After being on and off the market for the past 3-plus years, the 5 bedroom condo at Marquis Residences owned by former Miami Heat player Mario Chalmers is back once again…but this time priced at $2.66M – that’s an 11 percent reduction from its previous list price of $2.99M, and 33.5% off its original list price of $4M set back in August 2014.

The two-story residence, located on the 49th and 50th floors of the northeast corner of the building, has 5 bedrooms and 5 bathrooms with 5,475 interior square feet, a game room, wet bar, and soaring 20-foot ceilings. It boasts views of the Atlantic Ocean, Biscayne Bay, and the Miami Beach skyline. The Mario Chalmers residence also includes 4 assigned parking spaces.

The new list price equates to $486 per square foot, which is much lower than where comparable two-story units have recently sold at Marquis Residences. Unit 6101, a two-story residence located on the northeast corner of the building, sold just weeks ago for $716 per square foot. Hopefully four times will be a charm for Mario Chalmers!

Treasure Hunter’s Paradise: The Site Of Pablo Escobar’s Miami Beach Home Is For Sale

If you’re into hunting for treasure and have $16 million to spare, you can buy the site of Pablo Escobar’s former Miami Beach Home!

That’s right, the infamous drug kingpin was known for burying his riches in the yards of his various houses or hiding things in the walls of his estates. Two safes have already been found in the yard at 5860 North Bay Road, although they have not yet been opened and most of the 30,000 square foot lot has yet to be excavated. The lot also has 150 feet of bay frontage with Downtown Miami skyline views, so it is almost certain that unspeakable things were coming and going from the estate on the regular.

Escobar purchased the estate in 1980 for $762,500 and then lost it to a US Government seizure in 1987. After years of falling into disrepair, the CEO of Chicken Kitchen purchased the property for $9.65 million in 2014. The fast food scion is apparently a bad boy in his own right, he was named in the recent release of the Panama Papers, although maintains his innocence.

Not long after purchasing the property, the owner razed the existing structure placed the lot on the market for a whopping $21 million (which he did not get). After several price reductions and marketing re-launches, it now sits on the market for $15.9 million.

According to a recent article on Realtor.com, one of the two safes that was found during the demolition of the home was stolen. The other is still around, but will likely be opened on a televised documentary that is currently being produced. The existing safe weighs between 600 to 700 pounds.

The seller also told the reporter that he had professional treasure hunters take a look at the lot. They reported lots of subterranean “activity,” particularly under the 100 year old banyan tree, so if you would like to go farming for riches and yayo, let’s make a deal! Even if you don’t find anything, you could also build a history-making home of your own on the gorgeous lot.

The home was built in 2009 and purchased by the Bosh family in 2010 for just over $12 million. It features ultra-high ceilings (a necessity for the family with a 6 foot 11 patriarch), heated pool, summer kitchen, elevator and guest house. Overall, the home has nearly 12,000 square feet of interior living area with spacious, airy rooms and wide open bay views to the west so that the owners and guests can enjoy Miami’s famous sunsets over the Downtown and Brickell skyline.

For today’s Art Basel Trophy Property of the Day, we’re going back to Brickell, to the classic yet chic Four Seasons Brickell with a celebrity-owned condo.

Back in 2013, Romain Zago, the owner of popular Miami Beach night club, Mynt, purchased this 2,139 square foot condo with his brand new wife, former Real Housewife of Miami, Joanna Krupa for $1.37 million. They made some changes to the design, lived out their happiness and re-listed the unit for $2.5 million after divorcing earlier this year. After no buyers surfaced, the price has steadily decreased until Monday, when it was reduced to $2 million.

The property is a 2 bedroom, 2.5 bath corner apartment with floor-to-ceiling windows overlooking the Brickell Financial District, Biscayne Bay, Port of Miami and Miami Beach. It is located on the 42nd floor of the 70-story tower and includes such amenities as an onsite Equinox Fitness and spa, lounging pool with hammocks hanging between palm trees in the pool, and full Four Seasons’ Hotel amenities.

