New 18-Story Residential Tower Proposed in Coral Gables
The brains behind the development, Armando Codina, said the concept behind this newly proposed tower came to him because he has been wanting to downsize while continuing to live in a high-end luxury apartment without a homeowner’s association.
Codina, Chairman for Codina Partners states that this new development will provide all of the comforts and high-end amenities as the big house he grew up in with his family.
He now seeks approval for this new development concept for the tower Regency Residences. Once complete, he plans on living in the penthouse.
The proposed site for Regency Residences is a 1.75-acre site located at 2601 Salzedo Street in Coral Gables. The property was involved in a land swap with an automotive dealership in April. According to the records, the property was acquired by an affiliate of Codina Partners in Coral Gables, C/LeJeune LLC.
The proposed tower is projected to rise 18 stories tall with 329,197 interior square feet. Included in the square feet is a 4,050 square foot restaurant, 389 parking spaces, and `176 residential units. According to Codina, the residential units may be more or less, depending on demand and floor plans. These units will be referred to as “sky homes.”
Codina originally planned for three condos on the four floors under his penthouse. His most recent statement included Codina possibly leasing each of the floors separately, which equates to 10,000 to 12,000 square feet.
Smaller units will feature 1,500 to 3,000 square feet with 2 to 4 bedroom options. Smaller apartments will be available for building staff.
According to Condina, there will be no short-term leases. Larger apartments will be leased annually or on a multi-annual basis. Long-term tenants who secure a unit early will have input in the design of the units.
Coral Gables Development Review Committee will meet on October 5th to review and consider plans for Regency Tower. Once approved, the start date for the project is expected to begin in early 2022.
57 Ocean Construction Complete and Condo Units are 100% Sold Out at $336 Million
Recently, we have seen a number of residential towers sell out prior to construction or during construction. Towers like Residences of Armani Casa and Aston Martin Residences have either sold out or are very close to selling out, so it is of no surprise to learn about 57 Ocean selling out, right as construction is complete.
The developer and Brazilian billionaire, Jose Isaac Peres’ recently sold out at 57 Ocean as well secured its temporary certificate of occupancy (TCO) for the tower. According to a managing partner, Marcelo Kingston, the sell-out includes a recent sale of a luxury penthouse for $36 million, originally listed at $38 million.
Sales previously launched in 2018 with price ranges from $1.5 million to $36 million. According to Kingston, closings will begin in October 2021. The tower sold out at $330 million.
According to the developer, about 60-70% of the buyers were domestic, and with the steady stream of sales, they were able to raise prices.
One of the lower penthouses that sold includes a $13.8 million unit purchased by Chuck Roberts, Stifel’s Managing Director of Investments.

Three Tower Development Proposed in North Miami Beach

Echad Holdings LLC. has officially proposed a three-tower development in North Miami Beach. Managed by Aviva and Chaim Druin, Echad Holdings LLC’s website states that they are a real estate investment and property management company.
The proposed site is located at 851 N.E. 167th Street intersecting with Gloden Glades Drive. On the current 2.1 acre lot sits a 45,728 square foot office building that will be demolished in the initial phases of construction, once approved. The office building was constructed in 1973.
Two of the towers are planned to be 15 stories and the 3rd story is planned for 10 stories. It will be a combined 464,807 square feet with 77,856 square feet allocated to office space and 12,258 square feet for retail. The plan includes 223 condo and hotels rooms, 3,866 square feet of restaurants, and 526 parking spaces.
The pool would be located at the 10-story tower on the 10th floor of the amenity deck. The plans refer to the condo units as ‘extended-stay’ rooms but will be sold as condos. These units will include 143 one-bedroom and 80 two-bedroom units, all with full kitchens.
Echad Holdings LLC acquired the property in 2015 for $5.6 million. More recently, the city rezoned the area for a mixed-use development. The Miami-based designer for this project is well-known Kobi Karp Architects who have designed Arte, Legacy Hotel & Residences, and 1300 Ponce.
North Miami Beach’s Planning and Zoning Board are scheduled to meet on September 20th to discuss the plans. If approved, the construction is scheduled to begin in 2022.

Bentley Residences Unveils New Renderings and More

On September 14th, Dezer met with the City Commission to consider expanding the original site plan as well as reviewing additional transfer of development requests. The expansion would increase the square footage of the building to 616,185 square feet rising 62 stories (instead of the original 60). Two hundred and sixteen condos would along with 821 parking spaces are anticipated.
The most unique concept of Bentley Residences will be the car elevators that lift your car to your condo (very similar to the Porsche Design Tower) or as Dezer refers to it “Dezervator.”

