In Miami’s Flagami neighborhood, south of Miami International Airport, a developer has plans for a brand-new residential development.

At 5645 Southwest Eighth St., The Richman Group and its affiliates have planned Parkview, a nine-story structure with 120 units, a rooftop pool and amenity deck, and parking for around 194 vehicles.

The proposal was recommended for approval along with a few recommendations by the city’s Urban Development Review Board.

According to Marissa A. Neufeld, an attorney for the developer, the land is divided into three parcels and is bordered to the north by an alley, to the west by an existing commercial complex, to the south by Southwest Eighth Street, and to the east by Southwest 56th Avenue.

Ms. Neufeld noted in a letter to the city that the project will contain a combination of parking for cars and bicycles and that the land is near several forms of public transportation and a major downtown thoroughfare, Southwest Eighth Street.

Behar Font & Partners are the project’s designers.

The property is a terrific location, and although it’s a smaller development it has some extremely fascinating elements, Behar & Font’s Javier Font told the board. According to him, the property features stunning views, including J. Fritz and Frances Gordon Park, which is directly south and across the street.

According to Mr. Font, the structure will have a smaller scale, a lot of glazing, and larger balconies, giving it a more horizontally linear appearance. A fully functional gym, a clubroom, a lobby, and coworking spaces will be available on the ground floor. The pool deck and some residential units are on the ninth story.

Introducing Perigon’s Two Story Luxury Penthouse

The Perigon Miami Beach Elevation from the Beach
The Perigon Miami Beach

New developments are popping up everywhere throughout Miami but one of the most opulent new construction towers in Miami Beach stands out from the crowd with the unveiling of its new penthouse at The Perigon.

Penthouse West is a $37 million residence situated over two levels and is the first penthouse to be unveiled at the new condominium project. Four bedrooms, five bathrooms, and expansive living areas are housed in 5,685 square feet of inside space, while an outside sanctuary is made up of an additional 6,487 square feet. The residence, positioned atop the contemporary 17-story tower, also offers magnificent views of the beach, the Atlantic Ocean, and the developing Miami cityscape.

Designer Tara Bernerd, renowned for her ultra-luxury work on single-family houses, yachts, and condo buildings, created the interiors of the building, including the penthouse. She used organic fabrics that go well with the stone, wood, and glass components as well as high-end finishes throughout the entire building.

The 22-foot ceilings in the double-height great room, one of the home’s many remarkable design features and amenities, steal the show. This space, which leads to a wraparound terrace, serves as the residence’s focal point. Here, Bernerd employed materials including Italian walnut, European white oak, and honed white marble with a subdued color scheme. With its high-end highlights and designer touches for occupants who are decor-conscious, the light-filled penthouse has the air of a five-star resort. Additionally, each room has a private terrace area and an en suite bathroom with a luxurious soaking tub.

Penthouse West is known for its indoor-outdoor lifestyle, and in addition to the various outside terraces, there is also a private, manicured rooftop. The landscapes featured in the facilities of the property and the garden in the penthouse were both designed by Gustafson Porter + Bowman, the same company in charge of the landscaping around the Eiffel Tower. The house also boasts a sundeck, a sunken 30-foot infinity pool, a full outdoor summer kitchen, and outdoor dining.

More than 20,000 square feet of amenity space are available to residents of The Perigon, including a breakfast and sunset lounge, a residents-only private restaurant, and a speakeasy run by chef Shaun Hergatt, a veteran of Michelin-starred establishments. Additionally, there is a cabana-equipped oceanfront pool, a terraced fitness center, a private salon, a screening room, a kids’ play area, and a pool room.

David Martin of Terra Group Acquires Prime 15.5 Acre Previous Miami Herald Site in Downtown Miami for $1.225 Billion from the Genting Group

Downtown Miami Site Sells for $1.225 Billion
Downtown Miami Site Sells for $1.225 Billion

Terms have been agreed upon for the purchase of a 15.5-acre development property on Biscayne Bay in Downtown Miami by SmartCity Miami LLC, an investment company led by Miami-based Terra and its CEO, David Martin. Genting Group will sell the property to the organization for $1.225 billion (USD). The closing is scheduled for later this year.

The property, which is located at 1431 N Bayshore Drive in Miami, has 800 linear feet of direct Biscayne Bay frontage and highly aggressive zoning in one of the city’s most vibrant and connected neighborhoods. A notable mixed-use commercial, retail, residential, hospitality, and entertainment destination could be developed on the location.

The buyer of the property is a longtime Miami resident, Miamian David Martin, CEO of a Miami-based development firm, Terra Group.

According to Martin, “This is a prized piece of real estate in the heart of one of the world’s most dynamic and fastest-growing cities, and we are honored to have been selected as the property’s next owner. At Terra, we have a long history of enhancing communities and transforming neighborhoods through careful planning, beautiful design, and a focus on connectivity and resiliency. Our development on Biscayne Bay will continue this tradition. “

Martin continues, “The scale and location of this site offers the opportunity to do something spectacular, something that all Miamians can take pride in, and we will deliver nothing short of that. For now, our team is focused on understanding the full potential of the property and the surrounding area. Our vision will evolve as we learn more. Over time, we will arrive at a plan that elevates Downtown Miami, improves access to the waterfront, and is welcomed by our community.”

The rare riverfront location in the Omni District was valued at just about $1.5 billion. The 15.5-acre development site, known as BayCity Miami, now hosts ArtMiami’s Art Wynwood show in February as well as CONTEXT Art Miami every year during Miami Art Week. The Miami Herald’s main office had stood on the land and was destroyed in 2014.

The Resorts World operator Genting Group, which owns 10 acres of land west of Biscayne Boulevard, will continue to be involved in the Omni neighborhood. Genting Group is one of the biggest resort, entertainment, and gambling organizations in the world.

The property, which spans many lots and once housed the Miami Herald’s headquarters, is zoned RTZ for mixed-use in Miami-Dade and is in the Metromover subzone (Rapid Transit Zone). The land has limitless buildable square footage, no setbacks, a height limited only by the FAA standards (649 feet), and a potential density of more than 8,000 units according to South Florida’s most benevolent zoning designation. The RTZ zoning offers builders a sizable, incredibly flexible building envelope as well as the chance to create a unique waterfront development on the site.

By comparison, Miami Worldcenter is 27 acres.
