Following the purchase of additional property for the Legacy Residences at Miami Worldcenter tower project, developers have recently released updated designs.

According to a letter from the developers, the recently purchased site offered a chance to increase the size of the medical office component.

The building’s remaining spaces are made up of a 218-room hotel, a condominium with 308 residences, and several levels of office space that will contain a top-notch medical institution.

Elevations included with the application show the spire rising to a height of about 60 feet at the tower’s summit. The Project has a comprehensive list of wellness amenities, as well as a number of swimming pools, hotel ballrooms, and a sky club.

On April 19, the Miami UDRB unanimously decided to advise in favor of approving the suggested design revisions. Prior to the enlargement, the project obtained approval in 2021, and vertical construction has already started.

Oasis Hallandale Beach has officially broke ground on phase 3 of the new residential development.

There will be 1,448,000 square feet in the project.

The two skyscrapers will each have 25 floors and 500 luxury condominiums, according to the statement. The range of costs is $580,000 to $3.5 million.

Additionally, there will be dining establishments and office spaces, turning the area into a “live, work, play” attraction for locals and tourists.

The architect is Arquitectonica, and the developer is MGM Construction Group.

Financing Secured for The Crosby Miami Worldcenter

The vertical construction of The Crosby Miami Worldcenter, which is positioned to provide further density to the existing buildings at Miami Worldcenter, has been successfully funded with a sizeable $94.2 million by The Related Group and Merrimac Ventures. According to building permits submitted to the FAA in January, the residential tower is planned to rise 33 floors high and is anticipated to reach its peak at about 377 feet above ground, or 390 feet above sea level.

The loan was given to DT G Block LLC, a joint venture organization connected to the developers, by the Arkansas-based Bank OZK. The project’s interior design and architectural design are being handled by AVRO|KO and Cohen Freedman Encinosa & Associates.

The Crosby Miami Worldcenter, which commenced work earlier this year, is planned to have 3,370 square feet of ground-floor retail space and 450 completely furnished, ready-to-rent condos.

CEO of Terra Group David Martin recently sold his penthouse at Grove at Grand Bay for $17.8 million.

The 9,541-square-foot, five-bedroom apartment at 2675 South Bayshore Drive was sold under the name GBPH Investments LLC.

Records show that a trust run by James Zubok and Leon Medzhibovsky purchased the penthouse. Medzhibovsky is a partner at DLA Piper and Zubok is a private equity investor.

David Martin’s penthouse had been advertised on and off for years, with a $28 million asking price at one point while the tower was still being built. Eloy Carmenate, Mick Duchon, John Gomes, and Fredrik Eklund brought it back to the market for $25 million in 2018 then for $19.8 million in late 2019. Summer of 2022, the unit was listed at $26 million.

The penthouse unit features 12-foot ceilings, floor-to-ceiling windows all around it, a rooftop pool, and 12-foot doors. Although Martin’s purchase price for the penthouse is unknown, developers frequently receive a sizable discount on their apartments. The price per square foot of the unit was roughly $1,900.

The Bjarke Ingels-designed project, a pair of 20-story twisted towers overlooking Biscayne Bay in Coconut Grove, was constructed by Martin’s Terra. The construction was finished in 2016. Billionaire Mike Fernandez, former baseball star and real estate investor Alex Rodriguez, and Martin’s father, Pedro Martin, have all purchased properties.

Since finishing Grove at Grand Bay, he has collaborated with Jorge Pérez’s Related Group to construct the three Park Grove towers in Coconut Grove and is currently constructing the Mr. C Residences condo towers close by. On the north side of U.S. 1 and 27th Avenue, a mixed-use apartment building with retail space called His Grove Central is also being built.

Outside of Coconut Grove, Terra is involved in a number of projects. The 15.5-acre land owned by Genting Group in downtown Miami is scheduled to be purchased for more than $1.2 billion by a group led by the company and Martin. The transaction, where Martin most likely intends to build a sizable mixed-use community, is anticipated to finalize later this year.

La Maré, an elite collection of two light-filled modern contemporary boutique condo towers, have launched in Bay Harbor Islands by Chicago-based Regency Development Group. Kobi Karp, a renowned international architect, created the vertically stacked tropical luxury villas with Debora Aguiar Arquietetos, a Brazilian designer best known for creating the interiors of 1 Hotel South Beach among other projects, is in charge of the exterior design.

La Maré is the first venture for Regency Development Group in the South Florida region. The construction is anticipated to begin later this year and be finished in 2025. The price of the villas will be between $1.375 million and $8 million.

Thirty-three units can be found in the eight-story Regency Collection glass-clad contemporary boutique building. Nine to ten foot floor-to-ceiling windows open out to large wraparound outdoor living spaces.