The Zago-Krupas are not the only celebrities to enjoy the Four Seasons. Rapper Gucci Mane recently wed at the property in a service and party that cost well over $1 million and was televised on BET, and the new owner of the Miami Marlins, Derek Jeter, recently toured options with his family. Mr. Jeter ultimately chose another building, which we will cover later in the week, but the Four Seasons Brickell is certainly a stand-out for celebrity real estate.

Miami is known for over-the-top living, and rappers are known for over-the-top spending, so what do you get when you combine the two?

A wedding fit for a television special.

That’s right, rapper Gucci Mane and his fiancèe, Keyshia Ka’oir, are set to tie the knot in a live television special on October 17 at the Four Seasons Miami, which is located at 1425 Brickell Avenue. The future Mrs. Mane is a Jamaican video model turned businesswoman with a successful cosmetics line. She captured the rapper’s heart in 2010. He proposed in 2016 on the Kiss Cam at an Atlanta Hawks basketball game with a 25 carat ring.

The wedding is said to have 200 guests, and the budget for invitations alone is $50,000! The invitations are said to have cost $1,000 apiece, according to TMZ, and are mirror-inspired booklets dripping in Swarovski crystals. In addition to the $1 million being shelled out by BET for the nuptuals, the happy couple will take home an additional $650k for themselves. Not a bad gig…

For over 10 years, the Four Seasons Miami was the tallest tower in Florida, until it was recently surpassed by Panorama Tower a few blocks away. Prices of the residences range from $750,000 for a 1 bedroom up to $25 million for a 6 bedroom penthouse. The tower is also home to a hotel (where the wedding will be held), an office tower that is home to an Equinox Fitness, and a condo-hotel section that is a good opportunity for AirBnb investments.

After more than a year and a half of steady price reductions, R&B superstar Trey Songz has finally found a buyer for his Brickell Key condo. The sale has not yet hit the public records, but according to MLS data, the final sales price was $710,000. That is a huge reduction from the original listing price of $1.05 million in 2016!

Despite the $340,000 price chop, the singer still came out ahead. He had paid just $437,000 for the unit back in 2010, so realized a profit of just over $230,000 after commissions. No word yet on the identity of the buyer, but they closed the deal with a conventional mortgage.

The unit is located in the Courts on Brickell Key, where the average sales price over the last year has averaged $436 per square foot, the same rate that the buyer paid.

The sale comes at a very convenient time for Mr. Songz, who purchased a new penthouse in Brickell Heights, which opened this summer. You can see the listing photos of his starter pad here.

Retired NFL star and local football legend Jeremy Shockey is eager to take his talents off of South Beach. After trying unsuccessfully to sell his art deco nightclub-inspired penthouse at The Waverly on South Beach for $3 million in 2015, he decided to give it another go this summer. In July, it was listed for sale at $3.25 million and for rent at $10,000/month.

Fast forward to today and Shockey has already undergone three price revisions on the rental offering, slashing the price down to $8,500/month. It had rented last summer for $9,000/month. He has also reduced the price of the sale offering down to $2.85 million.

It makes sense that Shockey should be so eager to fill the vacancy or unload the penthouse because he currently has under construction a large house on a golf course in South Miami and really seems excited to embrace the retired golf lifestyle over the South Beach party lifestyle. Calling Giancarlo Stanton the legitimate home run king may be premature, but there’s no reason for him not to plan ahead; after all, they say every king must have his castle. In May, it was reported that Stanton contracted to purchase a 7,800 square foot, tri-level penthouse at Aria on the Bay – a 53-story, luxury condo development located in Miami’s Edgewater neighborhood. Earlier today, Stanton toured the building, stopping briefly for a photo with Aria on the Bay’s sales and development team. The photo was taken on the rooftop of his nearly completely penthouse, which will come equipped with an outdoor pool and summer kitchen.
