Coconut Grove is getting a new boutique condo development. It isn’t waterfront, it isn’t a high rise, and it isn’t located on South Bayshore with the other luxury developments, but it is giving me a serious throwback to the Jardins neighborhood of São Paulo, and I like it.

For those who don’t know, Jardins is an upper-class neighborhood within São Paulo. It is located just blocks from countless restaurants, lounges and bars. There are museums and high-end shopping steps away, yet the homes are nestled in peaceful seclusion amongst the lush greenery and mature hardwood trees.

GlassHaus may not have been aiming to be the Miami embodiment of São Paolo’s natural elegance, but they’re delivering it anyway. The modern minimalist design juxtaposed with the tropical hardwood hammock located just blocks away from the city hustle and bustle just works.

GlassHaus will have just 5 floors, the first level has three residences with the ambiance of garden living. There are shade trees and large outdoor terraces. The 4 floors above each have five residences per floor ranging from 1-3 bedrooms. On the roof, Glasshaus residents will enjoy a fully-equipped summer kitchen and dining area, with a pool, sundeck and lush landscaping to match the environment below.

The floor plans for Glasshaus range from 1,080 to 2,380 square feet with between 1 to 3 bedrooms. Each residence has 11 foot ceilings with floor to ceiling glass. The current prices at Glasshaus start at just under $600,000 for a 1 bedroom up to $1.3 million for a southeast corner residence with 3 bedrooms and 3.5 baths.

As the new darling on the block, Biscayne Beach has garnered much interest from buyers, renters, and Realtors alike.  Many are eager to see its finishes, views, and floor plans.  Last week, a client of mine closed on a spacious, 3 bedroom unit at Biscayne Beach. Located on the southeast corner of the 30th floor, it boasts breathtaking views of the Atlantic Ocean, Biscayne Bay, and city skyline from its 10-foot high floor-to-ceiling glass windows. Judge for yourself, but I consider it one of the best views in Miami.

The unit will hit the market next week with an asking price of $1.75M. It will include two side-by-side parking spaces located on the 1st floor.

According to E! Online, Jennifer Lopez and Alex Rodriguez are romantically involved and “heating up big time”, having recently been spotted at Casa Tua for a dinner date in Miami Beach as well as spending time together at an ultra-exclusive club community in the Bahamas.

And last Friday, A-Rod’s sister, Susy Dunand, a luxury real estate agent in Miami, posted a selfie on Instagram taken with J-Lo. In 2011, Dunand was spotted showing properties to her brother and his then girlfriend Cameron Diaz. At the time, rumors circulated that a marriage proposal was imminent and that the two were in search of their future home together. Alas, Rodriguez and Diaz did not end up marrying, but Rodriguez went on to flip a waterfront home located at 4358 North Bay Road a few years later for a cool $15M profit.

If A-Rod and J-Lo are heating up as much as they say, the pair may soon be on the hunt for a future love nest. With Rodriguez’s real estate background, my guess is that the couple “eases” into their relationship by purchasing a vacant, waterfront lot and then developing upon it their ultimate dream home…and if they’re still together by the time the home is completed, then it’s meant to be.

If my predictions are correct, A-Rod and J-Lo will soon be on the lookout for a vacant waterfront lot on North Bay Road – the go-to choice for Miami Beach’s rich and famous. My bet is that they’d pursue 5840 North Bay Road (pictured above) – the largest available lot with the most water frontage on North Bay Road. 5840 North Bay Road is a 38,000 square foot lot with 191 linear feet of water frontage and comes with an asking price of $16.9M.

If Lopez really is still Jenny from the block, she should have no reservations about moving to a waterfront estate on North Bay Road since she once owned a home there two lots down at 5800 North Bay Road.  That home eventually sold a few years ago to Grammy Award-winning artist Phil Collins.