Developer Announces Sales for New Brickell Tower – Lofty Brickell
A new residential tower, Lofty Brickell, will be launching sales soon! The tower will rise 34 stories high, overlooking the river, and will feature 320 fully furnished and finished units.
These units will be ‘turnkey’ and are fully licensed for daily, weekly, and monthly short-term rentals. Owners can utilize platforms like AirBnb, VRBO, as well as manage on their own.
The units will feature 800 to 1,200 square-foot floor plans with studio to 2 bedrooms options. Prices will start in the low $500,000 with increases based on floor plans and upgrades.
Developer, Harvey Hernandez recently closed on the lot for $50+ million. Hernandez is responsible for Centro and Brickell House.
With the announcement of this new tower comes some controversy. The current development site holds KLA Schools of Brickell and sources have reported an ‘early eviction’ although their lease expires December 2021.

Miami-Dade County Looking to Add a New City for the First Time in 16 Years

It has been 16 years since Miami-Dade added a new city but that could change for Biscayne Gardens. Following a public decision, county commissioners are deciding today to utilize 5 square miles that border 4 northeast cities.
The next step in the approval process is for local voters to vote in the special election on November 2, 2021. If voters decide on the new city, Miami-Dade will have a new 35th ‘parish.’ The last was Cutler Bay which was founded in January 2005.
The 5 square miles is located near North of Northwest 167th Street, East of Northeast 18th Avenue, South of Northwest 128th Street, and West of Northwest 17th Avenue. The current neighborhood is called Biscayne Gardens and the area would keep that name. About 3% of the land is undeveloped with a quarter of the area is dedicated to traffic, communication, and utility.
There is still much room for growth. Included in the plans to form the city are 3 apartment complexes with 861 units, mega-church, and additional apartment complexes.
Biscayne Gardens would also include 3 parks which would include a community center with costs of $1 million with 20,000 square feet.
The Biscayne Gardens Municipal Advisory Committee was formed in September 2003 to look at whether the area could turn into a city. The committee later broke apart in In April 2012.
The area of Biscayne Gardens now has 35,000 residents with over 50% being registered to vote. If the city is formed, the special election would cost $94,000. This price the county would pay up front then the city would reimburse once established.
Although a strong opposition on the vote, we will know more after today’s meeting.
Developer for Ocean Terrace Project Seeks Expansion Approval

Plans that were originally approved in 2019 for the historic Ocean Terrace district are being revisited in hopes to expand the project located at 7409-49 Collins Avenue and 7400-50 Ocean Terrace.
The original approved plans included 78 hotel rooms that will be renovated through the historic Broadmoor and Ocean Surg hotels, 58 residential units, and 18,060 square feet of retail space.
The new plans, submitted by developer Ocean Terrace Holdings, would include 75 residential condo units that would range from 1,198 to 2,555 square feet options. In the revised plans, it includes 2 top-floor penthouses that range from 4,028 to 4,332 square feet of living space, each with a rooftop pool.

Hotel rooms would also increase to 127 with 55 of the units residing in the historic building. The rest of the units will reside in the new 11-story building that will feature a rooftop pool.

The retail space will include 3 pools and 17,474 square feet of space. The new construction will total 525,692 square feet including the parking garage. The original proposal was approved at 359,590.
Architect includes Revuelta Architecture Internation and RJ Heisenbottle Architects is in charge of the historic preservation design.
The Historic Preservation Board will be meeting on September 13 to consider these revised plans. These plans will also include an oceanfront public space. Once the plans are approved, the developer would like to begin construction immediately. The public space and condo tower construction would start in 2022.

Avalon Merrick Park Tower Under Construction in Miami

Avalon Merrick Park is a new construction apartment tower located at 3811 Shipping Avenue in Miami. The 20-story tower will be located near the Douglas Road Metrorail Station.
When it was originally proposed by the developer, Mast Capital, it was named Shipping Avenue Apartments. After AvalonBay Communities purchased the properties for $12.9 million, AvalonBay entered into a joint venture on the project after Mast Capital took it through the approval process. Mast will remain a partner and is the co-developer for this project.
The shell contractor is L&R Structural and the architect will include Arquitectonica.
Avalon Merrick Park will feature 254 residential units with a studio to 3 bedroom floor plan options. The tower will also include 10,000 + square feet of amenities with the main floor housing 825 square feet of retail space. An 8-story attached garage will feature 319 parking spaces.
