In the Brickell district of Miami, Lore Development Group has submitted designs for, Summit Brickell, a mixed-use development at 1015 Southwest 1st Avenue.

The 69-story tower would be built on a 22,712-square-foot plot of land that is near the Brickell Metromover Station, on the southeast corner of SW 1st Avenue and SW 10th Street. The almost 843-foot-tall building, designed by Corwil Architects, would have an interior area of 875,525 square feet, including 500 residential units, 2,174 square feet of ground-floor retail space, and an integrated 11-story garage with 480 parking spaces.

Renderings of a modern, elegant tower with rounded corners and dynamic moving volumes have just been unveiled. This tower is intended to easily blend into the surrounding urban landscape. The tower’s use of continuous balconies, which gracefully round the building and provide future occupants with spectacular panoramic metropolitan views, is a standout feature. With an approximate height of 843 feet, the tower dominates the Brickell skyline and dwarfs nearby buildings in size. The height between the mechanical level and elevator bulkhead and the rooftop is around 825 feet.

The property has a gross area of 1.011 acres, or 44,020 square feet, and a net area of 0.520 acres, or 22,712 square feet, according to the registration paperwork. The property was purchased for $35 million by Lore Development Group, a partnership between Leste Group and the Brazilian real estate company Opportunity Fundo de Investimento Imobiliário. It consists of several properties, including 74, 78, 84, and 88 SW 10th Streets, 1013, 1015, and 1021 SW 1st Avenues.

The property is expected to offer a range of unit sizes, from 496 to 1,436 square feet, including studios, one-bedroom, two-bedroom, and three-bedroom floorplans. It is anticipated that the flats will be offered for rent given their size. Residents will have access to additional recreational areas thanks to the facilities, which will be housed on the 13th and 69th floors and include a rooftop pool deck.

Due to the fact that this is the pre-application stage, detailed information regarding the material board is not available. However, it may be assumed from the elevation diagrams that the balconies will include wrap-around glass railings, acting as both decorative and utilitarian elements that emphasize the towers’ elevations. Floor-to-ceiling glass panels with aluminum frames are anticipated for the windows, and gray stucco is probably what will be used to complete the external walls. A metal mesh screen is planned to cover the garage, adding a distinctive visual aspect. Additionally, it is planned to add glass panels to the towers’ crowns to further improve the development’s aesthetic appeal.

According to reports, construction on the project will begin in June 2024 and finish in the summer of 2027.

A 42-story residential tower with a central location in Downtown Miami has just had its plans submitted to the city’s Urban Development Review Board. Rising 42 floors or 467 feet tall, the Hakimian South Tower is planned to have the following features:

  • 631 residential units
  • 3,140 square feet of commercial space
  • 469 parking spaces on 8 levels

The submittal did not include any plans for the north tower. A property to the north of it is designated for potential development. A 30% parking reduction is among the seven coning waivers that are being asked for.

The architect is Corwil Architects with the developer listed as 16th Street Partners, LLC. The next hearing is scheduled for the Urban Development Review Board on July 19th.

Rick Ross, the Grammy-nominated rapper and record executive is buying the 12,400-square-foot home located at 37 Star Island Drive, Miami Beach. For $37.5 million, the 0.9-acre property first appeared on the market in May 2023.

On his Instagram story, Ross made a post about the sale with Sean ‘P Diddy Combs who is a Star Island resident. Combs said that the Star Island homeowners group had just given Ross their approval. Combs also gifted Ross a golf cart stating, “You can walk around Star Island, but it’s better to drive.”

Ross, a resident of Miami Gardens whose real name is William Leonard Roberts II, established the music publishing company Maybach Music Group in 2009. He was raised in Carol City and went to Miami Carol City Senior High School.

37 Star Lane includes six bedrooms, eight full bathrooms, and one-half bathroom with a 40-foot dock, a wide covered patio, a pool, a summer kitchen, and a Japanese Zen garden in addition to 100 feet of Biscayne Bay waterfront. The home was constructed in 1992.

Star Island is located off the MacArthur Causeway, which connects the Miami mainland to Miami Beach, with roughly 30 residences. Several island owners have sold their homes in the last three years as the luxury market grew following the start of the pandemic.

The island itself is man-made located along Biscayne Bay. Star Island is one of the most coveted and exclusive islands in South Florida. Star Island is within close proximity to Hibiscus Island, the Venetian Islands, and Palm Island. Each waterfront lot offers at least 40,000 square feet of unobstructed water views and frontage.

Star Island can be accessed through one bridge with a guardhouse entrance. A large number of celebrities live or have owned on Star Island. Some notables include Gloria Estefan, P. Diddy, Lea Black from the Real Housewives of Miami, and Jennifer Lopez.

The lease between the City and the joint venture led by Hyatt and Gencom was unanimously authorized by the Miami City Commission with a vote of 5-0. This choice represents an important step forward for the ambitious Miami Riverbridge project at 400 Southeast 2nd Street, paving the way for the revitalization of Downtown Miami’s riverside area.

