Dezer Development and Related Group have unveiled the Penthouses at the Residences by Armani Casa in Sunny Isles Beach with a very interesting offering. The purchaser has a choice of taking the residences at one price decorator-ready and let their own designer sort out the details, or they can purchase for another price and take advantage of the swank “Armani Package.”
Highlights of the on-of-a-kid Armani lifestyle experience include:

If the buyer opts for the penthouse with the opulent Armani Package with finishings and once-in-a-lifetime getaway, the cost is $17 million. For the raw space, the developer is asking $12.3 million.
The project is expected to be delivered in 2019 and includes 35,000 square feet of amenities that include a lounge and Prive area, an on-site fine dining restaurant, cigar room, wine cellar, heated swimming pool, fitness center with ocean views, two story spa with indoor and outdoor treatment rooms, a movie theater, club room and exclusive beach amenities on the 300 linear foot stretch of private shore.

Sunny Isles Beach Development Boasts 50,000sf Oceanfront Amenity Center
Not to be outdone by anyone, the swank Estates at Acqualina in Sunny Isles will boast a 50,000 square foot amenity center dubbed “Villa Acqualina” with something for residents of all ages. Practically every development in South Florida has a state-of-the-art gym, heated pool, valet and party room, but this is next level! There’s even an ice skating rink and stock trading room!
The 5.6 acre private, gated, oceanfront development recently completed their land purchase and will begin construction by the end of the year. The neighboring Acqualina Resort has been named by US News & World Report as the #1 Hotel in Florida. Remaining residences range from $4 million to $9 million. There is also a $16.75 million penthouse dubbed “Casa d’Oro” with over 11,000 square feet.
According to a press release, the grounds and gardens will boast lush landscaped gardens, multiple infinity pools, a FlowRider® for surfers, a basketball court, a bocce court, a dog park, soccer field, a beachfront restaurant and 502 feet of Atlantic oceanfront with Five Star beach and pool services. 24-hour valet, 24-hour security services, a full service resident concierge and a house Rolls-Royce will also be available.

One Thousand Museum Releases First Photos Of Model Residence
The preview residence at One Thousand Museum by Zaha Hadid Architects is complete! Rather than just building a sample kitchen and bathroom in the sales center (which they did as well), the developers fully finished and furnished an actual residence for buyers to tour. The building is still very much still under construction, it is set to top off later in the year, but the model residence feels like home.
We had the opportunity to tour the residence last month, although the furniture had not been delivered yet. Miami-based Brazilian furnishings brand, Artefacto, has now delivered and installed the furnishings and it looks MAGNIFICENT. They used Zaha’s futuristic taste with their signature Brazlian contemporary style. The home also touts an impressive art collection curated by Sarah Jane Bruce (SJB Fine Art Services) and Flavia Masetto (Flavia Masetto Fine Arts), according to the developer’s press release.
The 4,635 square feet half-floor residence is elegant and timeless using warm tones and clean lines to complement the building’s curvaceous architecture. The epitome of luxury, the four bedrooms and five-and-a-half bathrooms are wrapped in floor-to-ceiling windows overlooking the bay and Museum Park, allowing for ample natural light throughout the day.
Sadly, the actual residence was purchased for $6.8 million, but there are similar layouts still available. Duplex town homes start from $12 million, half floor residences similar to the model range from $5.5 million to $7.5 million, full-floor residences from $18 million and the penthouse, which has its own helipad for $49 million.
Closings are expected to begin in late 2018.
Zaha Hadid’s Personal Beachfront Residence To Come Back To Market
After nearly a year on the market, Zaha Hadid’s customized home in South Beach’s W Hotel is going to be re-listed with an enormous price reduction. It had been listed after her sudden and untimely death in the Spring of 2016 for $10 million, but there were no takers.
It hasn’t officially been re-listed yet, but the Wall Street Journal has reported that it will be coming back on the market at $6.5 million, a 35% reduction from the original price. Neither price included the furnishings, but most pieces could be negotiated separately through her estate trustee. There are a few pieces of artwork/exceptionally unique pieces that the estate prefers to hold on to.
The Pritzker Prize-winning starchitect purchased two beachfront units at the W, which is located between The Setai and Faena House at 22nd Street on Miami Beach, in 2010 for $2,785,000. She then combined them and added her unmistakable personal touch.

The Views
Starting with the views since many people in the $5 million-plus price range automatically ask for waterfront options, let me show you why I consider high floors in the city to be a better option…
If you’re in a waterfront condo, the blue water is pretty, but what will you look at after the sun goes down? Nothing. With the high floor city view, you still see the beautiful blue water of the Biscayne Bay AND the Atlantic Ocean, plus the glittering city lights at night. Gorgeous.
Speaking of water views and glittering city lights, how about you enjoy them from your private rooftop pool? Or maybe throw together a little al fresco dinner party in your summer kitchen?
To the West, you can see the city lights at night all the way to the Everglades.
The South view also offers more distant water views as the coastline tapers in through South Brickell, Coconut Grove and Coral Gables.

