New Renderings Revealed for Baccarat Residences Miami
The newest pre-construction tower in downtown Miami, Baccarat Residences Miami, will soon adorn the Miami skyline with its stunning glass facade, and now the developers have released some very impressive renderings that show what the Baccarat brand truly represents.
Rising 75 stories located at 444 Brickell Avenue, the collection includes 324 residences that will begin on the 15th level. The top 3 floors will feature 8 penthouses with immaculate ocean and skyline views. In addition, there will also be 28 riverfront flats and duplexes of your choosing.
Units will range from 1,330 square feet to over 7,000 square feet, with each unit featuring integrated purified air and water filters, impact-resistant floor-to-ceiling glass doors, 8-foot deep private terraces, and 10-foot high ceilings. Kitchens will be top-of-the-line with high-end appliances, granite counters, and custom cabinetry.
Interior Designed by Meyer Davis Studio, the building design incorporated a mixture of 18th-century French and 1930s Art Deco. The developer includes the Related Group with the landscape architecture designed by Enzo Enea.

Renderings Revealed for Miami’s M Tower
In Downtown Miami, at 56 SW 1st St and 65 SW 2nd St, the 57-story M Tower is moving forward after construction plans were filed and renderings released by developers. The Miami Parking Authority and Downtown 1st Street LLC are collaborating on the creation of the M-Tower.
Last week, the developer filed the plans with the Urban Development Review board and those plans included some significant changes. The newly filed plans included a height increase from 49 stories to 57 stories.
The new plans also have an increase of 675 units, up from 404 apartments. There will also be 694 parking spaces in an 8-story podium connecting to a commercial space expanding 10,531 square feet.
Drive aisle, floor plans, and a parking reduction are among the zoning concessions that the developers are asking for.
Although an unlimited is permitted on the property, the Federal Aviation Administration would still have restrictions on the height.
Nichols Brosch Wurst Wolfe & Associates is listed as the architect. The next Urban Development Review Board meeting is scheduled for July 20th. If this new design is approved, construction would begin in Winter 2022.
Plans for 3 Tower Project at College Station Garage Location Moves Forward
In 2021, an unsolicited plan for a 3 tower project at the College Station Garage in Downtown Miami was submitted to the Miami Parking Authority (MPA). The proposal that has been submitted to the MPA during that time is now moving forward as of June 2022.
The brains behind the project include a partnership between Miami-based builders Related Group (Related) and ROVR Development (ROVR), as well as Terra Group (Terra) and Apollo Global Management (Apollo).
As of January 19, 2022, the MPA has ranked the proposal from Related and ROVR as the top bid ahead of Terra and Apollo. Both partnerships are planning to create substantial mixed-use projects. The replacement of a 1,439-space garage, which was erected in 1973 and is 7 floors tall, will be subject to a 99-year land lease and development agreement, according to the MPA.
According to the developer, 15% of the residential units would be set aside as worker housing for people earning up to 140 percent of the area median income, and 20% of the apartments would be reserved as affordable housing for seniors earning up to 50% of the area median income. Units would range in size from 360 to 1,310 square feet, with an average unit size of 722 square feet. There would be 138 studios, 636 one-bedroom units, 354 two-bedroom units, and 72 three-bedroom units.
In addition to an urgent care facility and a nonprofit art center, the public area might function as a fire station. The lease is anticipated to be finalized by Related and ROVR in 2023, with construction taking place over a 60-month period. The developers would need to find other parking solutions for adjoining residential towers that have previously used the College Station Garage, assuming that this proposal is truly the winning bid. The MPA would retain control of the parking component.

Okan Group Officially Breaks Ground on 70 Story Okan Tower
On Friday, June 17, the community along with Miami notables gathered to witness the groundbreaking for Okan Tower, a new Downtown Miami megaplex with residences centered by a Hilton Hotel. The tulip-inspired design of Okan Tower, the largest Turkish investment in the United States, is a nod to the nation’s national flower.
This project will be Okan Group’s first development in the United States. Located at 555 North Miami Avenue, the 70-story Okan Tower, which will stand 902 feet tall, would rank among Miami’s highest structures. The tower has 64,000 square feet of “Class A” office space, 236 Short-Term Rental Residences powered by Hilton Hotels & Resorts, 163 Sky Residences with special owners-only facilities, and a 316-key Hilton Miami Bayfront Hotel with a full suite of amenities and entertainment spaces, etc.
The Okan Tower was created by the eminent architecture company Behar Font & Partners, whose stunning façade curves were influenced by the tulip, the Turkish flag flower.

Melo Group Tops Off on Downton 1st Tower
Downtown 1st, a 57-story mixed-use tower located in downtown Miami has officially topped off on construction just one year after its groundbreaking. Developed by the Melo Group, this tower is set to be the tallest that the developers have ever constructed.
According to Martin Melo, “After just a year from breaking ground, we are proud to top off. Downtown 1st is another project that showcases our compromise of enhancing Miami’s urban core and the continued activation of downtown Miami.”
Located at 30 SW 1st Street, Downtown 1st will spread over 743,073 square feet which will include 560 units (500,000 square of residential space), 12,930 square feet of office space, 2,925 square feet of ground floor retail and a 453 spot parking garage.

