Civica Center Phase II, a 27-story residential skyscraper planned for construction at 1050 Northwest 14th Street in Miami’s Allapattah district, has received Federal Aviation Administration (FAA) approval. The project is being developed by Boston-based The Congress Group and Taurus Investment Holdings, LLC. Kimley-Horn is the civil engineer and landscape architect for the 301-foot-tall building that was created by CUBE3 Architects.
The structure will be able to rise 310 feet above mean sea level or 301 feet above ground level thanks to the building permissions that were acquired. The FAA claims that, under certain circumstances, the planned structure won’t violate obstruction rules and won’t be dangerous for air navigation.
The Civica Center Phase II designs, which were initially intended to be a 22-story office tower, underwent significant revisions after being submitted to Miami’s Urban Development Review Board in December 2022. The original plan was for an office tower with a generous 731,472 square feet of space to be built in place of an existing surface-level parking lot behind the first phase. But the developers adjusted their strategy in reaction to market developments and Miami’s rising demand for residential real estate.
According to the updated Civica Center Phase II plans, there will be 342 residential units, with floor designs ranging from small studio apartments to roomy two-bedroom homes with 552 to 1,240 square feet. Additionally, the construction will include seven parking levels with room for up to 584 vehicles. The design of the 27-story tower features a tasteful blending of white stucco, glass, and architectural components embellished with striking gold alucobond panels. The location of the site is convenient; it is bounded to the north by Northwest 14th Street, to the south by State Road 836, to the east by Northwest 10th Avenue, and to the west by Northwest Highland Road.
Waldorf Astoria Hotel & Residences Construction Update
The 100-story Waldorf Astoria Hotel & Residences in Miami is progressing significantly with the filing of tower crane licenses for 300 Biscayne Boulevard. This incredibly tall tower was created by Sieger Suarez Architects and Carlos Ott and is being built by a group of prestigious investors. These companies include international investment business Mohari Hospitality, S2 Development, national developer Property Markets Group, Canadian private equity firm Greybrook Realty Partners, global hospitality giant Hilton, and general contractor John Moriarty Associates.
Two tower cranes are planned to rise 1,255 feet above ground level, or 1,266 feet above sea level, according to the FAA file from May 31. The estimated work timeline for the cranes is from October 24, 2023, to August 23, 2027, demonstrating the precise planning and long-term dedication required for this enormous undertaking.
The Waldorf Astoria Miami, which is situated at 300 Biscayne Boulevard, will have nine spiraling, offset glass cubes that are evenly placed and covered in what is sometimes described as a “glass skin” to set it apart from other East Coast properties. In order to develop an iconic edifice in Downtown Miami that offers 360-degree views of Downtown Miami, Miami Beach, and the Atlantic Ocean, Sieger Suarez Architects and famous architect Carlos Ott collaborated.

New Tower Proposed in Miami-Clear Residences
Clear Residences, a 52-story tower proposal is now being examined by the Miami Planning and Development Department. Located at 130 SE 1st Street, the site itself sits on 0.55 acres or 23,750 square feet, with the current site now being used as parking.
The proposal with a letter of intent was submitted to the review board in December 2022 with Clear Residences featuring 545 residential units, 4,190 square feet of ground floor retail, and 199 parking spaces.
The tower would rise 694 feet tall with Kobi Karp listed as the architect.
The developer is listed as Clear Communities Miami North Limited Partnership, and Bercow Radell Fernandez Larkin & Tapanes is their legal counsel during the approval procedure.
Joseph R. Colletti is listed as the officer for Clear Communities Miami North Limited. Clear Communities originally purchased the site in 2019 for $18 million while obtaining a mortgage for $10 million through the Pacific National Bank in Miami. The price equaled $756 per square foot.
According to the site’s T6-80-O zoning, an 80-story tower could be built there, requiring Federal Aviation Administration height approval.
New Renderings Released for Hilton Hotel Concept at Okan Tower
The projected Hilton Hotel inside the Okan Tower has just released new renderings.
Okan Tower recently underwent thorough piling tests, as required by the city’s building ordinance for extremely tall structures. The pile drilling phase has begun, and the developer declared, after all, the pilings passed their testing successfully. The foundation work’s contractor is named Jacob Companies Inc on permits issued by Miami’s Building Department. Ant Yapi Construction, a Turkish company with a Miami office, and Civic Construction, a Miami-based company, are the general contractors for Okan Tower.
Okan Tower, a mixed-use development with 70 stories and a tulip-shaped design that is destined to become a landmark in Downtown Miami, has revealed a new exterior rendering. The 902-foot towering megaplex, which was created by Okan Group and Behar Font & Partners, is situated at 555 North Miami Avenue at the intersection of Miami’s shoreline, with great dining, entertainment, and culture. A Hilton Hotel will be the development’s focal point, and there will be a variety of upscale facilities available in the homes.
When Okan Tower is finished, it will include more than 900,000 square feet of space, including a 64,000 square foot “Class A” office building, a 316-key Hilton Miami Bayfront Hotel, 163 Sky Residences with amenities solely for owners, 236 Short-Term Rental Residences powered by Hilton Hotels & Resorts, and 236 such residences. The development is slated to grow to be one of Miami’s tallest structures.
According to the architect’s website, the Okan Tower’s delicate profile was modeled after the tulip in honor of the company’s Turkish roots, where the tulip is the national flower.

700 N. Miami Avenue Site at Miami Worldcenter Construction Update
New York-based developer, the Witkoff Group, is steadily working to change the Miami Arena’s former location. The thriving Miami Worldcenter’s premium real estate is getting ready to welcome three towers rising 57 stories tall.
Recently, Witkoff signed the utilities deal for the site at 700 N. Miami Avenue at Miami Worldcenter. The expected total for the connection fees for utilities and the Biscayne Basin Sanitary Sewer Special Connection fee is $2,085,466.50 and $1,265,004. Alex Witkoff signed the contract on behalf of the construction company, WG 700 North Miami LLC.
The signing of the utility deal and obtaining FAA height approvals for the towers are significant steps in the development process, even though Miami’s Building Department has yet to get construction licenses for the project.
On this large-scale undertaking, Monroe Capital, based in Chicago, is working with Witkoff Group. The location, which is within the confines of Northwest 8th Street, Northwest 1st Avenue, and North Miami Avenue, was previously slated to become the Marriott Marquis Miami Worldcenter Hotel & Expo Center, but is now in line for a dramatic overhaul. This includes the development of three imposing structures that could rise as high as 685 feet. Nichols Architects created the design.
The proposal promises a diverse mix of apartment buildings, shops, and dining establishments. With the utility agreement signed the 700 North Miami Avenue project is preparing for its vertical construction phase, marking an important step in the redevelopment of the former Miami Arena site.

Financing Secured for The Crosby Miami Worldcenter
The vertical construction of The Crosby Miami Worldcenter, which is positioned to provide further density to the existing buildings at Miami Worldcenter, has been successfully funded with a sizeable $94.2 million by The Related Group and Merrimac Ventures. According to building permits submitted to the FAA in January, the residential tower is planned to rise 33 floors high and is anticipated to reach its peak at about 377 feet above ground, or 390 feet above sea level.
The loan was given to DT G Block LLC, a joint venture organization connected to the developers, by the Arkansas-based Bank OZK. The project’s interior design and architectural design are being handled by AVRO|KO and Cohen Freedman Encinosa & Associates.
The Crosby Miami Worldcenter, which commenced work earlier this year, is planned to have 3,370 square feet of ground-floor retail space and 450 completely furnished, ready-to-rent condos.
