The Ritz-Carlton Residences Miami Beach – Miami Beach’s Best-kept Secret
The Ritz-Carlton Residences Miami Beach
After visiting The Ritz-Carlton Residences Miami Beach several times over the past ten months, I can honestly say that I’m absolutely in love with the building and property. In fact, coupled with the iconic service one comes to expect from The Ritz-Carlton brand, The Ritz-Carlton Residences Miami Beach sells itself! The floor plans are very spacious and well-thought-out, the finishes (which were designed by the late Piero Lissoni) are refined and sumptuous, and the views are truly breathtaking. But perhaps the best thing about The Ritz-Carlton Residences Miami Beach is its location; it is centrally located in Miami Beach at 4701 North Meridian Avenue. Its location allows residents of the building to be close to the action but not right smack in the middle of it. Over the years, living in the heart of Miami Beach (in South Beach on Ocean Drive or Collins Avenue) has lost its appeal; it is no longer the tranquil place to live it once was. On the other hand, living at the Ritz-Carlton Residences Miami Beach is as serene as living in a waterfront house on North Bay Road.
Some of you may be thinking, “That’s great and all, but I wouldn’t want to live in a building that has a hotel component to it”. Well, that’s the beauty of The Ritz-Carlton Residences Miami Beach; it is only 1 of 12 standalone Ritz-Carlton properties in the world without a hotel component. Residents of The Ritz-Carlton Residences Miami Beach enjoy the same Ritz-Carlton service enjoyed by guests of its hotels around the world but without sacrificing any peace or privacy.
Despite being a boutique residential development with only 110 condominium residences and 15 two-story villas, The Ritz-Carlton Residences Miami Beach offers a laundry list of amenities one would expect from a development three times its size, including a private captained day yacht; a house chef; a house car; beach club memberships at Nobu Eden Roc Resort; a pet grooming room; a private theater; a rooftop pool deck with an infinity-edge pool, poolside cabanas, and poolside grille; an on-site spa with steam rooms, sauna, and treatment suite; an art studio; a kids room; and more. Below, you’ll find a full list of the amenities and services provided by The Ritz-Carlton Residences Miami Beach:
With prices ranging from $1.8M to $14M, The Ritz-Carlton Residences Miami Beach offers 1, 2, 3, 4, and 5-bedroom residences ranging in size from 1,969 to 5,936 interior square feet.
I’ve included below a full photo tour of the amenities and common area spaces at The Ritz-Carlton Residences Miami Beach. As beautiful as the property looks in the photos, I promise that you’d be even more blown away when seeing it in person. Fisher Island Penthouse Formerly Owned by Oprah Winfrey Breaks Price Per Square Foot Record
The Miami luxury real estate market is on fire and, with season recently kicking off, it’s bound to get hotter. To gets things cooking, the last day of November saw a record-breaking sale on the ultra-exclusive Fisher Island where a trophy penthouse formerly owned by Oprah Winfrey sold for $20,000,000, or $3,242 per square foot. On a price per square foot basis, the sale broke the previous record set in 2016 by PH3 at Palazzo Del Sol.
Winfrey’s former residence, PH7292 at Oceanside, has 4 bedrooms, 4.5 bathrooms, a powder room, 6,170 interior square feet, and wraparound terraces offering 360-degree views of the water and city skylines. Additionally, the property, which was professionally curated by award-winning interior designer Chahan Minassian, features a large master suite with His and Hers en-suite bathrooms and dressing rooms, 20-foot-high arched ceilings, an oversized kitchen with a wood-burning over, hand-plastered walls, and elegant yet relaxed weathered linen furnishings. The ultra-luxe condominium building is situated along the eastern end of Fisher Island offering sweeping views of the Atlantic Ocean.
The seller of Oceanside PH7292 was represented by real estate broker extraordinaire Dora Puig who was recently ranked by Real Trends (published by the Wall Street Journal) #1 in Miami-Dade County, #4 in Florida, and #9 in the United States. Puig, the principal broker and founder of Luxe Living Realty, a premier luxury boutique brokerage located in South Beach, has achieved over $3 billion in sales in her 30-plus-year career.
According to Puig, the party for Miami real estate is just getting started. “In my opinion,” said Puig, “we’re only starting the third set of the Wimbledon Grand Slam of what will be known as an unprecedented real estate boom for South Florida”. With Northeasterners relocating there in droves, historically-low interest rates, and no state income tax; I must say, I have to agree with her.
Federally-Seized Condo at Porsche Design Tower Set For Auction
Drivers, start your engines…a luxury condo at Porsche Design Tower is slated to be auctioned! Unit 2205 – a four-bedroom residence with 3,171 interior square feet, a wrap-around balcony with a private soaking pool, and sweeping views of the Atlantic Ocean – will hit the bidding block next month.
In July of 2018, the property was seized by federal authorities as part of a $1 billion money-laundering sting that brought down eight people in connection with the crime. According to an article published that month by “The Real Deal”, the Porsche Design Tower condo was used “as payment for one of the defendant’s laundering services”.
Well, over two years later (due to a little something called due process), the ultra-luxury residence is ready to be auctioned for sale. The auction, which is scheduled for November 13, 2020, will begin promptly at 11:00 am EST and end that same day at 2:00 pm EST. Inspections will be held by appointment only on Tuesday, November 3rd, and Friday, November 6th. To bid, a cashier’s check of $250,000 is required. The starting bid will be $1,500,000 (not too shabby considering the property was purchased from the developer for $5,300,000).
Porsche Design Tower – an ultra-luxury, oceanfront condominium building – is located at 18555 Collins Avenue in Sunny Isles Beach, Florida. It is perhaps best known for its patented car-elevator-lift system called “The Dezervator”, which allows residents to travel (at a rate of 800 feet per minute) vertically up the 60-story tower directly to their condo’s glass-walled sky garage all while sitting in their vehicle.