The agreed lease deal opens the door for joint initiatives between Hyatt and Gencom to improve accessibility, encourage walkability, and bring a variety of offerings to the bustling city. The joint venture may now go forward with finalizing the construction plans in close collaboration with the City thanks to this significant endorsement.

Now that the leasing arrangement is finalized, the Miami Riverbridge project can move forward, realizing the riverfront’s full potential and creating a vibrant urban environment. The joint venture’s goal is to accommodate the rising demand for homes, hotel rooms, and event venues while also bringing in a sizable sum of money for the City in the form of taxes, fees, and ground rent.

Three towers affording residents and hotel visitors sweeping views of Downtown Miami and Biscayne Bay are part of the site’s plans, which were created by Miami-based Arquitectonica. 682 multifamily apartments, a 615-room Hyatt Regency with more than 100,000 square feet of conference space, and 264 serviced apartments will be housed in Towers One and Two, which will rise 61 stories. A Skybridge with an upscale destination restaurant and lounge positioned 700 feet above the city will connect the towers at their highest point. Tower three will rise 1,049 feet in the air and contain 860 residential apartments, making it one of the tallest structures in South Florida.

The 111 Wynwood mixed-use project’s plans have recently been submitted with plans to add 12,106 square feet of commercial space to the current structure. 111 Wynwood will be located on First Avenue in Wynwood, which was originally designated as a pedestrian walkway.

The mixed-use building will be used for multiple restaurants/bars, meetings, and office spaces.

The building exterior, created by Touzet Studio, consists of a low level that swoops widely as it turns from 25th Street to First Avenue. A designated woonerf, First Avenue, is where the lower level interacts with the taller level, which is the main façade. The Mezzanine and Second Floor venues are accessed primarily by a wide staircase off of First Avenue as part of the building layout that accommodates pedestrians. First Avenue also leads to the recessed elevator’s lobby.

Large vitrines that protrude beyond the building’s surface and the deep recess that houses the stairway and benches are used to break up the taller volume’s architectural concrete surface. The lobby’s glass wall and a two-story, fissured, cast-concrete wall that has pockets of plant growing in it line one side of the stairway. From linear beams that go from the fissured wall to the multi-story lobby, flowering vines cascade down over the staircase.

The length of the ground level of the lower volume consists of a vitrine punctuated by glass entry doors set back into the volume. The double-height volume that fronts the corner and a portion of the 26th Street facade is illuminated by a long horizontal glass band. At the western end of the volume, the glass gives way to an open-air terrace at the Mezzanine level. The roof terrace above the lower volume serves as a dining terrace for the Second Floor venue. Horizontal planes, with rendered soffits, hover over portions of the roof terrace and over the arrival court at the top of the staircase.

The mural, which was created by Carlos Prio-Touzet and Touzet Studio, is a stylized representation of a coral rock surface that would appear on an architectural drawing. Here, a trompe l’oeil effect is subverted by the graphic’s sarcastic transformation into the cladding itself. Astro created the spiraling murals on the two bigger faces.

On July 18, there will be a hearing before the Wynwood Design Review Committee. The application was submitted by BH Wynwood Hotel LLC.

A new image of 501 First Residences has revealed the completion of the foundation pour. Usually, vertical construction starts after the foundation has been laid.

This new 40-story tower with 448, will be developed by Aria Development Group and designed by Revuelta Architecture International, who also designed Wind and 900 Biscayne. 501 First Residences will be located at 501 Northeast 1st Avenue with views of downtown Miami and Biscayne Bay.

According to the Aria Development group, this particular development will be built to cater to the short-term rental market. The biggest perk is that there will be no rental restrictions. This means the resident can utilize any consumer platform (Vrbo, Expedia, Airbnb, etc.) to rent and each unit can be rented for 1 day or more.

The renderings reveal floor-to-ceiling windows and expansive balconies. The sleek structure is curved creating a horizontal and vertical grid-like design. The exact height of the development hasn’t been released but we can expect the 40-story high structure to be over 450 feet in height.

To provide shade and a usable pedestrian space, the ground floor is being planned with broad pathways and vegetation.

On the property, demolition has already finished.

Developers Compete to Open Luxury Hotel at Miami International Airport

Miami International Airport may be entering a new era as two developers compete to construct a new hotel close to the busy transportation hub. The Miami International Airport Hotel, which connects to Terminal E, may soon have a rival after more than 60 years without one. To build a new hotel close to the airport, the county is now considering 50-year lease applications from FDR Miami Hotel LLC and Parmco Airport Hospitality LLC.

According to memoranda from Miami-Dade Mayor Daniella Levine Cava, the chosen developer will be in charge of planning, constructing, financing, running, and maintaining the new hotel. A total budget of about $265 million has been proposed by FDR Miami Hotel LLC, while a budget of about $241.7 million has been offered by Parmco Airport Hospitality LLC. Each proposal has particular benefits and strengths.