The Kitchen/Living Room Layout and Finishes
Ok, so we can see that the renderings were based on a different penthouse, but the finishes look 100% on-point, and LOOK AT THAT SPACE! I can’t even begin to think of the number of different events you could host here. Of course, if you’re a homebody like me, you could also just chill on a different sofa every night of the week and cook some crazy recipes in that kitchen.
I’m not sure what to say about that kitchen. If it were mine, I’d have platters of hors d’oeuvres filling that marble countertop for my friends and every kitchen gadget offered so that I could cook more. Heaven.
The Bathrooms
Here we are again with a rendering that was based off of another penthouse, but with on-point finishes. I love the teak shower floor. It gives a no-slip yet luxurious spa feel. Also, the backlit mirrors are typically demonstrated in sales centers and renderings, but are actually an upgrade that you don’t find out about until later. Not here. Swire delivered what they demonstrated.
The Floor Plan
Swire and Arquitectonica clearly did their homework on versatility with this layout. The way the floor plan is laid out; with the master bedroom in the front and the other bedrooms in the back, separated by the family room, it’s almost like there is a guest house.
I can see it already… a family gathering and the adults want to have adult conversations but the kids want to run crazy and do kid things. The kids can go to the family room and party with the nanny while the adults have wine and peace.
Or, it could be that the owner wants to give their guests an additional sense of privacy…. they have their own living room with a balcony.
Another thing I would like to point out is the amount of storage space! There are closets everywhere you turn AND a walk-in pantry! This is not something that is common in our marketplace.
Finally, I really appreciate the fact that they thought to separate the laundry room from the staff quarters. I always find it a bit oppressive to see the housekeeper’s bed pushed up next to the washing machine. This is 2017, not Downton Abbey. At the same time, the service quarters is not included in the bedroom and bathroom count, as they sometimes are. In this apartment, you get 4 full bedrooms, 3 full baths PLUS a bedroom and bathroom for the nanny/housekeeper who keeps your life straight.

ECHO Brickell Closings Have Begun

Starting today, Brickell is getting a lot more luxurious. Property Markets Group is beginning closings on the newest ultra-luxury building in the greater downtown area, ECHO Brickell. The sleek tower was designed by Carlos Ott and offers the ultimate of luxury lifestyle.
Each residence comes with 9-14 foot ceilings, terraces that are 8 feet deep with summer kitchens, paneled Sub-Zero and Wolf appliances and a Bosch built-in espresso machine. The units will be delivered with marble floors indoors and out and there is a 50,000 saltwater fish tank in the lobby. Security is paramount in the building as well. Rather than fobs, residents are able to activate the elevator via biometric security.
Remaining purchase opportunities range from $1.8 million for a southeast-facing 2 bedroom on the 14th floor up to $6.5 million for a 3 bedroom lower penthouse. The $42 million opulent and dramatic Carlos Ott Penthouse is also still available for $42 million.

Venetian Islands Waterfront Manse Trades For $9 Million Post-Irma
Despite our brush with Hurricane Irma last month, it seems that buyers have not been scared off from waterfront real estate. A charming Colonial-style 5,600 square foot waterfront home on Dilido Island has sold for $9 million, or $1,600/square foot ($540/ square foot if you are calculating the land value)..
The buyer, who hails from Ecuador, was represented by Dora Puig of Luxe Living Realty and is also the broker for the Miami Condo Investments Team. “People are paying premiums on land to live on the Venetian Islands,” she told the Miami Herald. “Even after the hurricane scare, deals are closing. People are not running away.”
The home was originally built in 1941 and has 4 bedrooms, each with a bay view, and 5 bathrooms. The 16,700 square foot lot has and infinity-edge pool and 132 linear feet of bay frontage with a boat lift.
This sale marks the most expensive single-family transaction since the storm passed. According to the Venetian Islands Market Statistics page, the average sales price per square foot on the islands over the last 6 months is $1,520/square foot.
Elysee Lands $16.5 Million Construction Loan
Just months after the successful opening of Biscayne Beach, Two Roads Development has landed a $16.5 million construction loan that will fund the first phase of construction for Elysee, a boutique ultra-luxe tower just blocks away.
Work commenced back in March on the 124-foot-long seawall in order to prepare for the formal groundbreaking, and now with these additional funds granted by California-based Mosaic Real Estate Credit, LLC, the developers will be able to start bringing the 57 story project out of the ground. The first phase of development will include the site work, excavation, installation of pilings, and the pouring of the foundation.
Construction loans are notoriously difficult to obtain, and this is a very good sign for Elysee. Developers must prove to the lenders that they have a strong track record, well-capitalized sponsorship, a preferable location as well as consistent sales activity. Once the loan is obtained and dirt starts moving, the remaining inventory tends to sell faster, as buyers have increased faith that the project will come to fruition. Many buyers are also more willing to jump on board with a new development when they can physically see what they are buying. All in all, this is amazing news for Elysee.
One of the differentiating features of Elysee is the size of the residences. All of the homes are either half-floor or full-floor plans, offering a boutique/private feel. They will include floor-to-ceiling glass windows and sliding doors, private elevators and foyers, 10-12 foot ceiling heights, designer finishes and fixtures, premium appliances, top-of-the-line Italian cabinetry, as well as two expansive east/west-facing terraces with 180-degree sunrise and sunset views.
As of today, 45% of the project’s 100 units are in contract. Remaining residences range from $1.7 million to $4 million, at $639 to $800 per square foot. The penthouse collection has been dubbed “Les Grandes Maisons” and range from $2.8 million to $10 million.
Completion is slated for 2019.
Giancarlo Stanton Tours His Nearly Completed Miami Penthouse

Calling Giancarlo Stanton the legitimate home run king may be premature, but there’s no reason for him not to plan ahead; after all, they say every king must have his castle. In May, it was reported that Stanton contracted to purchase a 7,800 square foot, tri-level penthouse at Aria on the Bay – a 53-story, luxury condo development located in Miami’s Edgewater neighborhood. Earlier today, Stanton toured the building, stopping briefly for a photo with Aria on the Bay’s sales and development team. The photo was taken on the rooftop of his nearly completely penthouse, which will come equipped with an outdoor pool and summer kitchen.
