Ten Museum Park Penthouse Sells for $250 Per Square Foot

A 5 bedroom + den/6.5 bath, three-story penthouse sold for $250 per square foot at Ten Museum Park on November 6, 2009.  The penthouse, with 20-foot ceilings, has 5,394 square feet of interior, 1,779 square feet of terrace and a private dipping pool on the roof.  Prices have come down considerably at Ten Museum Park within the past 18 months.  About a year and a half ago, a 3 bedroom/4.5 bath penthouse at Ten Museum Park sold for $622 per square foot.  Although it was one of the first to be completed during this past condo boom, unsold developer inventory at Ten Museum Park still remains.  I recently received an email stating the developer was looking to let all remaining lofts go for $300 per square foot.  It’s going to be difficult to justify that amount when a penthouse just sold for $250 per square foot.

Brickell on the River South Receives Approval From Fannie Mae

As of yesterday, Brickell on the River South became a Fannie Mae approved development.  As a result, creditworthy buyers will now be able to acquire financing.  This should help Brickell on the River South to bolster sales of its remaining lofts.  1 bedroom lofts start at $180,000 while 2 bedrooms start at $272,000.

I know of a few other condo developments in Brickell that have applied for Fannie Mae approval and should be receiving approval soon.  A lack of financing for new condos in Miami has hindered sales drastically since the new Fannie Mae guidelines went into effect in January.  It’ll be nice to finally see financing back in play once more condo developments have been reviewed and approved.

I received an email earlier this week about a developer closeout sale at Brickell on the River South.  Prices of units include flooring and paint.  The sale will open to the public January 14, 2009.

The ad states that they have “a limited amount of one bedrooms from $180,000 and two bedrooms from $213,000”.

Bank Approved Short-Sale at Parc Lofts – $220,000

I have a short-sale listing at Parc Lofts that just received lender approval this evening.  The list price has just been reduced to $220,000 from the previous asking price of $250,000.  Unfortunately, the person who submitted an offer canceled recently because they felt that the short-sale process was taking too long.

The unit has 1,267 square feet of living space, 15-foot ceilings, acid stained concrete floors, stainless steel appliances, De La Casa cabinets, washer/dryer and balcony.  Parc Lofts is one of the few industrial-style lofts in South Florida.  It has become home to many of Miami’s artists, videographers, photographers and others desiring a unique space.  Amenities at Parc Lofts include: swimming pool, hot tub, concierge and fitness center.

Driving by Ten Museum Park the other day, a friend of mine asked me, “Why would the owners of units in that building allow an ad to be displayed on the side of their building?”.  I’m sure many of you have thought the same thing while driving down Biscayne Boulevard.  My response was simple, “They likely have no say in the matter”.  The office space located on the lower part of Ten Museum Park is not owned by the developer nor the condo association.  I believe the office space is owned by Michael Comras, a well known commercial developer in Miami Beach.  Michael, if you’re reading this, I vote for new ad sponsorship.  A Victoria’s Secret ad featuring Adriana Lima ought to help out with the traffic congestion down Biscayne Boulevard.  Ha!

Ten Museum Park was one of the first major condo buildings in Miami to hit the market within the past year. Closings began at Ten Museum Park, almost nine months ago, on June 14, 2007. I thought this would be a great opportunity to revisit Ten Museum Park to see what type of activity its seen since then.

As of today, according to public records, Ten Museum Park has been able to close exactly 75 percent, or 150, of its 200 total units since closings began in June 2007. It’s been a long and winding road to reach 150 closed units. I wonder how long it will take to close out the last 50.

Let’s take a look at the active listings for sale at Ten Museum Park. There are currently 63 active listings in the building at this time.

There hasn’t been much resale activity since Ten Museum Park began closings. There’s been a total of 3 closed sales in the MLS since that time.

  • Unit 1105 sold for $295,000 on January 3, 2008
  • Unit 3408 sold for $350,000 on January 25, 2008
  • Penthouse 4203, with 4,000 square feet, sold for $2,200,000 on January 31, 2008

Activity seems to have picked up a little, however, as there are currently 4 pending sales at Ten Museum Park.

  • Unit 1107 was listed for $455,000 and went pending on January 30, 2008
  • Unit 3706 was listed for $475,000 and went pending on February 2, 2008
  • Unit 2704 was listed for $748,900 and went pending on February 7, 2008
  • Unit 1901 was listed for $975,000 and went pending on February 2, 2008

I haven’t been to Ten Museum Park within the past three weeks but I have heard that the fitness center is finally under way. I’ve also heard that work has begun on the Clinique La Prairie Spa and that it should be completed in about six months. I think everyone would agree that these amenities are long overdue. I know of 3 buyers who have been patiently waiting for this work to get done. I’m sure there are many other buyers patiently waiting as well.

Marina Blue – Closings to Begin This Week

The moment has finally arrived. Closings will begin at Marina Blue this week. I’m not quite sure which exact day they will begin but I know someone who has his closing scheduled for this Friday morning. My guess is that the first closing took place earlier today though.

I’ve been looking quite forward for Marina Blue to be completed. Architecturally, Marina Blue is my favorite of the new buildings that have arrived on the Miami condo market within the past 12 months, and of those that will arrive within the upcoming 12 months. Marina Blue is very impressive to look at while driving down Biscayne Boulevard or driving west over the MacArthur Causeway.

Everyone already knows that the views from within the Marina Blue condos are going to be some of the best in Miami. I can’t think of one other building in Miami that offers unobstructed, direct bay views from EVERY unit in the building. (Someone help me here…there has to be at least one other building in Miami that offers this). The 12 line may have slightly obstructed views but this remains to be seen.

If Marina Blue ends up meeting just 90 percent of everyone’s expectations then I think it’s going to be a winner!

Neo Vertika Short-Sale Becomes a Closed Sale

The 2 bedroom + den/2 bath loft at Neo Vertika that I wrote about on September 4 closed Wednesday afternoon. The unit has 1,255 square feet of interior space, 20-foot ceilings, a large balcony that extends the length of the unit and comes with the upgraded stainless steel appliance package. Since it has never been lived in before it comes “decorator-ready”. This south-facing two-story loft is located on the 29th and 30th floors and overlooks the swimming pool and has obstructed views of Biscayne Bay. The unit was sold as a short-sale so my client was able to acquire it at a great price. The purchase price was $303,800 and the appraisal came in at $445,000.

My client’s plan was to rent and hold the unit for around 2-3 years before selling it. However, I have received some interest from people wanting to look at it and possibly acquire it once he closed. I will be showing the unit to all interested parties for the next week or two. After that, my client will install the floors and likely rent it as he had planned.

The best priced D floor plan at Neo Vertika is currently listed at $450,000. My client is willing to sell his unit for $385,000, which would make it priced even better than the smaller, and less desirable, 2 bedroom C floor plan units currently available in the building.