Below is a 3D virtual reality tour of unit 2205 at Porsche Design Tower:
The video below shows Porsche Design Tower developer Gil Dezer using “The Dezervator”.
Interestingly enough, this past August, another Porsche Design Tower condo (unit 4603) was auctioned for sale. Unfortunately, the results of that no-reserve auction won’t be revealed until after the transaction has closed (the sale is still pending). Offered turnkey furnished, unit 4603 had previously been listed on the MLS asking $4,450,000.
Virtual Reality Tour of a Trophy Penthouse in Downtown Miami
In a time where most of us in this world are constrained to the confines of our homes, virtual reality offers an escape from the monotonous, melancholic doldrums. For the real estate industry at large, virtual reality provides an opportunity for prospective buyers to virtually experience faraway properties from the comfort of their living rooms. And make no mistake about it, with the use of a virtual reality headset, the experience can feel lifelike.
So that you can experience it for yourself, below, I’ve included a 3D virtual reality tour of my trophy penthouse listing at 900 Biscayne Bay. Again, to get the FULL experience, you will need a virtual reality headset but, even without one, you can still appreciate the awesomeness of this technology. Just be sure to watch it in full-screen mode.
The virtual reality tour below begins as you exit the elevator into the private elevator foyer. From there, the right-hand side of the residence includes the salon, kitchen, dining area, living room, master bedroom, and master bathroom while the left-hand side includes the media room, second and third bedrooms, second and third bathrooms, half bathroom, and laundry room.

A Sneak Peek at Upper Penthouse 06 at Brickell Flatiron with Soaring 22-Foot High Ceilings
When it comes to real estate specs, there’s perhaps nothing more impressive than a residence with double-height ceilings. This August, when Brickell Flatiron is delivered, it will include four upper penthouse residences each with 22-foot high ceilings in the main living areas. Three of those penthouses have already sold, with the largest of them – Upper Penthouse 01 – fetching $13.2M. The last remaining of the bunch – Upper Penthouse 06, a five-bedroom residence with 4,633 interior square feet plus three terraces totaling 811 square feet – is asking $8,050,000.
Located on the northeast corner of the building, Upper Penthouse 06 enjoys sweeping views of Downtown, Brickell, Miami Beach, Fisher Island, the Port of Miami, and Key Biscayne from the 62nd and 63rd floors. Primed for a design-oriented buyer looking to put his or her personal touch to the residence, Upper Penthouse 06 can be delivered completely raw as pictured below.

Video Tour of a Completed Unit at Brickell Flatiron
With less than two months from top-off and ten months from delivery, the developer of Brickell Flatiron has released an HD video tour of a completed unit at Brickell Flatiron. The video highlights the finishes that will be delivered to unit owners when closing begins in August. The units at Brickell Flatiron will be delivered furniture-ready with premium Italian porcelain tiled flooring throughout the residence and terrace. The video is of unit 1902 – a 3 bedroom, 3.5 bathroom residence located on the southwest corner of the building. Brickell Flatiron is now 85 percent sold.
Yesterday afternoon, I visited the Brickell Flatiron sales office with some clients. We met with in-house sales rep Chris Suarez, who gave a wonderful presentation. Given Ugo Colombo’s solid reputation, we were of course very impressed with the finishes in the showroom. It is nice to see that the finished units will look just as spectacular!
Brickell Flatiron Closings to Begin August 2019; Top-off Slated for December 15, 2018
Ugo Colombo, known for developing some of Miami’s finest condo towers (such as Santa Maria, Bristol Tower, Grovenor House, and Epic) has a remarkable reputation for delivering his projects (a) on-time, and (b) with uncompromising quality and attention to detail (i.e. he doesn’t cut corners).
Colombo’s latest and greatest development, Brickell Flatiron, is currently under construction but completion is much closer than you may think. The renowned developer expects top-off to take place in about two months and delivery within the next twelve. In fact, the official top-off date for Brickell Flatiron is slated for December 15, 2018, with closings expected to take place in August 2019.
I, for one, am very excited and look forward to touring the development once it’s completed. Given Colombo’s impeccable reputation, I expect Brickell Flatiron to be one of Brickell’s top three condo developments.
Introducing Two Park Grove and Club Residences by OMA • Rem Koolhaas
photos by Robin Hill
Ahead of its upcoming Grand Opening Event for Two Park Grove and Club Residences, the developers of Park Grove have released new photos of the ultra-luxe development, showcasing its spectacular residences, views, amenities, and art. I’ve said it once and I’ll say it again, Park Grove has the makings to become Miami’s 2018 Development of the Year. In fact, it stands head and shoulders above ALL condo developments in Miami. When it comes to location, views, quality of finishes, and quality of amenities, Park Grove checks all the boxes. But don’t take my word for it
Park Grove – comprised of One Park Grove (Tower 1), Two Park Grove (Tower 2), and Club Residences (Tower 3) – was designed by Pritzker prize winner OMA/Rem Koolhaas and the world-famous Arquitectonica. While One Park Grove will not be completed until late next year, Two Park Grove and Club Residences were delivered earlier this year with residents already residing in both towers. Park Grove, a collaboration between development titans Terra Group and Related Group, exudes elegance in every sense of the word. The common areas were designed by Meyer Davis (which also designed the common areas at Jade Signature and 1 Hotel & Homes South Beach), kitchens and baths by William Sofield, and landscape architecture by Enzo Enea (whose notable works include the landscaping for Palazzo Del Sol and Oceana Bal Harbour).
Developer inventory still remains for One Park Grove and Two Park Grove, so if you’re in the market for Miami’s finest, I highly suggest that you consider the options. You won’t be disappointed!
