As of yesterday, YotelPad has officially opened to guests for the first time since construction has been completed. Sales for the tower began in late 2020 and the development sold out within 15 months after breaking ground.
Developed in a joint venture between Aria Development Group and AQARAT, YotelPad Miami is located at 227 NE Second Street in downtown Miami. The tower include 231 residential units while the hotel features 222 hotel rooms.
Condo units that range from 417 SF studios to 708 SF two-bedrooms. These units are located on floors 15 through 30. There are also 222 hotel units branded by the Yotel Britsh chain that occupy the lower levels of the tower.
Although the units have sold out even without a parking garage, prices for the condo units ranged from $450,000 to $500,000 and the developers have confirmed that more than half of the buyers were from China, Mexico, and Columbia.
The units will also feature high-end appliances including an Electrolux washer and dryer, Grohe and Toto bath fixtures, Smart thermostats, Smart Lock System, and custom furniture packages.

Plans for Aria Reserve Towers Officially Approved
Miami’s Urban Development Review Board voted last Wednesday on approval for Aria Reserve in Edgewater. Approval was received from Miami’s Planning Department and was key in beginning the first steps of the twin tower construction project.
Sales for Aria Reserve South tower began last month, and according to the developers, the Melo Group, condo sales are strong. With over 20% of the units already reserved, they are expecting an increase in sales.
Rising 60 stories at 627 feet, Aria Reserve features two towers and will be considered the tallest residential twin towers in the United States. Each tower will feature around 390 units and 1,608 parking spaces.
Units are starting at $750,000 and the 15 penthouses are starting at $12 million. Units will feature 1 to 4 bedroom floor plans with 1,100 to 2,600 square feet of living space. The penthouses will range from 3,500 to 9,000 square feet, each with a 3-car garage.

Developer, Todd Michael Glaser is a Miami native and a well-known developer who has made a name for himself with projects like 1000 Museum. Most recently, Glaser and his partners purchased an Indian Creek mansion for $23.8 million. The property was originally listed in October 2020 for $20 million and taken off the market in March 2021.
The Indian Creek waterfront mansion is located at 37 Indian Creek Road featuring 7,236 square feet of living space set on 1.2 acres. Market Watch-Condo Sales Surge First Week of June in Miami
Condo sales and volume have surged for the for Miami-Dade county for first week of June. From May 30th to June 5th, 299 condo units sold for $233.2 million. This is up from the previous week in May at 274 units for a total of $183.1 million.
The average price for the units is $780,000, which is up from the last week of May at $668,000. Price per square footage is at an average of $447, with an increase of $31 price per square foot from the previous week.
The week’s most expensive sale is tennis star Carolina Wozniacki and NBA player David Lee for a penthouse at Palazzo Del Sol at Fisher Island. The condo closed for $18.7 million at $2,670 price per square foot. The property was on the market for 472 days and listed by Dora Puig at Luxe Living Realty.
Coming in second is a condo at the Santa Maria Brickell in Miami at $13 million with $1,300 per square foot. This property was on the market for 1 day.
The 3rd most expensive sale was located at One Ocean 402, sold for $3.1 million at $1,516 price per square feet with 57 days on the market.