$200k Price Chop For Andy Murray’s Brickell Apartment

Four months ago, Andy Murray relisted his 45th floor 4 bedroom apartment at Jade Residences at Brickell Bay, and we were optimistic at his chances of coming out on top with a workable deal. Well, that didn’t happen. As of today, he has slashed his price by nearly $200,000 in order to reduce it below $2.5 million.

To be honest, the listing photos really don’t do this lovely apartment justice. Jade Residences at Brickell Bay is a great building and is increasingly popular despite the inventory struggles of our current market. The apartment is a 3,415 square foot 4 bedroom, which is insanely large for the Brickell area. It is also on the northeast corner of the building, offering amazing views of Brickell Key, the Port of Miami, Brickell, Miami Beach and of course the Biscayne Bay. Unit 4201 has the same layout and recently sold for $2.7 million. We recently sold apartment 904, which is a smaller plan, but the buyer was able to take out a conventional mortgage on the property… something that is not particularly common in the Brickell real estate market and speaks very highly of how the building is being run.

As for the active and available alternatives to this listing, we have had apartment 4107 on the market for just over a week and have already had several prospective buyers. Apartment 4107 is a three bedroom with bay and city views. You can compare the layouts and photos here.

Inside ECHO Brickell: Construction Tour Of The $42 Million Carlos Ott Penthouse

ECHO Brickell is topping off this week and we were lucky enough to be the first to get a hard hat tour of the 57 story project, including the Carlos Ott penthouse. The penthouse covers the entire 56th & 57th floor and is the most dramatic, most expensive penthouse in the history of Brickell.

With over 10,000 interior square feet, the residence will have 4 bedrooms, 7.5 baths, a den, fitness center, service suite and 30 foot indoor lap pool and spa overlooking the Biscayne Bay. In the video, you can already see the dramatic 14 foot ceilings and double height living room, giving the living room a 28 foot ceiling with floor to ceiling windows. The project will offer top of the line biometric security for the elevators, a dramatic 50 million gallon fish tank in the lobby and round the clock concierge services. One Thousand Museum Sells $30 Million In December 2016

Zaha Hadid’s One Thousand Museum closed out 2016 with a splash! They signed $30 million worth of new contracts in December alone. While the sales team was hard at work, the construction team was also toiling away. The vertical construction of the project has reached the halfway point, the developer confirms.

Louis Birman said, “The ($30 Million) December sales illustrate continued confidence in the Downtown Miami corridor as a world-class cultural center. Buyers are gravitating towards projects that are well under construction, and this continues to show proof that ultra-high-net-worth buyers move capital to the strength and security of the U.S. and into cities that have a global appeal, like Miami.”

Jade Signature Tops Off at 636 Feet Tall With 57 Floors Plus 3-Story Underground Parking Garage

Jade Signature has topped off at 57 stories and 636 feet tall. The construction has progressed at around one floor per week and also boasts a 3 story underground parking garage that is only 40 feet from the coastline…something that has never been achieved.

The tower is on track for completion in late 2017 with 192 residences designed by Herzog & de Meuron, Parisian interior design firm PYR led by Pierre-Yves Rochon and landscape architect Raymond Jungles.

Now that the external structure is in place, you can see the exterior columns that allow for true flow-through interiors. That makes sure each residence has an ocean view. The large overhangs reach out to provide adequate shade from the sun, resulting in an expanded living area of 30% more than the interior space.

Once completed, the building will feature three floors of common spaces for all ages. There will be an entertainment center with billiards, beach bar and grill, a spa featuring a co-ed hamam, cold rain shower, oceanfront massage beds, a yoga deck surrounded by a Zen garden, teen tech lounge, and a toddler sensory and reading center.

Currently there are a few apartments remaining including a selection of three to five bedroom residences as well as double-height sky villas and the penthouses. The residences span from 3,465 to 11,661 square feet and are offered for $4.8 million to $33 million for the upper penthouse. Check out the penthouse views below as well as the drone video we made.
