New York-based developer, the Witkoff Group, is steadily working to change the Miami Arena’s former location. The thriving Miami Worldcenter’s premium real estate is getting ready to welcome three towers rising 57 stories tall.

Recently, Witkoff signed the utilities deal for the site at 700 N. Miami Avenue at Miami Worldcenter. The expected total for the connection fees for utilities and the Biscayne Basin Sanitary Sewer Special Connection fee is $2,085,466.50 and $1,265,004. Alex Witkoff signed the contract on behalf of the construction company, WG 700 North Miami LLC.

The signing of the utility deal and obtaining FAA height approvals for the towers are significant steps in the development process, even though Miami’s Building Department has yet to get construction licenses for the project.

On this large-scale undertaking, Monroe Capital, based in Chicago, is working with Witkoff Group. The location, which is within the confines of Northwest 8th Street, Northwest 1st Avenue, and North Miami Avenue, was previously slated to become the Marriott Marquis Miami Worldcenter Hotel & Expo Center, but is now in line for a dramatic overhaul. This includes the development of three imposing structures that could rise as high as 685 feet. Nichols Architects created the design.

The proposal promises a diverse mix of apartment buildings, shops, and dining establishments. With the utility agreement signed the 700 North Miami Avenue project is preparing for its vertical construction phase, marking an important step in the redevelopment of the former Miami Arena site.

This mixed-use project will undoubtedly become a landmark addition to Miami’s skyline due to its massive scale, prominent location, and reputation of its development and design team. It will also undoubtedly play a significant role in future developments at Miami Worldcenter.

Financing Secured for The Crosby Miami Worldcenter

The Crosby Miami Worldcenter Lobby

The vertical construction of The Crosby Miami Worldcenter, which is positioned to provide further density to the existing buildings at Miami Worldcenter, has been successfully funded with a sizeable $94.2 million by The Related Group and Merrimac Ventures. According to building permits submitted to the FAA in January, the residential tower is planned to rise 33 floors high and is anticipated to reach its peak at about 377 feet above ground, or 390 feet above sea level.

The loan was given to DT G Block LLC, a joint venture organization connected to the developers, by the Arkansas-based Bank OZK. The project’s interior design and architectural design are being handled by AVRO|KO and Cohen Freedman Encinosa & Associates.

The Crosby Miami Worldcenter, which commenced work earlier this year, is planned to have 3,370 square feet of ground-floor retail space and 450 completely furnished, ready-to-rent condos.

The Crosby’s construction should advance more quickly now that the finance is secured. It will stand out for its remarkable architectural design, which embodies contemporary luxury. The tower’s sleek design, which is accentuated by modern finishes, is made to blend perfectly with Miami’s dynamic cityscape.

The Crosby is cleverly constructed to take full advantage of its location, with the lower floors laying out a sizable retail area that is open to the public. The amenities offered by the skyscraper are designed to fit a contemporary urban lifestyle. The Crosby residences’ allowance for completely furnished units to be posted for short-term rentals on websites like Airbnb represents an important trend in the Miami condo market and is a standout feature of the development.

Beauchamp Construction serves as the general contractor and according to the current schedule, The Crosby is expected to be complete in the first quarter of 2025.

Plans for New Residential Project in Miami Announced

New Construction Tower Announced in Miami
New Construction Tower Announced in Miami

In Miami’s Flagami neighborhood, south of Miami International Airport, a developer has plans for a brand-new residential development.

At 5645 Southwest Eighth St., The Richman Group and its affiliates have planned Parkview, a nine-story structure with 120 units, a rooftop pool and amenity deck, and parking for around 194 vehicles.

The proposal was recommended for approval along with a few recommendations by the city’s Urban Development Review Board.

According to Marissa A. Neufeld, an attorney for the developer, the land is divided into three parcels and is bordered to the north by an alley, to the west by an existing commercial complex, to the south by Southwest Eighth Street, and to the east by Southwest 56th Avenue.

Ms. Neufeld noted in a letter to the city that the project will contain a combination of parking for cars and bicycles and that the land is near several forms of public transportation and a major downtown thoroughfare, Southwest Eighth Street.

Behar Font & Partners are the project’s designers.

The property is a terrific location, and although it’s a smaller development it has some extremely fascinating elements, Behar & Font’s Javier Font told the board. According to him, the property features stunning views, including J. Fritz and Frances Gordon Park, which is directly south and across the street.

According to Mr. Font, the structure will have a smaller scale, a lot of glazing, and larger balconies, giving it a more horizontally linear appearance. A fully functional gym, a clubroom, a lobby, and coworking spaces will be available on the ground floor. The pool deck and some residential units are on the ninth story.

The opulent boutique condominium is situated on the gated 20-acre private island of Grove Isle, which is close to the city’s fashionable Coconut Grove neighborhood.

The 65 exquisitely designed houses in the seven-story building, which is being constructed on the island’s final remaining beachfront parcel, will showcase unhindered panoramic bay views, exquisite detailing, and the finest materials and craftsmanship. The project is now under construction, and completion is anticipated in 24 to 28 months.

The homes will range in size from 2,500 to 6,500 square feet and feature three-, four-, and four-bedroom units with dens. A group of twelve upscale penthouse houses will have private rooftop terraces with full-size swimming pools, full bathrooms, and summer kitchens that are each 3,400 to 6,600 square feet in size. The three buildings—Mare, Luce, and Sole—are designed to exhibit a singular architectural design and will provide a boutique living environment surrounded by beautiful, local vegetation. The graceful, curving shape of the structure, which was inspired by the island’s natural contours and maximizes views of the glittering Biscayne Bay, is a reflection of its distinctive Grove Isle position.

The waterfront retreat will offer a wide range of carefully chosen interior and outdoor amenities, including a private bayfront pool for residents exclusively, a poolside bar and lounge, a cutting-edge fitness facility, spa, and kids’ play area. Residents of Vita will also be given a house membership to the “Vita at Grove Isle Club,” which has lighted tennis, padel, and pickleball courts in addition to a club pool and a bar nearby. Additionally, residents will have access to the island’s private marina as well as a gourmet restaurant and bar offering lunch, supper, and cocktails that will be open to the general public.

In addition to 24/7 valet service, private, individually covered garages with EV charging stations, accessible bike storage, and the most cutting-edge technology and WiFi capabilities installed throughout the building, residents also enjoy additional amenities.
