Miami-Dade County Looking to Add a New City for the First Time in 16 Years

It has been 16 years since Miami-Dade added a new city but that could change for Biscayne Gardens. Following a public decision, county commissioners are deciding today to utilize 5 square miles that border 4 northeast cities.
The next step in the approval process is for local voters to vote in the special election on November 2, 2021. If voters decide on the new city, Miami-Dade will have a new 35th ‘parish.’ The last was Cutler Bay which was founded in January 2005.
The 5 square miles is located near North of Northwest 167th Street, East of Northeast 18th Avenue, South of Northwest 128th Street, and West of Northwest 17th Avenue. The current neighborhood is called Biscayne Gardens and the area would keep that name. About 3% of the land is undeveloped with a quarter of the area is dedicated to traffic, communication, and utility.
There is still much room for growth. Included in the plans to form the city are 3 apartment complexes with 861 units, mega-church, and additional apartment complexes.
Biscayne Gardens would also include 3 parks which would include a community center with costs of $1 million with 20,000 square feet.
The Biscayne Gardens Municipal Advisory Committee was formed in September 2003 to look at whether the area could turn into a city. The committee later broke apart in In April 2012.
The area of Biscayne Gardens now has 35,000 residents with over 50% being registered to vote. If the city is formed, the special election would cost $94,000. This price the county would pay up front then the city would reimburse once established.
Although a strong opposition on the vote, we will know more after today’s meeting.
Construction on Miami World Center ‘Jewel Box’ Begins

Miami Worldcenter is a 27-acre urban destination development that will bring new businesses, real estate opportunities, and most of all a new energy to downtown Miami. This site will be a unique blend of commercial and residential towers including Paramount Miami Worldcenter, Miami Worldtower, and Legacy Tower.
Construction for the signature “Jewel Box” in the middle of Miami Worldcenter will feature a retail building that will be located at 150 N.E. Eighth Street. The 2-story tower will boast 78,000 square feet of retail space with a rooftop terrace and public gathering space.

Developed by Miami-based Miami Worldcenter Associated and Los Angeles-based CIM Group. The Jewel Box will be designed by Coral Gables-based Nichols Brosch Wurst Wolfe & Associates.
Managing partner of Miami Worldcenter Associates stated, “The final elements of this world-class retail development plan are coming together, and the design and concept for the signature ‘Jewel Box’ element reflects the strong feedback we’ve received from brands from around the world and across South Florida.”
The jewel box will feature floor-to-ceiling glass that will reflect the outside elements that will create a jewel-like effect. Mixing the designs of a boutique retail space and diverse entertainment, the jewel box will be the “go-to” place for all Miami residences.
Construction for the jewel box is currently underway and the anticipated completion date is scheduled for the summer of 2022. Once the full Miami Worldcenter project is complete, the developers are estimating that the cost of the project is $4 billion.
The jewel box is a part of the 130,000 square feet of retail that is already under construction at the Miami Worldcenter with another 150,000 square feet already completed.
Legacy Hotel & Residences Breaks Ground

The highly anticipated Legacy Hotel & Residences finally broke ground today at the development site located at 942 NE 1st Avenue in the heart of downtown Miami. In attendance was Ken Russell (City of Miami Commissioner), representatives of Royal Palm Companies, and Peggy Olin (Owp Property representative).
Also known as Legacy Miami Worldcenter, Legacy is one of the newest pre-construction residential towers located in Park West Miami. The luxury tower will rise 50 stories at 668 feet tall making it the second tallest tower at Miami Worldcener. This tower sold out of all the units prior to the groundbreaking and is the first development to sell out prior to construction.
This mixed-use development will feature 312 residential units, 262 luxury hotel rooms, a business center, medical office, retail space, and rooftop atrium with all of the luxury amenities a 5-star hotel could offer.
The residences will include studio to 2 bedroom floor plans with 368 to 964 square feet options. The units will be fully finished and furnished. One of the unique things about Legacy is that residents will be able to rent their units without any restrictions. This includes utilizing a short-term rental company, whether its the Legacy’s rental program, Airbnb, or VRBO.

All but 2 of the 312 units have sold for a combined value of $212 million. Average prices range between $350,000 to $2 million. Royal Palms closed on the construction loan in May 2021. Legacy Hotel & Residences is expected to be completed by 2024.
Natiivo Miami Tower Construction Update
With all the buzz happening over new construction in Miami, here is something else to get hyped about! Over the weekend, 1,400 tons of rebar was reinforced along with 4,400 cubic yards of concrete poured for Natiivo Miami. In the next few weeks, we should start seeing construction go vertical.
Natiivo will mix all of the amenities of a luxury hotel with the hospitality of a residential tower. Located in the heart of downtown Miami at 601 NE 1st AvenueNatiivo will rise 51 stories with incredible views of the Miami skyline as well as Biscayne Bay.
Designed and curated by Urban Robot, Natiivo is the first home-sharing condo/hotel residential tower that will utilize services to their owners with the ability to rent out their condos as short-term or long-term rentals. District 225- Formerly Named The District-Have Officially Launched Sales
District 225 is an innovative pre-construction development that will soon grace the Miami skyline. What makes this project unique is its home-sharing capabilities as well as its resort-style amenities.
Located at 225 and 233 N. Miami Avenue in downtown Miami, this 37-story tower will feature 343 fully furnished units that cater to short-term renters. The Related Group, Rovr, and BH group are working together on District 225. Siegler Suarez Architects partnered with Meshberg Group will be responsible for the design.
Along with 343 units, District 225 will not have a parking garage. To alleviate some consumer hesitancy, residents will have close access to public transportation as well as nearby city garages where residents can rent spaces.

Related Group Revives 1400 Biscayne Project – Previously Known as Auberge Residences
As the old sales gallery lights come on for what once was the Auberge Residences, rumors began circulating about the development that never started. Will they begin the project? What’s happening at the sales center? It has been officially confirmed that Auberge Residences, now called 1400 Biscayne is making a come back.
We are unsure why the project was first canceled but we are excited for what’s to come of this development. An Elevated Event at One Thousand Museum
Mayor Suarez does it again! First with his campaign to recruit big tech companies to relocate from Silicon Valley to Miami, and now he is hosting events with notables to display Miami as the new epicenter for everything tech and finance.
His most recent event was a collaboration with Barry’s (fitness brand), Keith Rabois (investor), and One Thousand Museum. This event named: ‘Miami:Elevated,’ took place on the helipad of One Thousand Museum with Barry’s personal trainers hosting a workout ‘700-feet in the air.’
The workouts consisted of a sport’s circuit with strength training and cardio. There was an initial donation fee to participate in the event.
The funds from this event are allocated for the Center for Black Innovation’s Accelerator Program. This program is an 8-week course is designed to assist entrepreneurs with direction for financial and personal success.