Two well-known developers have submitted opposing plans for a new hotel connected to Miami International Airport. A proposal for a 451-room Westin hotel designed by Arquitectonica has been made by FDR Miami Hotel LLC, a joint venture between Fontainebleau Development LLC, directed by Jeffrey Soffer, and The Related Companies, fronted by Miami Dolphins owner Stephen Ross. The prestigious Westin name would be present throughout the upmarket development’s assortment of amenities, which would include meeting rooms, restaurants, and a pool. In contrast, the construction of a Hilton hotel with the famous architectural skills of Zyscovich Architects has been offered by Parmco Airport Hospitality LLC, a Miami-based development company specifically established for this project and led by developers Paul Lambert and Darryl Parmenter.

The memos estimate that during the course of the proposed 50-year lease, FDR Miami Hotel LLC will earn around $240 million in revenue for the county. The county would earn more than $20 million in rent in exchange for leasing the site to the chosen developer. The mayor’s staff emphasized the project’s potential community advantages while highlighting the financial features of FDR Miami Hotel LLC’s proposal, notably its increased rent payments.

The new hotel complex would have a pedestrian bridge connecting it to Terminal D. It would be built on a 1.8-acre property next to the Dolphin parking garage on the airport’s northeast side. The goal of this prominent position is to provide travelers with comfort and accessibility. Although the new hotel won’t take the place of the Miami International Airport Hotel, it will improve guest lodging options and expand the airport’s amenities.

The selection process for the winning plan, however, took a while. In December of last year, Mayor Levine Cava rejected all early offers and demanded a fresh round of discussions that would put the needs of employees, local employment, the environment, and the community first. After some time, the proposal from FDR Miami Hotel LLC was accepted, and on June 14 both FDR and Parmco submitted their ideas to the Aviation and Economic Development Committee of the county commission. The commission meeting set on July 18 is anticipated to produce the ultimate verdict.

To accommodate all types of travelers, from those who have lengthy layovers to business people who need conference space, the Miami International Airport has long needed more hotel rooms. There has only ever been one hotel connected to the airport, the more than 60-year-old Miami International Airport Hotel. Miami’s airport would solidify its position as a dynamic and active transportation hub with the probable addition of a new hotel.

The hotel project’s building schedule is still up in the air and dependent on funding and municipal planner permission. Former NFL Player Proposes 15-Tower Mixed-Use Project in North Miami Beach

A company headed by former NFL player and Pro Bowler Elvis Dumervil, now a real estate developer, plans to transform a dilapidated apartment building in North Miami Beach into a 15-story mixed-use development.

The city’s Planning and Zoning Board will discuss proposals for Prestige Boardwalk on the 2.28-acre site at 16651 N.E. 18th Ave. in a town meeting today. The existing 94 flats on the property were constructed between 1957 and 1961.

In 2018, Prestige Boardwalk LLC, run by Dumervil of Prestige Estates in North Miami, paid $9.5 million for the property.

The current apartment building would be replaced with two buildings housing 409 units, 11,151 square feet of retail space, and a 642-space parking garage with 126 spots designated for electric vehicle charging. Additionally, there would be pedestrian bridges connecting the two buildings on the second and eighth levels, as well as a pool/amenity deck on the eighth floor. A boardwalk would run beside the Snake Creek Canal.

Between 578 to 1,316 square feet would be available in each unit. There would be 57 three-bedroom units, 34 studio apartments, 167 one-bedroom apartments, and 151 two-bedroom flats.

The Miami-based Zyscovich Architects firm created Prestige Boardwalk.

Dumervil founded Prestige Estates following a successful NFL career. He was a linebacker who participated in five Pro Bowls while playing for the San Francisco 49ers, Baltimore Ravens, and Denver Broncos. The North Miami neighborhood where Dumervil grew up has seen hundreds of flats purchased by Prestige Estates.

With plans to create its largest restaurant yet, Miami’s well-known Mediterranean bistro Motek has relocated to Brickell City Centre.

According to Commercial Observer, the restaurant will replace Est. 33 on the third floor of the Brickell outdoor mall. The lease, which was signed in May, includes both indoor and outdoor seats and covers around 10,000 square feet in total.

The Motek site in Brickell is the company’s sixth outpost; which was established in 2020 by Charlie and Tessa Levy. In the Seybold Building in Downtown Miami, close to the area where the Levys once operated a diamond store, the first restaurant opened.

At the Aventura Mall earlier this year, Motek expanded from a 3,000 square foot outlet to a 7,000 square foot corner location that was formerly occupied by Michael Mina’s Greek restaurant Estiatorio Ornos and opened a food counter called Yalla. In April, a branch opened in Coral Gables.

Two more are expected in North Miami’s SoLé Mia development and Miami Beach.

Swire Properties finished construction of Brickell City Centre in 2016, a 2.5 million square foot mixed-use building. Casa Tua, Pubbelly Sushi, Marabu, Tacology, and the recently opened The Henry are among the cuisine tenants in the shopping area, which is anchored by Saks Fifth Avenue.