Closings Begin at YotelPad Miami
YotelPad Miami is one of the newest condo-hotel developments in downtown Miami. Sales began in late 2020 and the entire tower sold out just 15 months after breaking ground. Now, closings are beginning for the 31-story tower.
Developed in a joint venture between Aria Development Group and AQARAT, YotelPad Miami is located at 227 NE Second Street in downtown Miami.
The tower features 231 residential condo units that range from 417 SF studios to 708 SF two-bedrooms. These units are located on floors 15 through 30. There are also 222 hotel units branded by the Yotel Britsh chain that occupy the lower levels of the tower.
Prices for the condo units range from 4300,000 to $499,000 and the developers have confirmed that more than half of the buyers are from China, Mexico, and Columbia.
Stantec is the architect behind Yotelpad. Each unit offers carefully cultivated floorplans with integrated living and dining areas. Okan Tower Reaches $39 Million in Sales in 1 Month-Groundbreaking Planned for June
Sales have not slowed down for many pre-construction towers in Miami and that list also includes Okan Tower Residences. In a recent press release, developers saw just over $39 million in sales for the month of March.
Originally launched in May 2018, Okan Tower was put on hold in early 2020 due to the pandemic. Now the developer, Okan Group, is moving full force ahead. Okan Tower is expected to rise 70 stories tall with 163 condos and 263 condo-hotel units.
The tower will be located at 555 North Miami Avenue in Downtown Miami and will include luxury resort-style amenities, office spaces, entertainment areas, and a 316-key Hilton Hotel.
Prices for units at Okan Tower will begin at $387,000 for the condo-hotel units and $587,000 for the condos and will go up to $2 million. The hotel units will start on the 36th floor with studio to 2 bedroom floor plan options. These floor plans range from 445 to 1,250 square feet.
The condos will then begin on the 51st floor and will feature 1 to 3 bedroom floor plans. These units will have 695to 2,075 square feet of living space.
The tower will also feature a 2-floor penthouse with 1,875 to 2,040 square feet of living space. Okan will also include luxury resort-style amenities.

NFTs, Velvet Ropes, and Miami
In partnership with Horizen Labs (a blockchain firm), club E11EVEN is teaming up to create a crypto-dedicated division referred to as ‘E11EVEN Crypto.’ This new division was announced last week and is planning to introduce NFTs (non-fungible tokens) to the Miami club scene.
NFTs have made huge headway in the US and especially in Miami. Private clubs, Art Basel, and real estate have all traded NFTs in the recent year and we can only expect that this blockchain market will continue to grow.
In order to understand the big news of E11EVEN, you must first understand what an NFT is. An NFT is a non-fungible token meaning that it’s unique and cannot be replaced with something else. If you look at bitcoin, you can trade one for another and you will have exactly the same thing with a set price. With an NFT card, if you were to trade it with another card, it will be valued at something completely different.
The collection of E11EVEN’s NFTs will be referred to as “11 Captain’s Club.” The artwork itself is inspired by the Miami club scene and will include the club’s iconic hat designs. Just one ETF will be priced at around $2,700.
Club E11EVEN has always been known for keeping up with trends and creating innovative revenue streams. The brand has its own vodka label, an apparel company, and even a real estate LLC that partners with FTX for its crypto operations. With this new NFT division, E11EVEN will pave the way for other brands to be involved in the crypto culture and club scene in the US.
According to the owner of E11EVEN, Michael Simkins, “We were the first major club to accept crypto as payment, and now we’ve processed over $5 million of it at the nightclub.”
Horizen Labs stated that they raised $7 million in August for the funding of this NFT division. E11EVEN is set to release the NFTs during the upcoming Bitcoin 2022 conference in April.
Gordon Ramsay’s Infamous Hell’s Kitchen to Open in Miami
In a statement recently released from Gordon Ramsay’s company, Ramsay will establish a Hell’s Kitchen branch in downtown Miami in late 2022. It will be the third Hell’s Kitchen establishment, after those in Las Vegas and Lake Tahoe. Two more locations, in Chicago and Washington, D.C., are also on the way.
The Miami location will be just as big and just as iconic as its other locations. The site itself will be located at the Metropolitan Miami Development which lies just north of the river in Brickell.
The space spreads out 16,000+ square feet over two floors, there will be a ground-floor patio and a second-floor dining terrace. Like its counterparts, there will be an open kitchen, bar, and signature fire depictions throughout the restaurant.
The menu will include the show favorites but with a Miami twist. Think oysters, shrimp cocktails, and seared scallops featuring Cuban and South American spices and classics. Other foods like beef Wellington, chicken scallopini, meatballs, and foie gras will also be on the menu.
You will know what you pay for with the fixed-price options that range from $75 to $85.
Ramsay himself stated, “I’m so excited to bring [the restaurant] to Miami. With its impressive food scene, Art Deco architecture, and amazing people, they really know how to bring on the heat, and I know Hell’s Kitchen will feel right at home.”
Gordon Ramsay is a British chef, tv personality, and restaurateur. He founded Gordon Ramsay Restaurants in 1997 and has been awarded 16 Michelin stars overall and currently holding 7. He began Hell’s Kitchen in 2004 and it received national recognition in 2005. Ramsay is known for his incredible skills, fiery attitude, bluntness, and his excessive use of profanity.
Hell’s Kitchen Miami will open in the fall of 2022. Aria Group and Architecture will be in charge of the design of this location.
