property boasts 6 bedrooms and 4.5 bathrooms of hand-crafted wall designs and intricate tile mosaics with Turkish, Indian and Persian influences. A glass atrium offers amazing entertaining space with a 3,000 square foot terrace that spans the entire width of the building’s rooftop.
After nearly 20 years and very little use, the Sheik sold the palace atop The Palace to a developer and weapons collector, who has now received a contract from an unnamed buyer. The property had been on and off the market several times over the last 4 years without finding a buyer. In 2012 it hit the market with an asking price of $4,199,000 but was reduced to $2,295,000 at the time of sale… an excellent case in point of the fact that no matter how ornate or beautiful the property, spaces that are uniquely designed are notoriously more difficult to sell.

Back in 2011, the developer of Vizcayne Condominium in Downtown Miami outfitted the penthouse especially for Mr. Wade’s use. The property was later sold to an investor from Miami Beach who sold it to an investor from New York who is now happy to sell it to you.
The photos provided to us by the MLS are not the high-quality ones that we typically like to see in a $3 million penthouse, but the features are.
